Project to connect PD Waterfront with Pulau Arang will boost tourism ![]() Scenic resort: A view of the 2.5ha Pulau Arang from the PD Waterfront township. Once completed, the island will have chalets for those who wish to spend the night as well as a multi-purpose jetty. — UU BAN/The Star SEREMBAN: The country’s first proposed mainland-to-island cable car will be built in Port Dickson as part of the RM2bil PD Waterfront project. The cable car project, spanning 750m, will link the new PD Waterfront township with Pulau Arang, an uninhabited island. Mentri Besar Datuk Seri Mohamad Hasan said the project would further help boost tourism in Port Dickson. “The project owners have decided to add the cable car in order to add value to the PD Waterfront project. I am confident that this will be an instant crowd puller as it will be suspended above the sea,” he said. Mohamad said phase one of the project, carried out on the 2.5ha island by a listed company, had been completed, adding that this included shophouses, a seafood restaurant with a capacity for 2,000 people, a hypermarket, and several other facilities. Phases two and three, he added, would see the construction of convention and medical centres, hotels, a private college, an international school, a theme park, factory outlets, a recreational park and apartments. “We have also asked the developer to build a multi-purpose jetty for a more organised entry of foreign tourists,” he said, adding that the state had also applied to the Federal Government for the construction of a CIQ (Customs, Immigration and Quarantine) centre there, and a duty free zone. “That will be another incentive for tourists to come over any time of the week,” he said, adding that there would also be a 2km-long boardwalk along the beach. Mohamad said the entire project would be financed by the private sector, adding that the state government planned to double the number of tourist arrivals to the resort town, which now stands at 1.5 million annually. On a separate matter, Mohamad said that the state government would also pay a half-month bonus or a minimum RM500 to all state employees in conjunction with Hari Raya. |

it was still fresh. moreover, it's the first mcdonald's in PD. so of course the PD folks got very excited and decided to eat in mcdonald's every single day of the week.
![]() but this seafront/waterfront is ace. hope to see more exciting projects there. a decent shopping mall with a cinema would be nice since PD currently has NONE, which is quite surprising to me. |

