No no, not your list. I mean they have been doing these short projects that should have been finished. What's taking them so long??

Well, with regard to the overall Orlando outlook, I think we should look at what's going on globally again to put things in perspective:

1. Downtown projects (as mentioned earlier)
2. Lake Nona-- VA Hospital, UF Biomed Bldg; Nemours (all u/c and/or almost done)
3. Maitland- Adventist HQ; other 6+ story office u/c at 414 & 434
4. UCF: University House- on 434 urban housing
5. WDW- Four Seasons hotel; Phase II of Pop Century Resort
6. ORHS- new ER bldg fronting Orange Ave; 11+ story new bed hospital
7. 429 realignment to Plymouth and new interchange with 414
8. 417 & 408 new interchange and realignment
9. I-4 & SR 44 & 417 new interchange
10. New road connecting I-Drive to I-4, Palm Pkwy, and Apopka-Vineland Rd
11. I-4 & 192- interchange improvements
12. new hotel at 535 & 192
13. I-Drive & SLR hotel redo- new tower and conversion of 2-story bldgs to retail fronting SLR
14. I-Drive at Wet n Wild-- new hotel tower (Ramada?)
15. Publix Distribution Center-- 528 & 551 by OIA
16. Sunrail System construction Phase I from Debary to SLR stations (DeBary, Sanford, Lake Mary, Longwood, Altamonte, Maitland, Winter Park, FH South, Lynx Central, Church St. Station, Amtrak (Atlantic Station/ORHS), Sand Lake stations); plus double tracking improvements;
17. Maitland- new Main Fire Station in their downtown- gorgeous.
18. Baldwyn Park- new apt/condo on the lake u/c

I'm sure there's more; just off the top of my head for now. there is a lot of activity around town.

Orlando is doing well in many ways , I am glad to see that , hope it continues , I just wish we had more towers downtown , maybe 3 to 5 towers would be the Orlando skyline really cool looking , I like it already but it would be better , Orlando is not a small town , it is a major metro region and deserve it a bigger skyline

Sorry, no photo of the new fire station.

Another project is Estates at Millenia. It is phase I and is between IKEA and Bloomingdales. Adds a lot of density to that development. Phase II is supposed to be bigger.

Also, the office bldg at Kirkman near Carrier Dr is phase I as well. The entire tract is supposed to get developed.

^Non Downtown office buildings do nothing for me. I did get that first phase of Mellinia. From looking at it I don't understand where Phase 2 will fit in!

I agree about suburban office bldgs, except for the fact that the one project on Kirkman near carrier will ultimately fill that empty tract of land that's been an eyesore for that sector for decades. There's more to Orlando than downtown, and Idrive needs help in that quadrant.

I agree. I drive needs help. I'd wonder how a business culture would fit into the mix on I Drive? although tourism is a business.

The Alta building and the Fun Spot expansion should bring some new depth to the skyline in this area. How is the strip plaza on S. I-Drive where Bella Vista was going to go doing? How much of the original plan is kept in this new development?

Any word on CityMark, Douglas Grand, Grand National, Village of Imagine or any of these other towers? If I-Drive follows the downtown trend we should see a few of these projects revived but smaller than before. I'm hoping for CityMark and Douglas Grand the most as this area needs to biggest help. The Grand National Drive flyover will help this area as well. The flyover will make these north I-Drive projects within walking distance of Universal and the outlets.

Village of Imagine is also needed but I've always felt this project needed something more than what was planned.

Glad to see these plans are on again, though just under a third the size of the initial plans. 100,000 sq ft seems a bit small as the current building is at about 115,000 sq ft. I do expect/hope for a second parking garage and pedestrian walkway over Vineland Ave.

This area around the outlets has a lot more growth coming to it. The area north of the new site is approved for 1.1 million sq ft of retail space (imagine the original size of Mall at Millenia area but a bit larger), 545 hotel rooms, 600 time shares, and 650 multi-family units. This is all part of the Wildwood Area Road Network that includes the fly-over over I-4 that is now being constructed. This fly-over will eventually become a full interchange but that is a ways off still. With approval for that much retail space next to the site that Simon is buying 100,000 sq ft seems a bit unstated for their site. I hope that the new outlet plans also include a hotel tower or two. I never understood why these outlets didn't have a hotel on top of the stores.

I covered this new road network back in March on my blog that will eventually connect Vineland Ave here with with Apopka-Vineland Ave and will run across I-Drive and become a parallel road to I-Drive along it's southern route here (though the road will change names at the I-Drive intersection.)

Interesting. An Additional 1.1 Million Space? but for what? Whats not already in the tourist corridor to build there?

We could use some more half day style attractions. SeaLife, Madame Tussauds, and Titanic are all a good start but a few more would be nice. I would like to see Titanic get its own custom built museum (that is if the exhibit stays here). I wish the CSI and Star Trek were permanent. Vegas has been trying these smaller attractions though I must admit that they have been mostly a struggle there.

Outside of that I imagine it would mostly be more outlets, a few restaurants, and maybe a large department store or two. The closest Super Target is at Milenia, a tourist one might be nice. We need a large Times Square Toys R Us, since our FAO closed, but that would go better at Florida Mall or somewhere like that.

What are we missing? Groupe Casino or Central Group both aren't here. Obviously we could always use some European (like Debenhams) and Asian luxury brands but more specifically I think we're missing: In N Out, Trader Joes, Marie Callender's, and Lord and Taylor. Are the only ones I can think of off the top of my head. Any others?

While we do have most major brands it's time we start getting some of the smaller brands that are only in major cities.

Dr. Philips forgotten Rialto tower is back

This will add some good density along Sand Lake Road.

Your right. We could use more half day attractions. Somehow or another I wish we could have a gatorland like attraction or a zoo in Orlando. Wer'e missing that. We have animal kingdom but it's branded. i'd love to see a none branded zoo in Orlando.

I'm not sure what In and Out is or Trader Joes but anything will help. I've heard of a Burger Expansion from Tampa and West Palm in Orlando with new locations starting on international.

I also wish Dave and Busters was incorporated with the new Ferris wheel area, that would be wicked awesome instead of stand alone.; Would definitely provide more foot traffic and that lot D & B is on now can be more utilized.

The new development on Sand Lake looks awesome. Fits that area nicely.

fantastic. this will really add to the density there and will be as you mentioned visible from I-4 tucked in behind the Drury hotel.

FYI, Madam Tassauds is going in at I-Drive Live and Lord & Taylor had a store at Fla Mall but corporate shut down all southern locations 10 years ago.

Lord & Taylor, however, has an outlet store at the Dolphin Mall in Miami though.

I loved the Florida Mall location. They are currently expanding and going back into many of the markets they were in before. I hope we get one again.
