They have launched residential project in Divyshree Techpolis located near Yamlur, where Logica CMG & I2 technologies have their campuses.

A concrete plan for Kanakapura Rd’s last surviving green patch

One of the oldest surviving green patches on Kanakapura Road off Banashankari temple in Bangalore South will soon get a concrete face. The lush Nilgiri plantation, popularly known in the area as ‘Sarve Topu’, owned by the Khodays, has been transacted for a joint development agreement.

The 40-odd acres of plantation, which is part of a former glass factory, is being proposed for mixed use development — residential complex, IT spaces and a high-end mall. The land costs nearly Rs 12 crore per acre.

As Bangalore East has reached the saturation point in terms of realty development and Bangalore North towards Devanahalli is getting clogged, developers are now eyeing the Kanakapura Road.

The stretch between Sarakki and Talaghattapura connecting the state highway, which was once a village, is the most happening place, thanks to the Namma Metro cutting through the corridor. The adjoining areas, where the real estate prices had hit rock bottom, have woken up after the BMRCL announced and commenced the construction work.

The who’s who in the industry — Mantri, Puravankara, Brigade, Sobha, Nagarjuna and the latest entrant, Prestige Estates, are making a beeline to the place.

One of the early birds on the stretch were the Khodays, who set up a brewery and glass factory from 1972 onwards. A popular yesteryear watch brand, Hegde and Golay, was the first to set up its factory here.

Says Hari Khoday, the senior-most member of Khoday family and managing director of Khoday India Limited, “Prestige is doing a joint development project with us on our property.”

The 70-year-old reminisces the days when the area lacked even bus facilities. “When I came here in the 1960s, there were no buses. Farmers got the KSRTC to ply buses to the area. Though the stretch was a village, it woke up during 2005 onwards. We put up our brewery and glass factory after getting the land allotted by the area development board,” he says.

Majestic Developers managing director S A Rehman, who has an office at Sarakki Gate on the Kanakapura Road, said during 2002-03, the property price was around Rs 1,000-1,200 per sqft. In the subsequent years, it was around Rs 2,000/sqft. Besides the Metro, the corridor also saw a lot of good schools coming up.

“Once the Metro was announced and the road widening work commenced, the property prices shot up. With big realty houses stepping in, the corridor has seen a real boom. Now the prices are in between Rs 3,000-3,850 per sqft,” says Rehman, who has been in the realty industry for a decade.

It plans to launch another five clinics with similar capacity in the next six months in the state. These could be either standalone clinics or those set-up in partnership with leading hospitals and medical colleges. Several patients from Karnataka who have experienced NephroPlus care at its facilities in Andhra Pradesh at Banjara Hills, Marredpally and Santoshnagar in Hyderabad and one at Mahabubnagar, expressed interest in NephroPlus setting up similar units in Karnataka, according to VikramVuppala, CEO and founder, NephroPlus.

NephroPlus also has a facility in north India at Kanpur. Its objective is to prevent cross infection at all centres including the one at Kanpur. To this end all the units are monitored by a first-of-its-kind remote monitoring system to monitor machines and RO(reverse osmosis) plants, to proactively manage outcomes thereby ensuring zero cross infection.

India accounts for 20 lakh ESRD (End Stage Renal Disease) patients with one lakh new cases annually driven by diabetes and hypertension. ESRD cannot be treated with drugs and dialysis is the only option. There are some improvements in the dialysis process itself that are constantly being tried and adopted. However, the state of kidney care in India currently is in a shambles as more than one-third dialysis patients get infected by life threatening HIV, Hepatitis C and Hepatitis B infections during dialysis.

Bangalore-based Anu Solar to open 2,000 solar product stores in India

Solar powered electronic products will now be available at retail stores across the country. These stores will sell varied products ranging from solar water heaters to solar powered calculators, caps with fans that run on solar power, solar power storing batteries and inverters.

Bangalore-based Anu Solar pvt ltd, a leading manufacturer and seller of solar products, will open 2,000 stores across India on franchisee basis.

"These will be called 'one-stop experience stores' as the store and all the office equipments will also run on solar power, in order to show the public, the use and benefits of solar power," said T J Joseph, managing director, Anu Solar.

The government wants to encourage the use of solar energy but currently there are no private retailers for solar products.

The ministry of new and renewable energy has been promoting private entrepreneurs to open 'Akshay Urja shops' to sell and promote solar products but since 2002, only 300 shops have been established across the country and a good number of them are not functioning and there is no shop in the capital.

"We want the public to experience the power of solar and also raise awareness for the same," said Joseph. For Delhi, Joseph said there was an expression of interest from a client who plans to open 40 retail stores.

The company plans to make at least 20 stores operational by the end of the year, including one each in Bangalore and Madurai by September. With an investment of around Rs. 25 lakh per store, the turnover expected is Rs. 6 crore per year per store. By the end of the current financial year, the company hopes to open 50 stores.

These stores will sell a variety of products at MNRE subsidised rates. "As we are channel partners with MNRE, we provide government-approved subsidy on all products," said Joseph.

Solar photovoltaic cells, solar power storing batteries, inverters, solar water heaters are some of the products which the company will propagate the most and major sales will depend on them.

But to raise awareness and draw the interest of the consumers, the company has planned to put on display some interesting stuff like caps with fans that will run once you are out in sun, toys and calculators that can be recharged by solar power, bags with solar powered mobile charging points etc.

There is a 5-year unconditional warranty on all the products except solar power storing batteries for which the warranty period is 3 years. Anu solar will train the staff and will provide after-sales service on all the products.
