Grand Central Office Park - Mixed Use - Midrand

Growthpoint Properties to develop Gautrain’s Midrand offices

By SA Commercial Prop News 21/05/2012 12:42:00

Growthpoint Properties is developing a green office building in Midrand, with Gautrain as the major tenant.
The 7,000 sqm development, directly opposite the Gautrain Midrand station, will ultimately form part of the Grand Central Office Park, with Growthpoint’s neighbouring building tenanted by Sanofi.
Gautrain will occupy 2,500sqm of offices in the stylish new multitenant building.
Growthpoint Properties has held the rights to develop on this land for several years. Rudolf Pienaar, Growthpoint Properties Offices Divisional Director explains: “We waited for the right time and the right tenant to allow us to develop a quality property asset, and further our green building drive.”
The new building is designed to Green Building Council of South Africa (GBCSA) 4-Star Green Star rating specifications, and Growthpoint has every intent to verify this rating with the GBCSA, the country’s official green building authority. Growthpoint has already achieved two 4-Star Green Star certifications for recent office developments.
Growthpoint Properties is the largest South African listed property company with assets over R50 billion located throughout South Africa and Australia. Its South African portfolio, valued at R33.7 billion, comprises over 412 properties. It also owns 50% of the landmark Victoria & Alfred Waterfront. Growthpoint provides more than 4,3 million square metres of office, industrial and retail space to leading businesses.
Its strong push towards energy-efficient buildings and sustainable development means Growthpoint Properties is emerging as SA’s innovator in green offices. This also counted favourably when winning the tender for the Gautrain Midrand offices.
“Our commitment to sustainability shows in the growing number of innovative new, green-building projects we are developing,” says Pienaar. Besides the Midrand offices, it has several other green developments in the pipeline, including projects in Sandhurst and Rosebank, Johannesburg.
We’re building new offices that strive to achieve a balance between aesthetics, functionality, flexibility, sustainability, energy efficiency and provide the best experience for users,” says Pienaar.

The quality of the Midrand office development is premium grade for the area. As well as its extensive energy efficiency, it is also distinct for its unique site opposite the Gautrain Midrand station and its street access is as appealing as its public transport access.
The vast road upgrades in the area provide an easily accessible location. The entrance to the property is on Diagonal Street, just off the main K101 arterial.
Leanne Sowray of Growthpoint Properties Offices Division reports that Midrand remains a highly sought after business node. Grand Central Office Park is at the heart of one of SA’s growth nodes, with various major developments planned and approved all around it.
Earthworks for the development began in April 2012, on a 12-month construction programme.

Can we ask the moderators to move this thread to the Johannesburg projects as Midrand is part of the Johannesburg Metro Council or Johburg for short.
