Imagine buying an over priced place in the housing boom and watching it fall off the last few years.

I think with The River we are seeing a building that will be on all post cards of Bangkok.

The River Update

I have full faith in RL , these links to Dubai are interesting ... but hey at least they have a building they can eventually move into. What about all the other people who lost money on Off Plans that were never built ? Are you going to help them out....get in line plenty of more issues then The River.

The River will be beautiful and if people want to sell...Go ahead , plenty of buyers to pick up the unsold units.

If THE RIVER cannot sellout then I see no hope for any Condo project in Bangkok selling out.

Champagne is almost on Ice.....

Go RL .... Christmas is going to come early

That's good since IFA Raimon lands shareholders have a huge partly completed project on the Palm be great news for those customers.

Our group has about 50 units in Tower A ranging from One bedroom to the largest Duplex they were all purchased off plan at the start so pricing is below current price list, many are Foreign Quota and are some of the most attractive in the project, since the developer is not about to push these as they try and get people to transfer if anyone has any interest or friends please send me a private message with requirements and we will get back to you with the options. Units overlooking the Oriental start from Baht 125,000m2

For anyone who is a buyer at The River and they have been asked to inspect their unit for transfer,
feel free to inspect but before transfer you should insist that all common facilities including the CENTRAL AIR-CONDITIONING are fully commissioned and handed over to the Juristic Body, this is the first condo in Thailand to have this system and as previously stated the major cause of delays at The River has been the poor performance of the DUBAI based M&E contractor.

All of our investor group will be insisting on this

It will be very difficult to balance the system whilst many units are not completed as is the case, unlike a traditional split system which is self contained within the unit, The River has a water cooled air conditioning system
piping water to all units through a central system which is then cooled by a compressor in the unit, kilometres of pipes and of course potential for leaks if the installation is not upto. the required quality Caveat Emptor !!!!

In fact any buyer should check the air con is working forget the search on the kitchen cabinet !

Bo construction update for April why very simple
they are in a mess trying to get buyers to inspect units in a building site our group has 50 units value around 700 million we will not be bullied into keeping the stays quo

River Update

I think they have more to focus on then a few Photos on a website.

Also I don't compare any buildings in Thailand to the developments in Dubai.

If you have 700 Mil in the project I suggest you get into a taxi and go to the site and see for yourself.

Waiting on an update from a website with that kind of investment is possibly reckless, i would be stressed if I had that kind of money in there. Why are they not talking to you ? or updating you. I have read all your post and I am still trying to understand what is wrong with this building as I have seen it with my own eyes.

If it will make you feel better I am visiting the site on May 19th and I can take a list of questions from you and ask them for answers... If you want photos if this will helps you feel more comfortable I can request taking them of what you put on the list.

The more I investigate the RL group the more I have confidence in them. Some of this constant bashing makes me feel there is more to this picture.

At first it made me nervous and almost put me off, but the more questions I put at the RL group I started to feel very very confident.


Once again the River will be awesome and I can't wait to enjoy it. It was well worth the wait.

Did they tell u that u can go up to see ur unit? If so on which floor?as I mentioned I know a smaller group that owns a few units and they were told they can not go up...just saying...

Ignorance is Bliss as a late arrival on the scene it is not surprising
the finished product is a long way from that which was shown
in the sales suites, what you get is for sure not what was promised,
this will become clear once buyers are allowed to inspect, how do IKnow
I have seen tge finished product so yes I do get to site which of
course indicates I am in the know.

By my latest research there are around 100 units in the resale market
in the main bit because these were are speculators but because these buyers
are totally ...... off with The developers and their attitude.

My reference to the construction update was why after nearly
50 months of regular informative updates have they suddenly ended
because they are unable to document the real construction progress
for fear of providing more ammunition for their compensation claims.

Seems you only join this forum a couple of weeks ago perhaps you are
related to the developer in some way, do your homework

By the way the value of our groups units should now be
closer to a Billion Baht but given the issues they would
be happy with Bahr 700 million

Nope I am not related to anyone regarding this development, just a very happy buyer in a spectacular building.

If people want to see, GO FOR IT !!! Hit the Bid if they want out.

This building is almost finished and I am excited ...no sour grapes here ,

Raimond Land has done an impressive job with this project even if minor delays happen.

Not in a million million years!! They conned people into buying at The Lofts Pattaya and can't even face telling the truth now. They're a total disgrace.

I am glad you are happy 1 out of at least 100 unhappy buyers judging by the resale offerings is pretty damming

You are totally missing the point and obviously when you sign a contract have no issue with the other party defaulting and relying on your naivety,
ignorance of your legal rights or good will not to pursue you rightful claims which is exactly the situation here.


The two year delay was caused in the main by a Dubai MEP company with related ownership to IFA developer and major shareholder of the Laguna Residencies in Dubai 5 years late and still not finished, this decision went contrary to the advice of professional consultants and contractor understanding that a new start up company would have tremendous challenges and difficulties securing competent local sub contract trades and suppliers, it is a matter for public record that this MEP has now decided not to pursue further business in Thailand because of the difficult local market conditions.

So happy owner of a one bedroom unit let's see after the 15th September if you are still grinning, make sure you test the air con before you transfer to late afte and I suggest you take a tour of the building and see for yourself if it is completed nothing worse than contractors power tools ringing in your ears on a Saturday morning, workers in the lift and sleeping in the stairwell all hours.

On a final note The River is a magnificent inspired
project created by true real estate visionaries being finished by want to be apprentice developers with no concern for contractural obligations, quality ,true customer service and fair play

That's a qoute from RL announcment about raising capital of up to 3 bil baht from a local property investment fund, impressive, but if u see the CEO is saying they start transfering unit THIS quarter!!!!!

That mean before the end of June, I want to see their magic, personally I hope its true and will be a smooth transfer for both developer and residents, but let's wait and see first...

They raised Baht 457 million selling their share, and issued free warrants with an exercise price of Baht 2.75 current share price is Baht 1.80 so no cash there for a while until they get in the money.

Good deal for the Fund buying at Baht 1.40 a 28% discount to share price that's why the free warrants were issued to soften the dilution effect and discounted PP

Transfer in June let's wait only a few weeks bet the Kho San printing press is standing by !
