He is also proud of the area he represents.
Locals also seem to forget about the transport improvements such as a major upgrade of the Strathfield Railway Station which struggles to cope with the large numbers using the station. The bus interchange cannot cope either. I am presuming locals want the improvements, yet they see a good option as "not good enough".

The Cronulla Sharks have caved to local NIMBY's and scaled back their proposed redevelopment plans for Toyota Stadium and adjoining land. This includes shaving six stories off the tallest building that was planned.

Residential floor space has been cut by 15 percent, leading to a reduction in the number of units from 700 to about 600. There was also a major reconfiguration of the layout of the retail centre, club and parking. Proposed modifications to the original plan are contained in the response by the club and its development partner to concerns raised during the exhibition period. They will be considered by the Independent Planning and Assessment Commission before a decision is made about the middle of the year. The response said 4813 submissions were made by the general public, with nine from public agencies. Of those made by the public, 65 percent were supportive while 44 percent were against. A key concerns was visual impact and claims the project was ‘‘out of character’’ with its surrounds. The document said that in response to these concerns, major changes were proposed to the residential component, including reducing a 15-storey building facing Captain Cook Drive to nine storeys. A nine-storey building would be reduced by six storeys, while two other blocks would be trimmed by one or two storeys. Another building would increase from 10 to 14 storeys while two would remain unchanged at eight and nine storeys. The revised plan meant seven apartment buildings would be eight storeys or greater while three would be 10 storeys or more. ‘‘These buildings are concentrated within the heart of the centre and will not result in any impacts on the privacy or solar amenity of nearby residential properties,’’ the document said. It compared the site with Cronulla town centre, where 11 buildings were eight storeys or greater and five were 12 storeys or more. ‘‘Many of these buildings sit in prominent or elevated positions within the landscape and are in much closer proximity to other residential dwellings,’’ it said. The submission said the creation of a new town centre, with an integrated mix of in-demand residential, retail, leisure, medical, recreational and entertainment uses, met the rationale of the state government’s Sydney Metropolitan Plan 2036 and sub-regional strategy. ‘‘The Sharks site is unique as a large amalgamated private land holding within the region, which can achieve sustainable residential densities without adversely impacting on surrounding land uses and can be suitably serviced by public transport,’’ it said. Comment on the amended plans will be published in Thursday’s Leader. The document can be viewed at planning.nsw.gov.au under major projects. NIMBY's in uproar over proposed towers for Rozelle in Sydney's Inner West after developers decided to amend the D/A to increase the number of floors in the towers. They will now be 32 and 25 stories.
Ten News (19/4/2012) The owner of the electrical store comments on how bad it will be for local retailers, but I bet he stands to profit from it. The new dwellers will need their oversized TV's and fridges.

Retarded though these people obviously may be, this gives me an idea. I think if you managed to develop a pro-development small business lobby, or a network of particular shopping strips around the city that are pro-development you could really get things done with the small businesses ability to communicate their support to the locals. Surely once its explained to them that they will have thousands of customers more than they would without the development which is going to make them fvcking rich, they couldn't refuse. Just an idea.

A nice little case study has been developing over the last few years in Hoxton Park in Sydney's western suburbs with a new school.
In summary, this is what has happened: - Liverpool City Council received a DA for an Islamic school. - Local residents objected to it, on the usual grounds of traffic, amenity, etc. A residents action group was set up and it was stressed that it was not based on religion, and was on valid planning reasons. - It was approved by resolution of Council in 2009. - The residents, not happy with the decision lodged a 3rd party appeal. Even though it was lodged 3 months after the determination (as it is in the NSW planning legislation), it was OK'ed by the court as it was determined that the notification procedures of an approved DA was not followed by the council as it is specified in the legislation (this will in itself be cited as case law in the future I'm guessing). - The appeal was based on a claim that the full environmental impacts were not considered in its assessment, with respect to a bridge on a watercourse as part of the development. This bridge was deemed to be exempt development under seperate state legislation, and therefore not included in the council report. - The court upheld the appeal, based on the lack of assessment made with respect to the bridge. - Meanwhile, the school, now operational, has been ordered to close, with students and staff to find new schools. Not surprisingly, the local residents action group are celebrating their David and Goliath battle and are eagerly awaiting the bulldozers to come in and demolish what's already there. They are also naming and shaming all the councillors, including the mayor who approved the development, which they probably see as a smart move as there are local government elections in NSW later this year. What I'm predicting is that the school will lodge a new DA, and the council will ensure this time that a full and proper assessment will occur, which may lead to it being approved again (there are no certainties in development assessment!) If approved, it will start the whole cycle again. |

With Balmain Leagues, apparently a representive of the developers have told The Inner West Courier (26/4/2012) that the towers have been proposed at their heights because they know they will have to downsize it as part of achieving a compromise.
