New commercial project in Surat to have a horizontal escalator (Travelator)

Quote:
So you are excited when you see those on ground non escalated horizontal escalator (Travelator) ? Well for those who have not been to good international airports Travelator might be something seen in movies or heard of from friends who has experienced it. But now such high luxury and costly means of internal complex campus travel is made easy by these new generation horizontal lifts.

You will soon see travelator at ICC – International Commerce Center. This is a new project by Surana Developers on the Ring Road, near the Kadhiwala School. So when your clients or guests walk’s in the campus, they might first take a ride on this air-conditioned Travelator and then take the building regular elevators to reach to your office. Thus your client is already coming to you with a positive professional mind set.

The ICC building should be operational in next 4 months and Surat will be probably the first city at least in Gujarat to witness a travelator. The ICC project has been developed by Surat’s leading commercial property builder called Surana Group who has given projects like Empire State, Twin Tower, ITC, Iris Central Mall and International Business Centre (IBC).

Ok guys, have noticed lately that the Surat threads are quite disorganised. Surat has got a whole section to itself on SSCI so lets at least try to keep discussions in the discussions thread, mall projects in the malls thread, road projects in the roads thread etc

Will be much more useful for anyone trying to get information about Surat.

==================================================

Now to group some info together for one of the biggest projects coming up in Surat:

Surat bucks slowdown trend

Amid global slowdown and sulking Indian economy, the diamond city's realty is glittering. This has once again been proved by Residex, a residential property price index published every quarter by National Housing Bank (NHB).

While most other cities of India showed a negative growth in residential property prices, Surat has bucked the trend and shown a growth of more than 11% in 2011-12, as per the latest Residex figures.

When compared with the period five years ago, the rise in the property rates in Surat, taking all its seven zones into account, is a phenomenal 44 per cent. What is even more interesting is the fact that in last two years starting from 2010 to 2012, certain areas of the city have shown huge jump in prices.

"The 11 to 12 per cent rise in residential property prices is a sign of a healthy market," said Velji Shota, president of Surat Builders Association. "Large number of properties was sold in central zone as the exodus of locals started from Fort area to areas like west and south west zone. This led to a huge spurt in prices of residential properties which are being converted in to commercial ones now."

Subhadra Raghothaman, head of economics department at Veer Narmad South Gujarat University (VNSGU) said, "With Mumbai realty market saturated, the only scope for development is in the western corridor. Surat will continue to grow as it has huge inflow of black money generated from diamond and textile industry which can be only pumped in real estate market."

Even during the quarters of 2011 when Ahmedabad showed negative growth of 0.6 per cent, Surat market grew at 11 per cent.

Jivan Patel, director of planning, Surat Municipal Corporation (SMC) said, "The reason for the boom is that Surat has become a conducive market due to good civic governance and infrastructural facilities. This has resulted in continuous growth of the city."

Yeah, most details are exactly the same,

Main difference is that the new contract (recently signed with RajGreen Infra) is of Rs 663Cr compared to Rs 443Cr.

Also, not mentioned before, but development period for the project is 18 months.

Lets hope it gets started quickly, at least we know that SMC already owns the land.

Modi dedicates Rs 264 cr projects in Surat including a new river bridge

Surat, 27 May 2012

Gujarat Chief Minister Narendra Modi today dedicated three development projects worth Rs 264 crore in Surat. This included Kapodra-Utran river bridge over Tapi, Rs 50 crore water distribution scheme for Katargam zone and Rs 132 crore drainage project.

Shri Modi said that during the period of present government, one would find development project in every 25 km radius area. He pointed out that while so many development works are going on, the govt has taken care that its burden should not come over common people.

Shri Modi mentioned Surat-Navsari twin city project in his speeh. He said 10 years back Gujarat was facing 6500 crore revenue deficit, but today the state is revenue surplus, thanks to its economic management that has not affected development projects.

Narrow tent, too many people invite disturbance in inaugural function

It was a narrow tent, and overwhelming number of people sitting inside the tent were attempting to see a glimpse of Narendra Modi. So what was the result? Some people stood up, some others started throwing chairs and some other people were not attentive, but shouting and speaking loudly. And this all happened in presence of the Chief Minister.

Mindhola river rehab project gets green signal
Nearly eight lakh people living in the areas recently brought under city limits will breathe easy soon. They will not have to live in the stench of two creeks in Mindhola river and get better sewerage systems.

The National River Conservation Directorate (NRCD) has approved Surat Municipal Corporation's (SMC) Rs 266.77 crore Mindhola river rehabilitation project.

The project aims to bring about a visible change in the quality of environment, water quality and reduce the pollution in the river and its surrounding areas.

Under this plan, 70 per cent of the project cost will be funded by the Central government, 20 per cent will come from the state government and 10 per cent will be borne by SMC. SMC plans to complete the project in 30 months time.

Under the project, all the three new city areas of New South zone, New South East zone and New South West zone will be provided sewerage facilities. The pollution of the creeks will stop with 100 per cent city area coming under the sewerage system. At present the system expands up to 88 per cent of the population.

"This project will help us make a real change in the environment of that part of the city where Mithi and Kankra Khadi development will take place," said Manoj Das, municipal commissioner.

