AvalonBay is planning on breaking ground this June. Wow, this area is going to have cranes everywhere!

It's going to be even more exciting when we start seeing that volume of development in the Transbay/Rincon Hill areas of SOMA, because when that happens, it's going to include multiple legit skyscrapers instead of just one plus a bunch of shorter highrises/midrises. |

As of July there should be at least 2 "legit skyscrapers" going up: One Rincon Hill #2 and Crescent Heights at 10th/Market. I'd count 24 floors at Trinity Place more than "midrise" too. Indications are that Foundry Square 4 might also get going pretty soon but that is, indeed, a midrise. If that doesn't happen, then look for activity at 535 or 350 Mission. SF's office market is now about the tightest in the country. Somebody's going to put up a new office building soon.
