Designed by Arquitectonica, Trinity Place is a rental apartment project that has been several decades in the process of getting approvals. But it finally gained those approvals and began construction in 4 phases a few years ago. Phase 1 is now complete and occupied (the right building in the lowest image). Phase 2 is under construction (the left building in the lowest image) at the corner of Mission and 8th Sts.

I must confess I can't quite figure out this project. On the renderings, what was "Phase 1" was clearly a separate building so that was fine. But "Phase 2" looks like a structure that wraps around the 8th/Mission corner and continues more than halfway up the block to Market St. Yet they don't seem to be building it that way--only the 1/2 (or so) along Mission to the corner. Or am I missing something?

Originally I believe the project was to have 3 phases. Now it has 4. I'm wondering if somehow it was redesigned to split that largest of the buildings into 2 separate structures. That would be regrettable because what I really want are 2 things: (1) I want to see that famous Arquitectonica "hole" in the second phase as originally designed and (2) I want to get on with replacing the decrepit structure on Market St.

Thanks Cal_Escapee. Looking good, especially with that fresh new layer of asphalt on 8th.

Btw, here is some info about the phasing. There's also this rendering of the building that will eventually front Market St.

Source: www.construction-today.com

I hope this is still being tweaked, because it's definitely not as interesting as the original renderings.

Progress photos from today (there's been a lot):

They appear to be up to floor 19. The cladding appears to be quite different than the rendering at the top of the thread.

A little clarification in order: This thread is about "Phase II" (unless you wish to change it) which is completed and renting as the giant red sign indicates (Phase I being more or less full).

The vacant space "still waiting" is the location (I hope) of Phase III. I say "hope" because I'm not sure if we know whether that spot--fronting on Market St--or the remaining interior section will be built as Phase III--it is a 4-phase project.

http://www.socketsite.com/archives/2...versus_re.html
In fact, there was some value engineering such that only about ⅓ of the building here labeled Phase II was built as Phase II--the part fronting Mission seen here in the lower left corner with the label on its roof. The remainder of Phase II will probably ultimately be Phase IV. The building on the far left should be Phase III which they have cleared but so far not built on.

It may well wait a while longer for Phase III, regardless of which section of the lot it will be built on. Angelo Sangiacomo, the owner/developer, is entirely self-funding the thing which means he has to wait for the cash flows from Phases I and II to build up before he likely has the cash for Phase III. He's in his 80s and this is his baby--something he's been trying to do for decades. So he won't wait longer than necessary.

This photo shows the 2 completed phases, I and II, pretty clearly (the building next door on the left is SOMA Grand, a condo).

Do we have a Phase III thread? If not, I can retitle the thread so posts don't have to be moved.

Not that I know of. It's just a dirt lot as you pointed out but we can call it "proposed". First, you have to figure out what IS "Phase III". SFers have batted that around for a couple of years as I and II were built.

Here's a Socketsite article from June:

Trinity Place Watch: Timing, Destruction, And Design

Quote:
Trinity Place Phase 3 Site

With the 418-unit Phase Two of Trinity Place at 1190 Mission Street now scheduling move-ins for August, Trinity Plaza (the old Del Webb Townhouse motel) has been reduced to rubble and the site for Trinity Place's 545-unit Phase Three along 8th Street is being prepared for construction.

As we first reported last year, the construction of Phase Two doesn't appear to support Arquitectonica's "holey" design as was originally proposed, a report that the new rendering above would appear to confirm.

Care to keep a real-time eye on Phase Three's progress or catch a time-lapse of the Del Webb’s demise? You're in luck, for there’s a cam for that: http://oxblue.com/open/trinity
So it sounds like you may be right. If the design for Phase II was changed does anyone really know exactly what Phase III will look like?

I have been hunting for a rendering for a year and haven't found anything. This is possibly the development that will rule them all in Mid-Market due to its sheer size. I have had friends give bad reviews to Phase I though.
