New app. Plans by OMI Architects, developer is Sillavan Developments Ltd, which looks to be another Renaker incarnation.

Looking on Google Maps wasn't this a Dylan Harvey scheme once upon a time?

Fills a space that needs filling in my opinion.

I really like the scheme, personally I think it is important that we have some high density buildings going up that are not all steel/glass, so that there is in a sense some form of relationship with our industrial buildings.

In addition, this will do wonders for spreading the density of the city centre further into Salford, which is much needed. That and it is great when you get new proposals and threads popping up on the forum

Are people really against parking garages?

I see them used in residential developments all over Europe, but in Britain less so. It looks unappealing to me to see all those cars littered everywhere.

Looks like another budget hotel for me.

Can't see anyone aspiring to be able to call that home.

I have to agree with you. This is just single storey industrial units right now, yet a stones throw from Spinningfields. Should help bring life to Chapel St. and give more patronage to Kings Arms.

PLANS have been put forward for a mixed used scheme in Salford, which would see more than 300 new apartments built in four blocks around a communal landscaped green.

The bosses of Manchester and Leeds construction company Renaker are behind the Sillavan development in Salford, a 0.8 hectare scheme close to the Deva Centre, and fronting on to Trinity Way.

A detailed planning document compiled by Salford-based OMI Architects has been submitted to Salford City Council.

The current site, Sillavan Way Industrial Estate on William Street, Salford, is currently used for car parking. Previous applications for development on the site which gained approval from planners included a 26-storey tower comprisijng of 227 apartments.

The latest scheme put forward by Ancoats-based Sillavan Developments includes four blocks - the highest being 17-storeys - and 330sq m of A1/A2/B1 commercial space.

The commercial space, the developers envisage, would be taken by a retail operator for a convenience store, or let as office space.

The directors of Sillavan Developments are Daren Whitaker, owner of Renaker Construction and colleague Michael Shaw.

The Salford scheme comprises: 52 three bedroom apartments, 232 two bedroom apartments, three town houses and six two bed garden apartments.

The development also contains a total of 128 car parking spaces, 130 secure cycle spaces and five motorcycle spaces all within the secure perimeter of the site.

It's in a good location if you want easy access to the City Centre but not too far from some of the green spaces in Salford and the interesting possibilities of Chapel Street.

The interiors are apparently due to be larger than average and larger than Salford Council's minimum space requirements. That could prove attractive to many.

The architects are local, round the corner on Blackfriars Road, and seem to have taken account of the experiences from other local proposals / developments.

The taller of the two buildings looks like one of the student accomodation blocks in Birmingham, that turned out very nicely.

THE CITY centre property market continues to show signs of life with various new projects bubbling around.

First out of the blocks is a surprise contender on Trinity Way at Salford. And it’s big.

It’s the work of OMI Architects (People’s History Museum/Chinese Arts Centre/Spectrum) who are based just round the corner on Blackfriars Road but this is the only image they have for publication.

The development is on a plot of land in front of the Deva Centre and next to Bellway’s City Point and is being proposed by Ancoats-based Sillavan Developments. One of the two directors of Sillavan is Daren Whitaker, boss of Renaker Construction, who are currently building The Delaney Building on Ordsall Lane and Bengal Mill in Ancoats for clients.

And they have done a quick turn round on this site which was only bought from the administrators at the back end of last year.

Nick Berry, associate director at OMI, is closely involved in the project and said: “They engaged us straight away and it has been relatively quick to get to this stage.

“Hopefully it’s a positive reflection of the wider market.”

He also says it will reflect the change in the market where more people are currently looking for long term rentals.

So the apartments will be predominantly two beds, averaging 700sq ft with 50 odd three beds of up to 1,000sqft and only a handful of one bedders.

There will also be three townhouses and six two bedroom garden apartments with front doors leading off the central garden area.

Car parking is at 40%, around 128 spaces, with almost as many spaces for bikes.

Nick said: “Salford has set out standards that they want to encourage on planning applications on size and mix and it is part of the core strategy.

“The apartments here are a lot more generous than perhaps they were in schemes built three or four years ago and there are no studios at all.

“In the rental market people want multiple rooms and that is what we have aimed to provide here.”

The 17 storey tower will be immediately next to City Point (with a sizeable electricity sub-station in between) with lower scale buildings towards the back of the site where it neighbours some listed buildings.

Nick explained:”We tried to approach it as a series of buildings rather than a mass and there is a simple mix of materials, trying to tie in with existing streetscape with the industrial brick and reasonable sized window openings reflecting the Georgian and Victorian buildings around,

“All have Juliette balconies rather than projecting balconies for a clean facade.

“You enter each of the blocks via the central courtyard area which will help create a sense of community, a hidden oasis.”

The commercial space will offer 330sq metres (3,550sq ft) and could be used for retail or office.

Plans have been lodged with Salford City Council and should be heard before the end of July.

Looks like these builders are the only ones with the confidence/balls/vision to build residential in the city centre right now. I guess this means that there is as good a chance as any of actually going ahead. Good luck to them!

We could hope for something akin to the student accommodation development in Brum (as mentioned by Reaper) One of ReissOmari's pictures.

Half of the sheds have been demolished & hopefully it won 't be too long before this is on the rise. Trinity Way will look pretty different, much enhanced and somehwat more like part of the city centre in a couple of years time, if this at one end and the supermarket/housing project at the other end are completed.

Approved, and a couple of new renders. First phase due to complete in 2013, according to the architects they 'should be on site in a month or so’s time.'
