The design sucks. Seattle deserves better.

Handsome tower, if a bit bland.

I like it! Any office in the great city of Seattle is good! This city is booming and I'm loving it! Hopefully the amazon plan goes through!

Not bad looking, but you have to subtract 4 floors from the render...it's been value-engineered to 36 floors.

This proposal is really a waste of one of the few plots in Seattle with an unlimited ceiling cap...oh well, it's density I guess.

No way really? That does suck! Seattle seems pretty harsh with its ceiling, so that is bad news!

Schnitzer gears up for towers in both Seattle and Bellevue
The developer may start building the garages for both before landing an anchor tenant if demand seems strong.
By LYNN PORTER
Journal Staff Reporter
Developer Schnitzer West said an office building it plans at 415 106th Ave. N.E. in downtown Bellevue could be up to 22 stories and 450,000 square feet, and it may start constructing the garage before landing an anchor tenant if demand seems strong.

The firm may also start the garage for a 38-story, 750,000-square-foot office tower called Madison Centre it is developing at Fifth Avenue and Madison Street in downtown Seattle, according to Pam Hirsch, senior investment director and managing partner for Schnitzer.

Schnitzer shows new Madison Centre design
By JOURNAL STAFF

Schnitzer West has unveiled new designs this week for an office tower it is planning at 505 Madison St. in downtown Seattle.

The project is called Madison Centre and had been on hold since 2008, but Schnitzer recently set it back on track, making several changes to its earlier plans. A master use permit issued in 2009 has remained in effect.

NBBJ is the architect.

The latest proposal reduces the tower height from 38 stories to 36, and adds 3,000 square feet to the footprint. The total size of the tower is 750,000 square feet.

Other changes include moving a public plaza to a sunnier spot on the corner of Fifth Avenue and Madison Street, and the adding a 50-foot-tall glass rotunda to the same corner.

The rotunda is visible in the image at the base of the tower.

A coffee shop and second entry are planned on Madison.

Just to the south of Schnitzer's site, Daniels Real Estate and Stockbridge Capital Group of San Francisco said they will begin work this fall on a 43-story hotel and office tower at Fifth Avenue and Columbia Street that has also been on hold for several years.

Yah, certainly not the most exciting thing ever but replacing the two run down 2-or-so story buildings that its replacing makes this a great project for our already pretty dense Central Business District.
