Nice photo kailash.

If the whole project is completed as planned. Then we can get some wonderful lakeside skyline pictures. If signature tower ever gets built then you could call those incredible.

Initial plan was to build a skyline

The initial plan was to build a skyline along the lake and the project cost was 50 billion rs because they planned to build the high rise signature towers.

They all seem to be doubtful now , of the 5500 crores , they already spent around 2750 crores. The delay of the project already put lot of stress on the input cost. They only completed only half of the planned towers, IT parks are not ready completely. So it is a long way to go before we see what they projected to be true.

Seems they already got rid of Manhatten styled luxury apartments and replaced them with villas. I would see the project not being delivered to what they initially planned.Getting rid of Signature Tower would bring the project back to profit but the explanation they give is the market is not ready for such apartments.

A recent article

Quote:
After a delay of around five years, Lanco Hills, the am*bitious mixed-use pr*oject by Lanco Infrastructure, seems to be back on tracks now. The Rs 5,500 crore project, that includes high-rise residential blocks to IT park and entertainment centres, hopes to become a landmark in Hyderabad, when fully completed.

The project has 12 residential towers ranging between two and four bedrooms that are priced at Rs 3,500 per sq ft. The units with lake view are priced at Rs 3,700 per sq ft. As of now, six towers are complete and the company may take another two years to complete the rest of the project. Architects RSP Singapore and Belt Collins, Hong Kong have designed residences for this project.

Apart from the residential towers, the company prefers to wait and watch for the demand to pick up before developing the rest. “While the residential segment will be complete in the next two years, we will wait to see how the demand supply situation works for retail and IT space,” said S Pochender, CEO of Lanco Hills.

The Supreme Court recently ordered a stay over high court’s decision to halt the construction of the project following a controversy over the land belonging to Wakf Board. After the launch phase in 2007, the company had seen several cancellations in the bookings owing to the real estate slump in 2008. Later the company dropped prices, in view of the pressure from competitors too.

According to the CEO, the company saw 30 bookings in May alone and would now start marketing again as well. Lanco has so far spent Rs 2,600 crore towards building infrastructure including power, waste management and roads, among others. The project had earlier included an option of 150 service apartments and residents can also choose to walk down to the 2.5 million sq ft mall with a recreation zone that also promises a 16-screen multiplex. But this may take time before it sees the light of the day.

Another attractive feature of the project was its tallest residential structure – signature towers, when complete which could be the tallest in the country with 114 floors. But the company says they would wait for a conducive environment before going ahead with it.

The 100-acre project located near Gachibowli, the business hub of the city -also has a plan to develop a 5 Star hotel, Grand Hyatt with 400 rooms along with Holiday Inn, a 350-room business hotel. The IT Park, including IT SEZ for over 75,000 professionals and two towered office structure also form part of the project.

What the hell does this mean, they are saying they will complete "the rest of the project" in 2 years which would seem to suggest that Signature tower is dropped.

But they talk about signature tower in the end.

Can these people write articles that makes sense, or atleast explain if construction of signature tower was excluded from the "two year" time limit.

They are going ahead with fully residential towers as its demand is fairly good now to be completed in 2 yrs time... They are waiting for conducive environment for developing signature tower and IT space, hotels and malls and shit... so, signature tower is not scrapped at all

Smart move by lanco, hyd in its present situation is in no hurry to get a supertall, we need a lot more 30 - 60 floor buildings before we hit the century mark. Also infrastructure and fire safety needs and logistics need to be improved drastically before going ahead with such supertalls.

But having said that, I do feel the Hospitality and IT sector is on a rise, and Lanco should definetly go ahead with those projects instead of the wait-till-the-dust-settles approach.

Just hope the ensuing drama in the state subsides soon and development becomes a forefront, with or without the TG factor.
