Dubai: Flat owners residing at Jumeirah Beach Residence (JBR) say they have been warned by JBR property managers to buy new vehicle passes or be fined and denied entry to private car parks.

Jebel Ali International Hotels has revealed details of its new four-star Dubai beach hotel at Arabian Travel Market, with the property scheduled to open for business at the end of the year.

Does anybody have experience in receiving an apartment that is smaller than their SPA or contract originally stated? If so, how did you go about resolving the issue with the developer? I'm talking double digit smaller here, a lot more than 5%! Can it be done without lawyer involvement perhaps with the land department?

There is a legal department in the Dubai Land Department, or RERA office. If you are in Dubai you can visit them and ask for advice. I'm assuming you have already asked the developer to refund you if the SPA permits a re evaulation when it goes beyond a % deviation, usually 5%?

Read your SPA carefully and see what it states. Arbitration may be the only course open if the developer continues to resist and RERA can't take direct action.

Hotel guests can use better beach as JBR:

"Alternatively, a complimentary shuttle service to the five-star private beach at Jebel Ali Golf Resort & Spa, is also provided."

you can go to land department they have certified property evaluators.

1.Chesterton
2. Cluttons
3.Colliers

depends of the size of your appartment the fee will vary from approx. 2000 to 4000 for them to give you a detailed report of inspection, living and build up area measurement. that will help a lot your case.

BTW how did you know the size is smaller was you invited for a snag list ?
