I used my "free" extra hour this morning to extend my usual walk down into this area. I am not especially familiar with these developments, but I am sure someone else will be able to provide captions. These shots should give an overview of the styles being used in Mission Bay. Tough lighting conditions, though....

Stunning UCSF neuroscience building coming online

If nothing else, University of California, San Francisco, neuroscience researchers will have a stunning building in which they do stunning science.

Starting this month and over the next couple of months, researchers will be moving into a $200 million, 237,000-square-foot building that blends research and some clinical space to treat patients with various brain and central nervous system disorders, such as Alzheimer's disease, multiple sclerosis and amyotrophic lateral sclerosis . . . .

Booked: Mission Bay hotel
Strada checks in with $220M hotel, retail, housing deal

Strada Investment Group has acquired a three-acre site across from AT&T Park in the northeast corner of Mission Bay and plans to develop a $220 million mixed-use project to include a hotel, retail and residential units.
The project will transform one of the most prominent development sites in the city — a triangular Mission Bay parcel that is on the channel, kitty corner to AT&T Park with frontages on Third Street and Fourth Street. It is the only site in Mission Bay zoned for a hotel . . . .

Strada is working with architect Arquitectonica . . . .

Strada has emerged as an active, powerful and politically astute real estate advisory and investment firm. The Golden State Warriors recently hired Strada to help the basketball team build a $600 million arena at Piers 30-32.

At Fifth and Mission streets, Forest City is using Strada as a consultant on 5M, a mixed-use development that will likely total 700 housing units and 1.3 million square feet of commercial space. In 2010 and 2011, Strada helped Salesforce plan a 2 million-square-foot Mission Bay campus, a project which the cloud computing company abandoned earlier this year . . . .

The land deal also triggers the start of the design of one of the remaining portions of Mission Creek Park. Mission Bay Development Group will seek a landscape architect to design a 2.4-acre park between the Third Street and Fourth Street bridges along Mission Creek . . . .

There are currently 1,000 units of housing at some stage of development in Mission Bay with another 600 units likely to be under way in the next year. Most of that housing will be completed by 2014 when Stada is hoping to be under construction.

While Block 1 zoning calls for a 500-room hotel, Strada will likely seek to build a smaller hotel along with apartments or condos. At a recent real estate forum, Cohen said that hotel development in San Francisco is only economically viable if retail and housing are included.

“Hotel doesn’t work standing on its own,” Cohen told the audience.
Hotel consultant Anwar Elgonemy of Equinox Hospitality called Block 1 “a sexy location and a great gateway into San Francisco.” But he said that 500 rooms is “too much.”

“I wouldn’t do more than 250 rooms there,” said Elgonemy. “The sweet spot for hotels to cover fixed expenses is between 180 and 250 rooms. Why build a bigger hotel when you can’t fill it? Build a smaller hotel, you’ll have higher occupancy and higher room rate, and then use the remaining land to create residential and retail to give the project that 24/7 buzz” . . . .

Zoned for a 500-room hotel and 50,000 square feet of retail, the rendering above was developed as a concept for Farallon Capital Management which has sold the Mission Bay Block 1 site to Strada Investment Group which plans to build a hotel, retail and residential.

I hope they retain the height shown in the rendering. Not a huge tower, but significant for the area...at least currently.
