The article is misleading, it is the groundscraper where construction will start in April 2012.
The tower is expected to begin in March 2013 and complete in November 2015. http://www.hammerson.com/phoenix.zht...p-developments |

Do you mean this plot in particular? Because what I'm referring to is the general tendency for taller builders being built further and further from the main cluster... The problem is if this continues may create enormous development pressure that overwhelms the historic fabric/character of nearby areas such as spitalfields, shoreditch.

that will happen whether it is a skyscraper built or not. The light bar was included in the areas conservation area, so that is pretty much the limit here, why not have a nice juxtaposition with a decent tall building? The Citys march will continue into the old bishopsgate goodsyard and there will be tall buildings there too, again maximising development in the available land. Certainly tall buildings of sufficient size will take pressure off existing building stock. Lets face it it is the strict rules regarding tall buildings that has caused so much bulk creep in the core economic areas of London like the City and Westminster and where interesting old buildings are easily replaced due to the high economic value of the plot that conservation areas generate.

Shoreditch is hardly unique though, either in terms of building stock or character. The trendsetters left years ago further East or North or across the river. Much of the area near the ELL station already caters for the suits and general corporate lot whilst go on a weekend and you'll see how much of it is pretty mainstream in terms of the crowd. The nearer you get to Dalston would probably have you right, but towers won't end up anywhere near there. I imagine around Principal Place is likely to be as far north as skyscrapers go, the real movement will probably be East if there was to be spillover.
Let's be honest, much of the traditional East End is pretty shit, especially close to the City. A few mins walk from Brick Lane for example features a lot of post-war crap. There are moments of interest (I think Whitechapel has potential, at least it is wide and feels spacious) and knocking half of Spitalfields was criminal but they're the exception IMO. This is all rather moot though as I doubt beyond BGY they'll be any demand for towers in the next 10-15 years, but which time the area could have changed significantly (for example the Bangladeshi population in TH may have declined by up to 5% by this census and I'd wager that is the western extreme of the borough) Last edited by kerouac1848; November 9th, 2011 at 06:57 PM. |

It wont the extent of high rise development is pretty much bordered along Bethnal Green Rd and the Bishopsgate Goodsyard, a lot of which is listed. Its not going to lead to whole swathes of historic Shoreditch, whatever that is, being lost. Most of the activists in the area so against modern developments seem to think because they happened to move to Shoreditch before the area has become what it is seem to think no one else should be able to live in this centrally located area. |

The obvious place to expand the city is the area bordered roughly by Bishopsgate, Moorgate, Commercial Street and Broadgate. Yes, there are a few decent boozers round there but generally speaking there's little that wont be missed. After that, it's Commercial Road and the Highway, which are already being developed at the City end. A few scrapers along there would join up the City to Canary Wharf, eventually.

I just this week walked past and the hoarding is going up, looks like they're preparing to demo right up to curtain road, didn't know the papermill was going.
This will be interesting to watch as I've just moved to a building nearby on the 7th floor.

Update
Site clearance well underway, with several diggers on site and 20 construction workers. I am surprised this has not yet got greater attention as this will be a substantial building.

They're only building the low rise element , when they start on the 160m tower, people will take more notice.

You can get a good view of this site from the Queen of Hoxton Bar's roof terrace. It's next door and four stoeys up if anyone fancies going up there with a camera.

Plough Yard
Spotted images of this new development on flickr, covering the entire area just above Principal Place. "Public consultation" seems to have taken place over the weekend.
http://www.flickr.com/photos/acme_/s...7630081014784/ Maybe worth a new development thread? |
