Apartment real estate trust AvalonBay is in contract to buy a development site at 55 Ninth St., the group’s first investment in a suddenly-hot greater Mid-Market neighborhood that is seeing a wave of investment and development.
AvalonBay expects to begin work on the $125 million project next (i.e. this) summer. The 260-unit apartment complex will rise from a fenced-in dirt lot behind the vacant State Comp Insurance building. It is also across the street from Market Square, the art deco landmark at 1355 Market St. that will house Twitter’s headquarters in 2012.

AvalonBay is planning on breaking ground this June. Wow, this area is going to have cranes everywhere!

This is not the first time AvalonBay has been a pioneer in San Francisco. The group was the first market-rate developer to invest in Mission Bay, eventually building 800 units in three projects there. Elsewhere, AvalonBay plans to break ground on 55 Ninth St. in June, a 273-unit development near the new Twitter headquarters in Mid-Market. AvalonBay is also working on the entitlements to build 180 units on Parcel P in Hayes Valley, the largest of the city-owned sites along Octavia Boulevard freed up when the Central Freeway was knocked down.

Nice! Can't wait to see all the construction in Civic center/the Tenderloin/Mid Market go into full speed.

55 Ninth, 10th and Market, 1415 Mission, 1400 Mission, 121 Golden Gate, 701 Golden Gate, 1036 Mission, 186 Eddy, and Trinity plaza are all either approved or under construction, and are going to be rising at the same time, and within blocks of each other.

It's going to be even more exciting when we start seeing that volume of development in the Transbay/Rincon Hill areas of SOMA, because when that happens, it's going to include multiple legit skyscrapers instead of just one plus a bunch of shorter highrises/midrises.

As of July there should be at least 2 "legit skyscrapers" going up: One Rincon Hill #2 and Crescent Heights at 10th/Market. I'd count 24 floors at Trinity Place more than "midrise" too. Indications are that Foundry Square 4 might also get going pretty soon but that is, indeed, a midrise. If that doesn't happen, then look for activity at 535 or 350 Mission. SF's office market is now about the tightest in the country. Somebody's going to put up a new office building soon.

Yeah I can't wait for Rincon Hill #2 to finally go up. As for 24 floors being a "legit skyscraper"? Perhaps. Personally I feel anything under 300', while certainly tall, is a bit short to be described as "scraping the sky". But that's just my opinion, other people could consider it a skyscraper. As for "mid rise" I was referring more to the smaller buildings being built/approved that are around 8-10 stories.

Anyways, it's an exciting time for SF.

AvalonBay plans Mid-Market rentals for Gen Y tenants

Apartment 2.0 is coming to Mid-Market in San Francisco.

AvalonBay has completed its acquisition of 55 Ninth St., and will start construction in July on a $125 million development that will add 273 apartments to the rapidly growing neighborhood.

The project, right across the street from the new Twitter headquarters at 1355 Market St., will be different than AvalonBay’s Mission Bay projects in that it will be an AVA community, a new brand the company started to appeal to the sort of Gen Y renters who populate the offices of Twitter and other growing San Francisco tech companies. The AVA model draws on the flexibility and social interaction popular in the workplaces of social media technology companies.

“The common spaces will be designed to feel more open and flexible with communal tables, a range of seating areas, video, WiFi, and plenty of charging outlets, to encourage a sense of connectedness,” said Meg Spriggs, vice president for development for AvalonBay Communities. “We took a lot of inspiration for our common areas out of co-working spaces and coffee shops.”

While the apartments will be smaller than is typical in AvalonBay projects, they will include an abnormally high percentage of two-bedroom units, Spriggs said. About 60 percent of the apartments will have two bedrooms, which is meant to cater to young professionals wishing to live with roommates . . . .
