^We bought ours late 2010 (pre-selling) but they were still flatting out the land at the time. Yours will definitely be faster, probably around 8 months.

Let's do some analysis:

Kung bahay mo nasa regular neighborhood lang ng manila, di gated, walang security, the likelihood na maakyat bahay ka is like rolling a dice. Ang mga akyat bahay ay di basta basta pumapasok at random sa mga bahay. May pagmamasid at plano na ginagawa yan.

Sa Nuvali, tatlong checkpoint dadaanan mo bago ka makapasok. Mahirap makapasok ang mga taga labas para magmasid ng mga bahay duon. Kung meron man maakyat bahay, malamang taga duon din sa loob yun o kaya may kilala sa loob. Napakalaki ng risk sa isang akyat bahay na basta basta lang na tatalon ng perimeter walls at tatarget ng isang bahay na wala silang alam at walang plano. Lalo na sa isang village na may sariling security force na may roving patrol at mas mabilis makakaresponde. So bottomline, whether nakatira ka sa karaniwang lansangan ng manila o sa loob ng village, may risk pa din kasi mahirap pigilan ang isang taong kapit sa patalim na may pamilyang nagugutom o kaya ay adik sa droga. Pero if you compare the risk of of living inside a village like nuvali sa regular neighborhood ng isang barangay, very low ang risk ng Nuvali.

Oo nga, posible din yan. Pero kung walang nakatira, ibig sabihin wala din gamit sa loob, so wala syang mananakaw. Mahirap magbitbit ng inodoro at lababo at maglalakad ka sa loob ng subdivision. Parang may sign ka nun na "Magnanakaw ako." LOL

kaya ako bumili sa nuvali ay ayaw ko na intindihin ang akyat-bahay kumpara kung saan ako nakatira ngayon. yun lang!

well definitely mas safe sa nuvali compared to the city, sobrang laki kasi ng nuvali area hopefully security has enough resources. Speaking of Nuvali security parang wala pa akong nakikitang mga CCTV nila? or nakatago sa mga puno? hehe....may restrictions ba pag maglagay ka ng CCTV sa house mo?

Hahaha natawa ako don ha... Well in our case once nagawa yung house namin sa REN we are planning to furnish it pero walang titira kc time to time umuuwi din naman kami... I guess marami ding OFW nagaya namin na same din ang gagawin.. So sagana sila for sure... hahaha.. Naku wag naman po sana...

Advice ko sa yo, ksi di ka pa naman titira dun permanently, bilhin mong kasangkapan minimal lang at mumurahin lang. Wag kang magiwan ng mga electronics gaya ng TV, stereo etc.. Pag aalis ka na, patago mo sa kamag-anak mo ang mga mamahalin na elctronics. Gaya ng sinabi ko, mahirap magnakaw ng malalaking bagay gaya ng couch, lamesa, kama, fridge, etc... kailangan mo ng truck para mailabas, masyadong obvious at siguradong masisita yan. Puwede mo din pa manage ang bahay mo sa Avida. Di ko alam kung magkano ang fees. Kita mo yung mga model houses sa Avida, di naman nanakawan that I know of. Dahil part ng association fees mo ay pumupunta sa security, maaring masesante ang security pag nagkanawkawan sa loob.