WARTAWAN SINAR HARIAN 11 Jun 2012 Kukuh tersergam tanpa memberi sebarang manfaat. Rekaan yang menarik, namun dibiarkan usang tanpa sebarang penyelenggaraan. Bangunan yang terbiar menjejaskan pemandangan. PORT DICKSON - Strukturnya terbina kukuh tidak menyembah bumi walaupun dihentam badai laut, namun manfaatnya tiada. ![]() Kukuh tersergam tanpa memberi sebarang manfaat. Deretan bangunan terbiar dan terbengkalai yang dapat dilihat di sepanjang Pantai Telok Kemang melakarkan pemandangan kurang cantik bagi setiap pengunjung ke bandar peranginanyang terkenal ini. Malah ada yang memandang sinis kerana bentuk yang kurang sempurna itu masih dikekalkan tanpa sebarang usaha untuk dibangunkan bagi memajukan lagi industri pelancongan. Yang Dipertua Majlis Perbandaran Port Dickson (MPPD), Abd Wahab Shamsuddin berkata, bangunan terbengkalai atau bangunan tinggal di bawah penguasaan MPPD adalah tertakluk kepada Akta Bangunan dan Parit yang mensyaratkan agar pemilik atau pengusaha bangunan tersebut memagar dan membersihkan kawasan itu, termasuk juga jaminan keselamatan. “Rekod juga menunjukkan semua pemilik bangunan, terutama di sekitar Telok Kemang, yang tujuan asalnya bagi pembinaan hotel dan apartmen adalah ‘bersih’, di mana mereka mematuhi akta yang telah dikuatkuasakan, selain membuat pembayaran cukai tanah dan cukai bangunan kosong. “MPPD tiada kuasa mutlak untuk mengeluarkan arahan agar pemaju atau pemilik memajukan semula bangunan terbengkalai mereka dan sebagainya, selagi mereka patuh kepada akta dan membayar cukai,”katanya. Zaman gawat beri kesan Sinar Harian difahamkan, bangunanberkenaan tergendala pembinaannya, dipercayai sewaktu zaman kegawatan ekonomi sekitar 1990-an. Malah terdapat juga sebuah hotel yang satu ketika dahulu menjadi hotel terkenal di daerah ini, tetapi ditutup dan terbiar sehingga kini. ![]() Rekaan yang menarik, namun dibiarkan usang tanpa sebarang penyelenggaraan. Abd Wahab berkata, selain bangunan terbengkalai, ada juga bangunan yang siap, namun tidak dapat diurus dengan baik dan ada bangunan apartmen yang telah siap dan terjual setiap unitnya, namun terbengkalai berikutan tiada Sijil Layak Menduduki (CF). “Contohnya, ada sebuah apartmen, sewaktu rancak pembinaannya, pemaju mendapat CF sementara kerana ia dibangunkan mengikut fasa dan mendatangkan kepercayaan kepada pembeli untuk mereka memiliki unit di situ. “Namun akibat kegagalan pemaju membina longkang utama, menafikan haknya untuk mendapat CF penuh dan sekarang ia tiada pihak pengurusan, malah banyak unit yang ditinggalkan pemilik dan ada dilelong bank. Sebahagian besar pemilik unit apartmen juga dikesan gagal melangsaikan cukai taksiran,” katanya. ![]() Bangunan yang terbiar menjejaskan pemandangan. Nilai tunggakan unit apartmen cecah RM9 juta Menurutnya , nilai tunggakan bagi kategori unit apartmen, termasuk juga di beberapa bangunan apartmen lain di daerah ini mencecah RM9 juta dan mereka yang gagal melangsaikan tunggakan tersebut akan dibawa ke mahkamah bagi tindakan undang-undang. “Rekod juga menunjukkan terdapat tanah dan bangunan terbengkalai yang diambil oleh Kerajaan Negeri kerana pemiliknya gagal membayar cukai tanah,” katanya. Sementara itu, Abd Wahab berkata, sekurang-kurangnya tiga hotel baru sedang dalam perancangan dan pembinaan di Port Dickson yang akan terus merancakkan lagi sektor pelancongan Negeri Sembilan amnya. “Pada hujung minggu atau cuti persekolahan, Port Dickson secara keseluruhannya setiap hari menerima kunjungan pelancong hampir 50,000 orang. “Kita mempunyai 66 hotel dan hampir 10,000 apartmen. Transforming Port Dickson
By JAROD LIM jarodlim@thestar.com.my Photos by AHMAD IZZRAFIQ ALIAS PORT DICKSON is set to undergo a major transformation to become a revitalised, vibrant tourist attraction as TSR Capital Bhd has invested more than RM1bil for a waterfront project in the seaside town. Datuk Wan Abd Razak Ismail, director of TSR Ocean Park Sdn Bhd, said that the project, to be completed within 10 years, will feature a modern and sophisticated concept to boost tourism in Malaysia. TSR Ocean Park is a wholly-owned subsidiary of TSR Capital. “This project’s emphasis is more towards in-bound tourism and I believe PD has the potential to be developed into a wonderful tourist destination,” Wan Abd Razak said. ![]() The project: TSR Bina Sdn Bhd Group accountant Ng Kim Keong (left) and Datuk Wan talk about the proposed master plan for the waterfront project. “Tourism is the seventh-largest contributor to the Malaysian economy, contributing RM37.4bil to gross national income last year. “It is definitely not a blind investment as this project will revamp the coast of PD,” he said. The PD Waterfront project, a fully integrated development covering 60 acres, will feature shopping, food and beverage, accommodation, and entertainment outlets aimed at drawing tourists and locals alike. The total gross development value (GDV) of the whole project is expected to reach RM1.07bil. In the first phase of the project, with a supermarket, restaurants and beach front retail shops, has already been completed. Restaurants and franchise businesses such as, McDonald’s, Tutti Frutti, Dominos’ Pizza, Papparich, and restaurants offering foreign cuisine have opened for business. Another 64 units of shophouses are near completion, with 70% allocated for non-bumiputera investors. Once completed the shophouses will offer up to 130,000 sq ft of leasable space. According to Wan Abd Razak, previously there had been not much improvement in terms of property values in PD and there were few investors interested in the area. “We hope that this project, which is categorised by the Federal Government as a public-private partnership project, will revive the situation to create more confidence in investors,” he said. “Once the investors become interested in the area, it will accelerate the whole development, creating critical mass for the project,” he said. Moving forward, the company is proposing to develop serviced suites, hotels and a range of small office/flexi office units by the end of the year to cater for the growing number home buyers, young professionals, investors as well as tourists who come to Port Dickson. The waterfront project incorporates state-of-the-art designs and makes use of the coast to feature a waterfront promenade, floating villas and water chalets that exude a resort ambience. Wan Abd Razak said the offerings will cater to contemporary lifestyles while creating a one stop attraction for tourist as well as locals. “The development will change the image of the town and create a lot of job opportunities for locals and improve the income of the local population in terms of business,” he said. “The enhanced features capitalising on the waterfront will definitely attract locals and tourists to go to Port Dickson during the weekends,” he said. He added that the 150 to 200 units of serviced suites sized at 600 sq ft to 2,000 sq ft will feature unique designs and concepts. The pricing for the serviced suites, with a GDV of RM90mil, will be announced when they are launched for sale. The company also plans to develop a boutique hotel and harbour hotel just beside the sea with waterfront views to cater for tourists who wish to stay longer in PD. The company said it will invest around RM40mil for one of the hotels before developing the next one. There will also be a convention and function hall for special events. “The new township will be the centre of attraction with enhanced facilities and infrastructure. This will increase the numbers of tourist visits each year and allow us to tap local spending power,” he said. “We are also going to complement other projects and outlets by offering attractions to enhance the service sector. “It is definitely a long-term investment and the project will bring a positive outcome to the area,” he said. |

TSR secures RM57m grant for PD project
Posted on 2 October 2012 - 11:52am sunbiz@thesundaily.com PETALING JAYA (Oct 2, 2012): TSR Capital Bhd has secured a RM57.4 million government grant for the development of a waterfront project in Port Dickson, Negri Sembilan. TSR Capital, via unit TSR Ocean Park Sdn Bhd, yesterday signed a facilitation fund agreement with the Public Private Partnership Unit of the Prime Minister's Department and Bank Pembangunan Malaysia Bhd for the grant. The PD Waterfront development encompasses an ocean-theme park garden, a 250-room hotel with services suites, 100 units of water villa chalets and a convention centre, together with the necessary facilities and infrastructure including upgrading works for the treatment of storm water surrounding the Port Dickson town centre. The completed phases of the project to-date are tourism-support commercial properties including a supermarket, a seafood restaurant, a drive-thru fast-food outlet, 25 units of waterfront retail outlets and 64 units of commercial shops, bringing a total gross development value (GDV) of RM150 million. "The GDV of the PD Waterfront project is expected to exceed RM1 billion and it should be completed within eight years," said TSR Capital in a statement yesterday. "The upcoming phases include a serviced apartment and hotel, which are expected to start construction by year-end or early 2013," it added. PD Waterfront, a tourism-driven project located in the beach-front land covering 25ha, is an initiative of TSR Capital to rejuvenate the Port Dickson town into a premier tourism destination. This project is complementary to the government's effort to promote tourism in Port Dickson, and designation of the town as a national resort beach town. |
