KUCHING: D’Island Residence, a flagship development project by LBS Bina Group Bhd (LBS Bina), is set to be an enviable address as it is transformed into an island paradise with 175 acres of land surrounded by a stunning 1,000 acres of water.
The first luxury residential development by LBS Bina was launched in September 2011, following the company’s move into the high-end property segment. It comprises bungalows, semi-detached homes, luxury superlinks and super condominiums.
According to its managing director Datuk Lim Hock San, the D’Island Residence project was expected to contribute a total gross development value (GDV) of RM3.6 billion to the group set for completion in five to seven years.
“D’Island Residence is considered a very low density development project given that we only have 1,035 residential units on 175 acres of land. We will have 237 units of luxury superlink, 298 units of semi-detached homes, 148 bungalows and 352 units of super condominiums,” he shared.
Lim further pointed out that there would be a commercial hub in the area and also a club house for the homeowners to enjoy themselves during their free time.
On the commercial front, he revealed that LBS Bina was only interested in leasing out the commercial buildings to potential tenants.
“We want to maintain homeowners’ interest in browsing around the commercial hub in their free time, without the hassle of going down town. By having control we can also ensure that it is a vibrant happening place.”
The township also incorporated green technology and design, featuring light-emitting diode street lights and solar-powered lighting that illuminated outdoor spaces such as parks and walkways.
“Each individual home also comes equipped with a rainwater harvesting system in which the water will be channelled for irrigation and other outdoor uses. This system will also be applied to the outdoor spaces throughout the development,” Lim explained.
The gated and guarded community also had a four kilometres of jogging track, 60 per cent of which faced the lake, equipped with an outdoor gym and other recreational facilities.
On top of that, CCTV cameras were also strategically located throughout the compound to provide 24-hour surveillance.
“We envision creating living habitats where harmony and pleasure dwell in our living spaces. Most of us choose resort-style living when going on vacations and at D’Island Residence, this ‘vacation’ will become a daily experience for homeowners,” Lim explained.
The first phase of the development’s three storey luxury superlinks Apicalia, with a limited 122 units and GDV of RM156 million, were all sold out. The initial selling price for a unit of superlink with land area of 22’ x 80’ was RM920,910 and now, it was worth RM1.4 million.
“We intend to launch the second phase this June, 115 units of three storey luxury superlinks. Phase two will be the last phase for superlinks and will come with a private lift and bigger built up areas,” said Lim.
“Nautilus superlink homes are priced from RM1.71 million for land area of 24’ x 80’ and RM1.81 million for the 24’ x 100’ units. They boast a spacious gross built-up area from 4,246 square feet for 24’ x 80’ and from 4,791 square feet for 24’ x 100’, defined by versatile en suite spaces throughout,” he added.
Another launch for the D’Island Residence was the 44 units called Balvia, a series of three storey semi-detached homes, which were already more than 40 per cent sold. The latest selling price for a Balvia unit with land area of 40’ x 80’ was approximately RM2.48 million.
Lim pointed out that other phases would be launched at a later date in progressive stages. D’Island Residence. According to him, the project was gathering a lot of attention and buyers were very keen on the latest updates and progress on the project.

Putrajaya's idea was based on petrajaya, having the government departments separated from the city. Kuching has had this since the 70s, so we should be saying "Putrajaya is like Kuchings Petrajaya"!

That is why we love Kuching very much.There is a blend of nature,culture and development in Kuching.Northern Kuching is where the administration is located and much of the kampong still can be found.The southern part is where the business district is and most of the shoppping malls are located.We should give credits to DBKU,MBKS,MPP for doing a good job to make Kuching a healthy city and a place which we proud to call home.

You should also give credits to JKR because JKR has well maintained some federal and state roads in Kuching, and also expedite development of roads in Kuching. Fyi, all flyovers in Kuching city are developed under JKR.
