I am sorry to say that the park was redesignated as a car park for the Mosque, with a few trees for shading and beautification. There will also be a running track around the outside, which seems to have been enough to persuade TECOM to rubberstamp the change of use. Of course Mosque-goers would almost certainly have preferred a covered car park, and community-members would almost certainly have prefered a park/games area as originally planned. However, this combined option was clearly too expensive...

Unfortunately the new desgins that were shown to us by DAM won't be implemented. there won't be any trees or anything, just a large space for parking, no jogging track no children playing area or any of the sort. The sand will be compressed so that cars can park there it won't even be asphalted. The person who was fighting for these projects is no longer with DAM/Taziz and the new Taziz management has no desire to take Homeowners interests on board and present them to DP.

It is unfortunate to see that this forum has turned to a place where many people just express their frustration by making unsupported claims, rhetorical questions, turning one week against the IOAs and the next week against the developer. Unless people get their facts rights, get actively engaged either directly or through the IOA in trying to contribute actively and constructively to this project, this would only make things worse.

from what i know people have tried to get involved and be part of IOA's but the developer does not listen to them and puts up stumbling blocks to block any form of representation from homeowners.

The developer strategy is to get any owner who question their bad practices out. They want just docile "yes men" in the HOA. To be able to impose their will. RERA has not and will not move a finger to protect investors in Dubai free holds. These are facts that we owners need to deal with. What is left to us?
Either play the game with their rules and continue to rent our own properties (DM housing fees, SC's and utilities cost will make us pay 2 times for the same property in a periode of 10 years).
Continue to expose these developer bad practices by all means available to us until our own governments and local authorities decide to correct this injustice.
Or sell and leave.
Depending on each one character the actions are clear.
As I dont need the money, don't need the visa, don't accept injustice my decision is to expose these guys, name and shame this unethical developer and their actions.

steldxb I doubt it very much else all of Dubai would go broke! Any way look at how they managed the Escrow accounts, how many stories have we read about Escrow account money vanishing and this with legislation in place.

This is just another promise to bring some hope to desperate investors. Nothing will change, as usual. Developers will continue with their sick methods, RERA will continue turning a blind eye and investors will have to continue to pay untill completely broke. Investors are the losers. Dubai is the loser to as trust is gone since many years. You heard about DP making 178 Mil USD out of penalties by people giving up on their rights?

Instead of apologizing to people and refunding them, they declare profits from illegal activities! In which country this is tolerated? this is a scam with RERA backing. You get jail term if you kiss your wife in the street or you have a 1000 AED cheque bouncing. But your are allowed to have a full page PR if you defraud investors and look like an hero if you are called DPG? strange world

To confirm the post above and RERA's continous siding with developers, read this:

Nevertheless, one of the articles of the draft Dubai Investor Protection Law may contain an ominous sign for the ability of owners to control their common areas after delivery.

Article 11 of the draft Investor Protection Law states:

“……If the developer retains the right of management of the common parts of the common building in the contract of sale of the unit, he shall provide buyers or beneficiaries of the property with estimated information of the value of the facilities’ services and an indication of the entity that shall manage such facilities…..”

“This has obvious implications as in our view, it may contradict the Jointly Owned Property Law and in particular Articles 15 and 16 of the General Regulation" said Michael Lunjevich.

Coincidentally, it has also been noticed that the 2010 regulations issued under the Jointly Owned Property have been removed or become very hard to locate on the RERA website.

Dubai Holding announced on Sunday that it has set up a new board of directors for Dubai Properties Group (DPG), its real estate arm.
The newly appointed board will constitute three independent non-executive directors and two executive directors.

The Board will be responsible for setting long-term business strategy, overseeing implementation, ensuring adequacy of internal controls and strategic risk management, Dubai Holding said in a statement.
"This governance model has been developed after extensive benchmarking against international and local best practices within the local regulatory framework," it added.

Ahmad Bin Byat, CEO of Dubai Holding, said: "We recognise the significance of strong corporate governance especially in large diversified operations such as ours.
"The establishment of the board will further enhance the international best practices adopted at Dubai Properties Group. Dubai Holding is pleased to have such calibre of industry experts, who will bring solid knowledge and industry insights."

Abdulla Al Shamsi, general manager of United Arab Shipping Agencies, has been named as the chairman with other board members include Mohammed Al Jallaf, managing director, Al Huda Investments; George Mushahwar, managing partner, Zaya Advisory; Nicholas Clayton, chief operating officer, Jumeirah Group; and Khalid Al Malik, Group CEO, DPG.

DPG's portfolio includes high profile projects like Business Bay, Jumeirah Beach Residence, and Dubailand.

Through its subsidiaries Salwan and Ejadah, DPG delivers end-to-end real estate management solutions, including sales, leasing, facilities management and security.

Last year, DPG said it plans to spend “millions of dirhams” in upgrading facilities at the $1.6bn Jumeirah Beach Residence after widespread complaints from tenants of poor maintenance.

Residents in the upscale development said lax security, badly maintained communal areas and dirty swimming pools were contributing to a declining standard of living in the 36-tower project.

They talk about governance? is ethics in complying with the laws and deliver what they sold to owners part of this? I doubt it. Dubai Properties is a master in insulting owners intelligence, arrogance and incompetence. They are the worst developer in the UAE. This new company called Taziz is the same caliper as Salwan = useless and unethical. They have done nothing good since they were appointed. No audited accounts, no owners association registered, no trsnaparency, no parkings, etc.... why RERA gives such people a licence to steal?
