Now what makes them different from The River, very simple they have a Sales and Purchase Agreement that has a completion date of July 31st 2012, also they had a contractor who controlled the local MEP Contractor, no sweet heart deals, no inequality start up delays, no Thai business education etc etc, in other words total professionalism and doing the right thing, Had The River developers pursued this approach I would not now be posting on this forum, this is common knowledge on site at The River and in the construction industry in Thailand, but of course the poor customer is totally in the dark ! |

River Update
The rants continue,
Well anyway, I am super happy on my update today. Every condo I have purchased in the world off plan , always has builders around months after. No big deal for me... Glad someone started to stand up and support RL The credibility of your comments in my eyes is gone. You have insulted me, asked private information and claimed I lied about being an owner. Sorry I will no longer take this. I won't comment and in future just ignore your comments. YOU DO NOT SPEAK FOR US ALL (Iknow) |

Again selective comments, look back over my previous posts no where will you find one comments that states anything other tha The River is a great project find one and another bottle of champagne, my beef is , 2 years plus delay for NO JUSTFIED Reason, a down grading of the original specification shown in the sakes office and total lack of transparency on these points.
Another bottle if again you can show any posts apart from the above. If I were the disgruntled CEO of Raimon Land bear in mind I would have conceived and created every project in Raimon Lands portfolio something I would be personally very proud of achieving, rather than fiddeling as Rome burnt ! |

Seems June (I assume 2012) is going to be a busy period for IFA in Dubai anf Bangkok as they commence the "phased handover" of their completed units in Laguna Tower and The River .
The similarity in company statements from the two locations together with total disregard for customer service is a common theme and can clearly be seen reported on both threads in the Forum |

Furniture
On to more important things now that I am happy I will be moving in Sept 15th
Does anyone know of a good furniture company ? Or a company that is offering a complete package ? I would like to try follow the show suite design or similar. Does The River have any company that would be offering choices ? I want to come there in Sept and get this all sorted without hassle. Regards |

@ I Know & BKK Forever
Hi IKNOW --
Long time lurker, first time poster. I have to believe you have some ulterior motives here. Especially if you are quoting information from your "sources", it seems like you are willing to throw them under the bus. Construction and the teams involved in construction are a relatively small group, let alone that the development sector in Thailand is basically a brotherhood. If you post info they allegedly gave you, the source will eventually be traced back, and that guy can say good bye to his career - at least in Thailand. Raimon Land is a publicly traded company, and discussions like this, and alleged info leaks I suspect are not acceptable. It is interesting to note though that 90% (i'm estimating) of your posts are focusing on IFA and Raimon Land projects. Just let it go man... have a beer and relax BKK Forever - From what I have heard they are putting together a list of home furnishing / decorating suppliers to help new owners out. |

No need to worry about my sources that are happy to share the information reported with anyone who ask ! Mist are happy that this project will end and will bit be seeking or expecting further work from this developer. As mentioned the MEP contract is the joke of the Thailand Construction Industry, of course the developer has for two years supported the MEP Contractor for the reasons stated no need to flog that camel. I post on what interests me, where I can add insights into issues that are not available to buyers or interested parties, l have invested in a number of Raimon Land projects and made good money in 2006 I had units in Northshore Pattaya where the main contractor went bust and a number of serious defects appeared which impacted the whole building, including fowl sewerage smells in all units due to design and installation defect on vent pipes, balcony drainage causing flooding of units and leaking windows, if you think I am being vocal rest assured their are people in this world who when they get the bone between the teeth never let go ! This caused delays at Northshore of 6 months, compensation was paid to customers entitled and every defect was completed without worry of cost many of those customers bought again in The River and Northpoint wait till they get started ! |

Again let me state this is an Iconic Building in one of the worlds most attractive River Front locations, it is the equivalent of at least a 4,000 plus room hotel it is huge and totally beyond the mindset of the developer, the Laguna Towers Movenpick in Dubai is 75% smaller and hard enough for them to deliver that is 5 years late. I am giving all a sanity check |

River Update
Carma2
I agree with you regarding confidential information. My work is in the financial industry and I can't believe I missed such an important detail like this. You are correct that people should not post possible private information about a public company. I will be looking into the Financial regulatory commissions and report this forum and request for them to investigate this matter to see if any details are in breach of alleged private information. Maybe you could save me time, in the USA they call it the Securities and Exchange Commission (S.E.C.) what is the equivalent in Thailand. This matter must be dealt with |

when the buyer compensation claims get to the Offuce for Consumer Protection all will have to be disclosed and be clear what you see is in my case what you get the actual 100% real, no BS situation defend a company trying to gild the lily upto you there are 600 buyers at The River who will at least have some inside creditable information. |

Getting a bit confused we have Bkkfforever a April 2012 new member to this Forum and a supposed buyer in The River and Carma2 a May 5th 2012 member to this Forum expounding total ly unrealistic views on a developer trying to pull the wool over the eyes of over 600 + buyers who are investing Baht10.4 Billion into real estate.
The ONLY other buyer on this forum apart from my groups interests is Jeweller who has not criticised one of my posts in fact he has sent me private messages asking for further explanation and thanking me for my input. This Forum is in the Public Domain, interesting in Laguna Towers the IFA Movenpick fiasco there is not ONE adverse response all the IFA focus on The River lot mora exposure, in Dubai mist customers already paid upto 90 % I hope readers to this forum are not blind mick ! |

So many post, but no pictures... Please, Iknow and others who want to discuss this RL issue or whatever. Make a separate thread. I'm dead tired of seeing new posts in this thread containing nothing but tihs coming from both parts. I simply don't give a kcuf if the project is delayed, someone heard something from someone or xxx don't agree yyy! JUST TAKE SOME GOD DAMN PHOTOS AND POST THEM OR DON'T BOTHER!

kimman : my wife is flying to BKK late May and will take some photos. I have some photos from when I was there in March if you want I post them. As explained before I will be forwarding this Forum to the Financial Regulators to see if there is any issues regarding potentially leaked alleged confidential information. Regards |

BUT given the Western Worlds concerns for minority rights, transparency of information, disclosure, consumer protection, contractural compliance I reckon at The River they would have a field day with supporting customers in actions against the developer. I am at a loss to understand how a buyer of a condominium in this project which is 2 years late and will not be completed in its entirety till sometime next year continues to question, argue about the validity of these comments, it makes no sense at all. I can assure you my group have NO intention of transferring any unit until total completion of the project, they choose the route of claiming compensation under their contracts which have provision for 15% of the down payments they have made upto a maximum of 10% of their original purchase price until the building is complete, in fact read your contract assuming you have one, these are also probably your rights . Get the developer to give your wife a tour of the whole project in May see what their response is IKnow exactly what it will be. |

anyway, if Iknow is really revealing the truth they would b in a big trouble if not all is true, they will sure face problems too if an independent investigation will occur. for the buyers and other parties tough such and investigation would be only good since the true information would come out which is the best policy for any buyer |

The issue is what will buyers do in terms of rushing to transfer to keep the developer happy, my years of experience tell me as follows; 1. Buyers who are planning to live in the unit with no option will probably put up with living on a construction site, probably a handful. 2. Offshore buyers who bought to flick on will do everything they can to assign their sakes contract and use any excuse to delay completion if their unit is above the Sky Garden in the South Tower that's a good 6-9 months. 3. Investors who plan to rent out will wait until the building is totally finished or if they identify a tenant prepared to also live on a construction site will transfer. Whatever it is going to take a long time before any profit is reflected in the developers P&L |
