RUSH RESALE!

Guys, I am reselling my Studio Unit (28.5sqm) in La Verti North Tower for only P1.8 Mio! This is facing the amenities/swimming pool/manila bay sunset). As you know, there are only very limited studio units in La Verti and everything is already sold out.. and if they indeed re-open, their current market price is already at 2.1-2.2Mio..

Construction Update



May 15, 2012: Structural works in La Verti’s North Tower (left) is now at the 22nd level. Meanwhile, South Tower’s (right) structural works is at the 20th level.

Thanks!! They are already starting the 23rd floor. Kita na yung unang "butas" sa North Tower - yung sky patio at the 18th-20th floor. Next sky patio level would on the 23rd floor na.

Ang masuwerte dito yung South Tower unit owners - they still have 40 months left to wait for their downpayment - but it seemed their tower will be ready by 2 years (24months)!

maybe after finishing the structure, they will prioritize the finishing works of the 1st tower full time, possibly with minimal manpower sa tower 2.

just my thoughts...

Nope I did not buy from DMCI end of the day. Not suitable for my investment profile.

Guys, question, which got the better market price for the same unit, North Tower or South Tower? Ex. Unit 1801 of North or Unit 1801 of South?

Nacheck ko na ito before, all South Tower units are more expensive than their counterpart in the North Tower. Ex: 1801Unit in South Tower is more expensive than 1801Unit of North Tower.

Nagtaka na ako about this before kasi North Tower will be delivered earlier than ST so naturally, why would I pay higher for a unit that will be delivered on a later date. And yet surprisingly, if you'll look at the current availability sheet - mas marami pa ang sold out units ng ST kaysa NT. Apparently, ST units turned out to be more affordable (even if priced higher) because mas mahaba ang downpayment installment niya.. 18months longer kasi til Sept 2015 siya unlike NT na til March 2014 lang ang DP.

Just the same, i am looking now at their availability sheets and both the North and South Towers are more than 90% sold out already. Remaining units are just the big 2BR and 3BR cuts. Impressive since committed turnover dates are still March 2014 and Sept 2015!

Well, i got my unit here for less than 59k/sqm.. and its not a low end project unlike your advertised Amaia (Ayala's good but it is no argument that Amaia is ALI's budget arm - even cheaper than Avida).

Also, stop posting your advertisements on other project threads especially if your adverstisement could not live to what it is claiming.. I've noticed you've spammed all the threads here in SSC.

are any of you guys concerned with the resale value of your unit when other people were able to get their units cheaper because of the vat exemption?

i unfortunately bought mine before the VAT exemption was announced. I'm concerned that i won't be able to recover my cost when I sell since others would be able to sell theirs at a lower price since they have the lower acquisition cost. hay..

naapektohan lng naman are condos valuing < 3.2m and >2.5 .
studio and 1 br cost lessthan 2.6m
2br and up cost 3.4m

unless you have a special cut units which cost 2.6-3.2m
