Honestly, i dont want BGC to eclipse makati. I like BGC as it is right now. The pace is slower and relaxed, not to mention uncongested. Makati gives you that all-business, fast paced feel. quite stressful actually. I dont want that for bgc.

Hard to find someone selling their lots here..if ever they do they sell it for more than 100k/sqm already!

It maybe priced lower since the whole Mckinley West is under pre-selling stage but on my opinion it should be priced higher than Mckinley Hill but lower than Uptown Bonifacio. Just my 2 cents.

I find the pricing in north bonifacio too high already. I might just wait for all the projects to be completed and hope for a fire sale 4 years from now.

93% of Jusmag settlers opt for relocation
by The Philippine Star | Wednesday | Updated August 08, 2012 | 12:00 AM MANILA, Philippines - The state-owned Bases Conversion and Development Authority (BCDA) said 277 families occupying the BCDA property in JUSMAG have applied to voluntarily vacate the area and avail of the relocation program being offered by the BCDA. BCDA president and CEO Arnel Paciano D. Casanova said the 277 families represent 93 percent of the 299 informal settler families who are occupying some 10 hectares of the 35.5-hectare JUSMAG Area owned by the BCDA. According to Casanova, out of 277 families who applied, 198 families have voluntarily vacated the area with a total of 107 families opting for outright cash while 69 families chose to relocate in the National Housing Authority (NHA) relocation site in Rodriguez, Rizal. Twenty families were disqualified but opted to voluntarily dismantle their structures while two families are still resolving issues. Twenty-one of the 277 families, representing seven percent, did not apply for the relocation program. In a dialogue with the informal settlers last July 26, 2012, the BCDA, led by business development vice president Dean Santiago appealed to the residents to avail of the relocation program being offered. “The relocation program presented to the informal settlers is considered one of the best relocation programs so far offered to informal settlers,” he said. The relocation package consists of cash equivalent to the value of their respective houses as assessed by the Taguig City assessor’s office, plus a cash incentive which the resettlers can use as start-up capital for any livelihood project they may set up in their new community. The new community in Rodriguez, Rizal, is an ideal resettlement site for the informal settlers. The relocation site is complete with utilities and amenities, and is near schools, churches, and a nearby market and hospital in the community. The relocation project has been coordinated with the members of the Local Inter-Agency Committee (LIAC) composed of the Local Government of Taguig, Presidential Commission for the Urban Poor, Commission on Human Rights, Housing and Urban Development Coordinating Council, National Housing Authority, People’s Organizations, the Office of the Barangay Chairman of Fort Bonifacio, Taguig City and the Office of the Barangay Chairman of Southside, Makati City. Casanova said the Armed Forces of the Philippines (AFP) will get a big chunk of the proceeds from the disposition of the area. The funds are earmarked to bankroll the military’s modernization program. To date, the BCDA has generated P54.48 billion from the sale, lease and joint venture development of various former Metro Manila camps the biggest two of which are the former Fort Bonifacio now Bonifacio Global City and a portion of the Villamor Air Base now known as Newport City. Yes I agree. Market Prices before are way lower than what it is today but it is still best to invest in pre-selling since you can avail at the lowest price possible. Equity is lower and value will still appreciate than buying something that's already done where ROI will not be as high unless you get a great deal that's close to pre-selling price.

I am just buying for staying there in future. If there is no great deal, I can still stay at my condo in Makati. If I can get a great deal, I will move to BGC and rented out my condo in Makati. Either way, I won't lose out. BGC is a good place to stay but to rent it out wow, I think there is a big oversupply of condo for rental at the moment. |

You'll be surprised that the vacancy of condos in BGC are actually very low. Plus it enjoys superior infrastructure and utilities that even Makati and Ortigas envies.
An investment in BGC is premium and will appreciate similar to Rockwell properties. My family enjoys living here in BGC with modern amenities and low air pollution especially near Manila Golf. You won't go wrong investing in BGC that's for sure. |

Agree. If you are the end user you cant lose with BGC. BGC is really the place to be in. I dont think there is an over supply yet of condos for rent. However, you can tell there will be in the near future. Imagine all the north bonifacio, 2 Serendra, 8 Forbestown, Arya, Fort Victoria, Trion, Beaufort and Icon Plaza turning over. The rental rates could continue to go down. |

Agree.
That's why I mentioned buying for rental purpose might be a tad late in the game. Just wait for a good deal. For example, you can find Stamford studio units being sold around 1.9 to 2.2m, reopen units usually sells for around 2.5m Happy Hunting

Ya but since I be buying to stay, I be looking at 2BR and above. I can't afford it now as I have a few units to pay off till 2017. Only then I can get my dream home in BGC.
