According to this advert, tenement house costs around 400k EUR or 320k GBP.

It's much, much more expensive than houses in a beautiful Lübeck: http://translate.googleusercontent.c...2VORjHhC_BA9gA where you can buy larger town house (5 apartments, 2 commercial units, 14 rooms) in the Old Town area for around 380k EUR or less...

But, please, go back to the history - before II War (and even today) lot of population lived in terrible conditions. Despite sanitation, my grandfather and his family shared 2 rooms for 9 individuals in Poznań. In second room, they run a shop... Check out Gunter Grass family house in Wrzeszcz - similar situation.

Can someone explain why prices in Gdansk are so unattractive and almost 3 times higher than in Lübeck?

1) Lübeck isn't the economic centre in this part of Germany, that's Hamburg.
2) The number of preserved and reconstructed buildings in Lübeck is much higher (supply and demand).
3) Germany doesn't have a housing bubble (yet).
4) Wealth is (still) more evenly spread and not focused on a few big cities.

Agreed. Probably, we will see housing crisis in Poland sooner (for example houses in small Elblag are also more expensive than in Lübeck).
