Just received an email from Better Homes stating that JP 5 beds started handover today, anyone have info ? Could just be a PR stunt I suppose....

We own a 5 bedroom, and we received a call from courier saying they want to deliver a package from Nakheel. I am assuming this is the handover notice. I also passed by and went into Jumeirah Park a couple of hours ago. The 5 bedroom area is completely cleared out of all caravans and construction staff and materials.

I have just talked to Nakheel and they confirmed that the notices went out and they started the delivery of 5br villas

Hi all congratulations finally the time has arrived.

i have been getting calls every hour from brokers for my regional 4 bed, there seems to be a lot of interest in the property. infact 1 broker went to the extent of offering me 4.3 million without me showing any intrest to sell. i believe the the news going around about the hand over being soon has suddenly created a market and a price. lets hope for the best and many congratulations to us all who've spent years on this forum just in the hope of this day to come. and goin by that i can already see that we'll have quite an efficient and effective owners association.

Good news indeed! Congratulations to all, please update us on the snagging details as we are still waiting for Package 2a. Also, any updates on the service charges?

The service charges for Jumeirah Village next door, if thats an indicator, where ca AED6/sqft and that would put a JP villa of 3600 sqft at AED22000/year. I question why Nakhel would even charge us a service fee at all as the community is a moon landscape and will so remain for a long time. The villas themselves are under warranty so we are only talking about common area community service charges.
Emaar charges ca AED2,5/sqft for the Springs villas next door putting a 2400 sqft villa at ca AED6000/year. Springs or or all of the Emaar living area is a matured area with lots of greenary and lakes in the neighbourhood requiring lots of care. Bottom line regarding the servive fees, the budget the service fees are based on need RERA's approval. I kind of doubt that Nakheel will bother to get RERA's approval ( although I suspect its just a rubber stamp job anyway ). Technically, per Dubai Strata Law, the owners of the JP villas are free to contract with any company for the service of the common areas. But based on experience I know that Nakheel will force you to sign a service contract with a quasi Nakheel subsidy service company at high price or, illegally, withhold the key. But as Nakheel is well aware of the fact that most owners having waited a very long time for handover, Nakheel know that we will sign whatever papers are put in front of us to get the key. |

congratulations to all JP Owners, the wait is over!
On the note of service charges, I wonder if they will waive the 1st year charges like some properties have done. Secondly, any news on the service charges itself, this will be the make or break in the viability of this project as a rent driver, consequently, affecting the property values also. As a owner, if one is not getting a 5% return after service fees, there is the danger of low resale values & low interest from investment buyers. |

Kindly be informed that the 30 Day Notice has been issued for your property in Jumeirah Park , this has been issued by the Nakheel Customer Service Department courier, if you are financed please kindly contact your bank for the handover documents.
I am contacting you from the Handover Team regarding the snagging site visit, if you would like to make an appointment please kindly contact Nakheel Customer Services Centre to arrange this. Kindly note that the snagging site visit would need to occur prior to the expiry of your Completion Date 3/07/2012, A minimum of 48 hours notice is required prior to the 1st snagging inspection. A minimum of 24 hours notice is required for cancellation of the snagging appointment, no further appointment will be allowed if cancellation is made in less than the 24 hours period. Only one rescheduling of snagging appointment will be allowed. Only one snag list will be accepted during the 30 day notice period. The snag list prepared will be in Nakheel’s snag sheet format only and no other formats (i.e. consultant’s format) will be accepted. The Owners are to be advised that they should arrange their snagging inspection during the first week of the 30 Day Notice period to allow enough time for all snags to be completed prior to the handover the property. Snagging appointments can be made from Sunday to Thursday, between the following times: - - 8.00am to 12pm - Please note that if you are more than 30 minutes late for the appointment, the appointment will be lost and no further appointment will be allowed. The Snagging time allowed is a maximum of 1 hour per property. The snags recorded will only be accepted from the owner of the property and no other third parties. Only the owner(s) of the property should attend for the snagging inspection and there will be a maximum of 2 persons allowed within the property. Additional parties other than the owner will be asked to leave the property during the snagging inspection. If the owners cannot attend the snagging inspection or do not attend for the appointment made, no further appointment will be arranged and Nakheel’s PMT and contractors will snag the villa on the owner’s behalf. Snagging appointments will not be accepted 2 days prior to the expiration of the 30 day notice period. Owners will not be allowed a site visit or snagging inspection on expiry of the 30 days notice period. These properties will be snagged by Nakheel/Contractor on the owners behalf. Minor snags will not prevent the property from being handed over to the Owner as per the PSA. The “Service and Community Charges” will be effective from the ‘Completion Date’ as notified by Nakheel in the ‘Notice of Completion’ letter. |

Hi JP's...
Did anyone get their villa yet?? they said the handover is ongoing... but i dont see anyone getting their units.. any comments on that? |
