Speaking of Motel One, the fuckers've just swooped down into Glasgow with a proposal of similar scale, height-wise, in the form of a design amended from a previous office proposal.

It'll really help the view down Hope Street, but I can't help but feel that if there was a few extra floors on that glass bookend it'd be more impressive. 13 storeys is just such an awkward height.

That was my second thought If you were to show me a picture of it and ask me what it was without knowing I would have said office building. There was talk of the Westergate building being developed post 2011. I'd be very interested in anything proposed.

MANCHESTER's five star Radisson Blu Edwardian Hotel is to upgrade its facilities for high profile guests such as touring sports and showbiz stars by adding four 10,000sq ft super suites.

General manager Stephen Miles told TheBusinessDesk.com the upgrades are part of a £1.5m investment in the 263-bedroom property on Peter Street - which includes the landmark Free Trade Hall building.

The upgraded suites are not the only strand to the refurbishment by the London-based group - it plans to double to double the size of its health spa, and is recarpeting the bedrooms and upgradings the TVs in all its guest suites too. Its Opus restaurant will also be revamped too.


Mr Miles said: "Demand is strong for us and year-on-year occupancy levels are up 23% and we're seeing very good revenue growth too.

"We believe that pound for pound we are the best product in the region and we're absolutely paranoid about retaining this status.

"We're looking to expand the property too - but the project is still at an early stage."

Mr Miles, who sits on Marketing Manchester's board, said his property - formerly known as the Radisson Edwardian, was seeing strong demand from business and leisure customers.

"There's something big on at the arena every week and we've benefited too from the concerts at the Etihad Stadium (Coldplay) just recently. There is, and continues to be a buzz around Manchester which is good - and sets the city apart from other locations."

He said the acquisition of the building out of administration by Edwardian group chairman Jasminder Singh last year was a "positive step" for the business.

"It makes the arrangement much cleaner and simpler and also makes it much easier to invest in our product."

Turning to Manchester's global and national brand, the native Londoner says the city has come a "long way" in the last decade, but there are still a number of negative perceptions about the city.

"The more success Manchester has in terms of sport - the better - English football is now massive everywhere you go, even in the US, and that helps with the out-dated image of the city some people still have.

"MediaCity is also helping the city region raise its profile - it's another positive other regional locations don't have."

Could be looking a another tall in Manchester if one or both of these deals happen. More specifically Theatre Royal on Peter Street.

Whether it's anything like that remains to be seen. The site is very small, so the only way is up. (270 bedroom 5* star Hotel) It's located opposite the GMEX. There have been numerous renders floating about showing diferent proposals for the site. (see teo below)

Hotel giant InterContinental is close to buying a key Manchester development site, giving it a bumper pipeline of three projects in the city.

The group is in final negotiations with administrator Deloitte to buy the derelict former Employment Exchange in Aytoun Street, located opposite Piccadilly Station, which it plans to turn into a 350-bedroom Holiday Inn.

An application for the four-star hotel is expected to be submitted by December.

The purchase price for the long-neglected site has not been disclosed, but Deloitte had valued the building at around £2m in July 2010.

Previous plans to turn the blighted Employment Exchange into a 54-storey tower were scrapped in 2010 when its Liverpool-based owner, Albany Assets, went into administration.

IHG is also next week expected to close its long-running deal with Irish firm Benmore to occupy the Theatre Royal on Peter Street.* It plans to turn the theatre into a 270-bedroom five-star InterContinental Hotels & Resorts hotel.

The Peter Street hotel will compete with Manchester's only other five-star hotel - the Radisson Edwardian at the former Free Trade Hall, which is located next to the Theatre Royal.

IHG will also start work in early 2013 on a 178-bedroom Indigo-branded hotel on the Co-operative's NOMA site, and with the two additional projects is set to deliver more than 750 bedrooms in the next three years.

Grant Thornton partner Matt Dunham, who specialises in leisure restructuring and insolvency, said IHG's three-pronged strategy* for Manchester was a shrewd move.

"The locations of the Employment Exchange and Theatre Royal make them ideal for hotels, with the council keen to see redevelopment on both sites," he said. "It just comes down to the strength of the hotel brand."

Edward Symmons and Deloitte are advising on the disposal of the former Employment Exchange.

● Jones Lang LaSalle has been appointed by administrator Zolfo Cooper to sell the 148-bedroom Marriott Victoria & Albert in Manchester. The property is expected to sell for £20m. Dania Properties, which owns the building, has gone into administration.
