It still won't happen in the short term - what you're reading is basically publicity fluff which is what all developers submit in support of planning applications. Yes, there are students coming into the country (but this may be jeoparised by restrictions on international students) but there's still many hurdles to overcome before this is anywhere near ready for demolition/ building. The student market is strong but highly competitive (look at Trent's new building and the number of projects on Talbot Street) and at the present time no one knows what the impact of tuition fees will be on student intakes. I can't see any developer moving ahead with this short term with such a large dependency on students.... and with the monies it'll cost as well.
You only have to look at Southreef to see the difficulties developers are having even finishing projects, let alone starting something of this size and cost. |

I hope it does go forward soon - it will improve that area dramatically. As mentioned the student market in Nottingham is strong and there is demand from foreign students. The University of Nottingham and Nottingham Trent University are the 4th and 8th most popular universities in the UK respectively (UCAS digest 2011)

Student numbers are picking up again now. I wouldnt worry about Nottingham's market in that area!
Investment is tricky but Southreef has failed in part due to location and in part due to the market for those flats being the market that has collapsed e.g. first time buyers and couples. The ground rent and charges at Southreef made it almost bound to fail (extra hundreds of pounds a year on top of rent/mortgage). This site wouldnt have the issue of needing to appeal to the 'market' but it would still be a large investment for the company owning the site. I will wait to see diggers before I believe anything!

good news guys got this email from mortor development - Thank you for your e-mail in respect of the above site, the contents of which we have noted. * I confirm that we are proceeding with the aforementioned development and it is envisaged that works will commence during Easter onwards once all legalities in respect of the contract have been completed. * Please do not hesitate to contact us should you require any further information. * In the meantime, thank you for your interest in Mortar Developments. *

Given that they have given us the Glasshouse, I wouldn't hold out too much hope on this being an amazing development. The glasshouse is a cheap as they get and it is weathering very badly.
This scheme will get value engineered to death if the planners aren't careful |

Agreed, I hope it is much better quality than Glasshouse. A cheap ugly and boring design that turned out to be.

just received this email - Thank you for your e-mail, the contents of which I have noted. * I confirm that the development is still proceeding, however, there have been some delays with legalities and therefore we hope to be on site some time during the Summer, albeit I do not have a specific date. * I hope that this information is of assistance to you. *
Kind Regards * Odaria |

Demolition signs have been posted on the site now, on the old Angel Row entrance, and the rear side of the building heading onto Maid Marian Way, i got a quick shot this morning:

Good to see this project finally making some progress. Angel Row has been neglected for years and needs a dose of TLC!

Excellent, I am so glad to see this project get off the ground soon. It is a run down little corner of town that section. Will add to vibrancy of the area having people living there and hopefully improve the retail offering down angel row a bit more too. It's suffered a lot since habitat and next closed down there.

Excellent, can only be a good thing. Will be good to have another "major" city centre building to turn our attention to now that EON is coming to a (great) finish.