"At present, these creeks are in a bad and dirty shape with highly polluted water flowing through it. With the implementation of this project, the conditions of these creeks will not only improve but bring about an environment that will enthuse better living for people in the areas," he said.

According to the plan, six-meter wide cycle tracks would be set up on both sides of the Mithi khadi and Kankra Kahdi. Fresh water will improve quality of water and quality of aqua marine life.

Massive plantation drive will be undertaken on both sides of the creeks so that encroachments don't occur again and plantation will help in keeping environment clean and sustainable.

Under the project, sewerage system in New South zone will come up with the cost of Rs 17.92 crore, in New South east zone with Rs 9.61 crore and New South West zone at the cost of Rs 138.33 crore. Development of two creeks will take place at the cost of Rs 100.55 crore and water quality monitoring will cost Rs 34 lakh .

"We plan to begin and complete the project in time to make an over all difference in the environment of the city," said Jatin Shah, city engineer, SMC

Surat to be India's first 'Eco City'

Quote:
SURAT: The diamond city has taken a step forward to become India's first 'eco city', on the lines of Singapore.

After selecting Surat as one of the three cities in the world for a demonstration project for "eco city" development, UK-based charity The Ecological Sequestration Trust (TEST) has decided to spend nearly Rs 50 crore over a period of five years to build a sustainable development model that will be more environment-friendly.

TEST will begin working with its local partner South Gujarat Chamber of Commerce and Industry (SGby July 1.

The funds will be used in setting up a pilot project of green buildings with reduced heat and minimized water use, an intelligent transport system, a system to periodically forecast traffic and weather at different spots on cellphones through global positioning system, road mapping to suggest better routes for travel by own vehicles, setting up prototypes of recycling of used water and setting up efficient transport system that reduces road requirements by half.

Peter Head, head of TEST said, "Surat can be the next Singapore in terms of ecology and water management systems."

TEST which has joined hands with a leading consultancy firm TARU will start the planning for creation of ecologically sustainable mega city by July 1 after working out contractual agreements with local climate change trust and the city advisory board.

The prototype of eco city focuses on three core sectors - water, energy and food security. These will be worked upon by integrating land use plan with issues of water supply, sanitation, sewerage and transportation in the master plan scheduled to be out by 2013.

GM Bhat of TARU said, "We want intelligent transport system in the city. This will club in public transport and para transit like rickshaws and other modes of travel. If a commuter can have all the information of his destination before leaving, he will not use private transport."

The target is to see that at least 75% population switches on to public transport in five years.

TEST will set up eco-social cartography centre and chalk out land availability and business plan for the Surat Municipal Corporation in such way that it gets quality data for developing the model.

Local industries in Hazira will also be taken help of in this plan

Surat Urban Development Authority's (SUDA) senior town planner SK Datta said, "The integration of sanitation, sewerage and other amenities along with land use in the master plan 2013 will change the face of Surat city dramatically."

SMC has set a target of reducing its carbon emission from 3.71 tonne per capita by 35% in three years.

Green House Effect

* Reduction in urban city temperatures by 3 to 4 degrees Celsius.

* Open spaces to produce lot of food especially vegetables

* Reduction in travel time and cost through intelligent transport system .

* Lower energy cost by generating energy from the waste.

* Buildings with green top technology

* Reduction in water use

* Recycling of water

Currently Solar City (rooftop generation scheme) is only being piloted in Gandhinagar, link. Dont think any concrete plan for when it will be rolled out in Surat yet.

According to the following article, it seems as though Green housing concepts as a whole are to be developed (ie: beyond solar rooftops)

Surat civic body to pioneer climate change cell

Quote:
Surat Municipal Corporation (SMC) proposes to set up a separate cell for climate change. Perhaps it would be the only civic body in the country to do so when ever that happens in the next few days. Informatively, the inspiration for this can be found in Gujarat government's decision to have a separate department for climate change.

"We want to take steps to make Surat a green city. Thus we have mooted the proposal to set up a separate cell for climate change," said mayor Raju Desai.

Municipal commissioner Manoj Das, too, confirmed, "The idea to have a separate cell for climate change was under our active consideration."

An SMC official said, "Announcement about this new cell could be made on World Environment Day on June 5, 2012 during a massive tree plantation campaign. We need a cell to monitor decisions to make Surat a sustainable city. We have chalked out a plan for a massive tree plantation on both sides of the canal under Mindhola River Rehabilitation Project. This could change the urban environment in that part of the city which at present happens to be most polluted."

Darshan Desai of Prayas, an NGO that works for a greener Surat, said, "Just planting trees is not important. There is need to keep track as to how many of them have grown to their full potential. SMC says the survival percentage of public tree plantation is just 35 per cent."

The new cell will work to:
  • 1. Reduce carbon emission by 30 per cent in three years
  • 2. Take up mass tree plantation to ensure city has 4 lakh trees in five years
  • 3. Reduce dependence on conventional power through green energy promotion
  • 4. Make Industries shift from lignite to gas-based plants
  • 5. Make industrial associations set up common solar plants
  • 6. Develop green housing concept
  • 7. Carry out regular river purification programmes
  • 8. Encourage measures related to going green campaign
