I assume he meant commercial since the words "property cycle" were used which i guess would be right considering what's being reported on the massive over supply. Melbourne office market seems to be doing alright based on all that space that has been leased.Hard to tell whether Melbourne is on an upswing or has peaked in the commercial market as alot of it is dependant on the global market. How much space is remaining in Docklands and how much hasn't been committed to?

Im not worried if the market passes time doing only resi near or in the hoddle grid. There are still so many sites available and now plenty of new areas for commercial development when the upswing comes. Fisho, Docklands, Southbank, South Wharf, Egate, Dynon corridors, plus the hoddle grid cbd.

A mixture of resi and commercial in all areas is healthy in the long run.

I'd say the same too. The Sydney Morning Herald today (14/4/2012) does mention that new supply in Sydney is limited with not much supply set to enter the market. It wont be until the first of the Barangaroo Towers is completed that new supply will be available. This has happened because no buildings have come on the market. It is not helped either by the fact a number of existing buildings are undergoing significant upgrades or redevelopment.

I really love all the new highrise going up in Melbourne, and it will make a big, dynamic metropolis even more urbane, however I really can see an oversupply problem looming on the horizon, which could trigger a downturn in the apartment market once all the projects are completed by 2015. Most Aussies still prefer the 'burbs, and a duplex is their idea of high-density, so I wonder if the demand exists for all of these projects? I really hope they're all a big success and all sell-out off the plan.

Suburb of Montague planned for Port Phillip

THERE are plans for a new suburb - called Montague - near Port Melbourne.

The Leader believes details of the new suburb were announced to council officials at the Port Melbourne Town Hall at 10am today.

The suburb is believed to be bounded by Governor, Munro, Ingles and Evans streets, Boundary Rd, Garton St, City Rd, the Port Melbourne light rail and the freeway.

Port Phillip Council officers and the State Government have been in secret talks about a new suburb to accommodate the area’s skyrocketing population.

But the planned new suburb of Montague, in the Fisherman’s Bend area, will strain education services in the region, according to a newly formed community group.

Two Schools Now spokeswoman Bernadene Voss said the proposed 16,000 high-density housing complex will add to strain on existing schools in Port Melbourne and Albert Park.

“We are already at crisis point,” Ms Voss said.

“Adding another 25,000 people in the Montague precinct without extra schools and child care services will make an already difficult situation much worse.”

Ms Voss is the director of the Port Melbourne Family and Children’s Centre, which is being forced to close to accommodate the growth in enrolments at Port Melbourne Primary School.

Mayor Rachel Powning said the new suburb would be of “great benefit” to the community.

AN elevated parkland stretching from Southbank to Port Melbourne's station pier will be the jewel of the newest proposed high-rise inner-city suburb.

Under Port Phillip Council's structure plan, Montague, which will sit between the boundaries of South Melbourne, Port Melbourne and Albert Park, will be given a New York makeover, complete with an "elevated green corridor" modelled on the Big Apple's hugely popular high-line park.

Exclusive pictures provided to the Herald Sun reveal the council's plans to create 25,000 homes and an extra 14,000 jobs in the industrial hot spot.

Port Phillip Mayor Rachel Powning said work on the proposed development could start as early as 2016, once community consultation and the rezoning process had been undertaken.

"This is a good model for a high-density city," she said.

"What we're driven by is providing that good connectivity to the CBD and as much green space as we possibly can, and making it a place where people can live and work."

Cr Powning said the high-line park would be 5-6m above road level, and run from the CBD to the Port Melbourne foreshore next to the existing light rail.

The development would also include a northern and southern neighbourhood, community hub and city road corridor.

"The vision will be that people could walk through the high line and see the CBD at one end and see the foreshore at the other," Cr Powning said.

Cr Powning said projected costings for the plan were unavailable at this stage.

Planning Minister Matthew Guy said yesterday the State Government had not yet committed any funding to the development.

The 50ha project would be adjacent to Fishermans Bend, a 260ha development to which the State Government had already committed.

All good except the light rail, which is ruined by the squiggle between cbd and port junction. It takes ten minutes from pj to bourke and spencer, it used to take two minutes to fss pre 88.

They need to sort out tram priority and stop the crap at clarendon and at flinders.

To sort that slow corner out why not build a Vancouver-skytrain style viaduct deviating from SXS to Port Junction descending onto the existing tracks to Port Melbourne.

''We have been critical, so we thought, 'What can we do that is new, what can Medibank do to contribute to the issue around green space and soul?' So we have done a few things. We have actually put a park on the site and then we are going to put the building on top of it on stilts,'' he said.

''We are putting our design where our mouth is and that amenity will be available to other people who work in the Docklands as well, the public and also our staff.

''The other thing we are going to do is develop our vertical landscape, which is quite prolific in London and other places, where you can grow greenery vertically, and the building will have that design incorporated,'' Mr Savvides said.

''So you are not going to see a sterile concrete and steel thing, you are actually going to see something that looks alive.''

Asked if the area had changed much since his stinging criticisms, Mr Savvides said: ''Not enough.''

He added that other large businesses had to take a more balanced approach to their investments in Docklands with better design and not just steel and concrete.

Community attractions are slowly being added to Docklands more than a decade after development began.

Work will begin this month on a $20 million library and community centre for the precinct and a community garden has also been planted.
