That's a basic model. Just a bathroom and a kitchen sink and counter, flooring, that's it. The rest is bare open space. Marami pa ko pagagawa dyan after turn over. Planning on extending the 2nd floor on top of where the carport will be. I like to have a small family room upstairs ( in my case my "man cave" hehehe). I think since I don't have a neighbor on the left side of the house, I can extend the 2nd floor too on that side and I don't need a firewall. I don't need a backyard, my kids have flown out of the nest. Dayam, it sounds like I'm building a another house! The wifey was there this week and took some pics to give me an idea of extended houses. She said there are significantly more houses now that popped up like mushrooms compared to last year when I looked at the place. Hardly any vacant lots now. My neighbor in the back is moving-in. The place is now almost full. A very good thing indeed! Especially in terms of appreciation in the value of properties there.

Eto maganda! Maia extended with additional room and balcony. Carport with a garage door.




This one's another Maia. Nice and clean! No extension but I think there's a maids room at the back of the carport.

actually dpat pilitin mo agad sila na matanggal ung temporary posts kasi meron akong mga nakita, sa phase 1 pa un, hanggang ngaun d pa inaalis. may residing na tlga sa tabi nya. baka hindi na un iprioritize ialis.

Any idea about restrictions on construction/Fencing/extensions etc in REN? Parang mas maganda designs ng house sa settings compared sa REN and the house looks bigger. May nakatira na kaya sa REN?

mgnda sa REN. mas malaki naman dun ah. di ba 94sqm pinakamababa dun compared sa thea na 88sqm pinakamalaki sa settings? muka lang malalaki house kasi pahaba.

You'll get your red book for home improvements nearing your turnover schedule but you can actually request it ahead of time. Just e-mail Avida to request it and schedule for pick-up.

I agree w/ Parisg12 at may handful residents na ata sa REN. Kame susunod na if ever on-schedule yung June turnover.

Anyone here na nagpapagawa ng haus sa Settings ? Hows ur experience ? Mga magkanu ba estimate cost ng Celina Model. Any recomended contractors .?

susunod ka lang sa requirements ng deed of restrictions (DOR). yun yung booklet na ibibigay sa iyo sa turn-over. andun yung recommended specs ng bakod. mag-submit ka lang sa village admin for approval ng plans mo...

Finally, got word from Avida that our unit at Ridgeview Estates is ready for turnover. At long last.

Any tips on what to expect? Does the unit have water and electricity already?

in avida settings water and electricity are included in the turnover

Congrats! Ours was moved to end of June since some exterior paint job didn't pass the QC. Better contact Rudy H and ask about the process. Let me know also ok?

many thanks... kaylangan pa ba nang building permit sa munisipyo kung bakod lang naman and simple design lang and within sa recommended specs.

With or without a house should be the same rate.

I think 6 per sqm is monthly rate for Treveia. Annually that is 72 per sqm! More expensive than an Ayala premier village (not located in Nuvali) which ranges 50 to 60 per sqm annually.

Yes, that's right, it is 72 per sqm annually. I really do find it steep. Could there be a possibility that the rate might jack up as the subdivision gets populated? I understand association dues are meant for making the place organized and well-maintained. I hope the amount we are paying will be worth it.
