Oo nga parang walang maintenance ng plant growth sa Nuvali. Just look at this pic, the road is taken over by plant growth. Dapat at least yung mga common areas like sidewalks are being trimmed. Pumapangit tuloy ang area.

We all wanted trees, grass and green; we got too much grass and green it seems. The snake news is scary. Hopefully the HOA will get on trimming the surroundings and the homeowners should start and go trim their surrounding lots. Harap ko, linis ko!

is anyone here a home/lot owner in morning fields? it's not part of nuvali, but it's near. i'm just wondering why there are only a few houses built there, considering it started before nuvali development. i'm planning to buy a lot there. hoping to get some feedback. thanks.

Actually, there's another subdivision just beside Solenad 1 called The Sonoma by Empire East (http://empireeastrealproperties.weeb...he-sonoma.html). Lots were pre-selling at around 9K per sqm when we saw the place last March 2012. Nice modern Asian-inspired model houses as well. Very tempting, but not sure if it's a good buy.

Any thoughts anyone?

We currently live in a project developed by Empire East. Pinabayaan nila yung project. Their brochures showed 2 buses with the logo of the project. The first bus was turned-over to the HOA only when it was already hard to maintain it and was not accepted by the HOA. The second bus in the brochure was just the same picture of the first bus and was never real after all.

Para hindi OT and because of our frustration with EE, excited na kami to move to Nuvali. My family frequently visit our property in Treveia (almost 2x a month) and use the amenities of the clubhouse.

I totally agree. Avida/Ayala should be doing maintenance on all common areas like the sidewalk... Only phase 1 is clear of clutter. Phase 2-4 is not on the same state. Grass all over!!!! how can we raise this concern????

You also have to consider that Avida's still not collecting monthly dues from homeowners in ASNU (imagine since 2008 free pa lahat ng security, maintenance, etc.), so even if we have a homeowners association in place, I'm not sure if it has a budget for landscaping, etc. I don't mind paying the P6/sqm/mo, but I don't know how most residents would feel about the extra monthly cost just yet. I don't think we can be so demanding, better to be proactive, clean your own area.

precisely the point. they should call the owner and ask. i already gave them identification. they shouldn't be asking me what is my business with the owner unless of course i am a service provider but at that time it was very obvious that it was a visit because i had the whole family with me.
nothing wrong with the guard asking me what my business is. i just find it funny. also, to let those who worry about security, this is a good example of how ayala security works...(mahigpit...)

I guess you're SOL if it so happens the lots beside and in front of your property are vacant lots. If the plant growth is already reclaiming the roads, I guess you have to friggin cut it and clean it up yourself? I don't think so! Totally unacceptable! Common areas like sidewalks should be trimmed and maintained by the contractor or the association to prevent excessive plant growth from spreading on the roads. I guess they better start collecting dues then. If not, then it's Avida's responsibility that vacant lots and common areas are maintained.

parang medyo mababa ang mga perimeter walls ng mga villages sa Nuvali kayang kayang akyatin ng mga masasamang loob

ang mga magnanakaw maraming technique yan. sa banko nga marami din security guards na nakabantay pero napapasok pa rin, how much more un mga houses na walang tao...parang ahas dn ang mga magnanakaw maski saan gubat may ahas (kasabihan ng mtatanda) LOL

definitely mahigpit security sa main entrance, but what about the rest of the perimeter walls? eh kayang kayang akyatin yun sana lang may cctv system at least sa perimeter walls man lang, to those living already in settings meron bang security that roams the village at night and even madaling araw? napansin ko pa sa deed of restrictions sobra baba din ng maximum height ng fence na pwede itayo sa unit mo
