After seeing many photos of pre-war Danzig/Gdansk, it seems to me that the inhabitants lived in a much larger dwellings (an enormous amount of tenement houses). Do you know why Poles after the war replaced the idea of tenement house per family for small flats in blocks or tenement houses, but split into small apartments?

Imagine a war ravaged country with whole cities razed causing a severe lack of accommodation. Remember that the country was poor and could not afford too much. Add to that a government with egalitarian ideology. The result must be exactly what we got.

There is one in the market for about 2 years now

But, please, go back to the history - before II War (and even today) lot of population lived in terrible conditions. Despite sanitation, my grandfather and his family shared 2 rooms for 9 individuals in Poznań. In second room, they run a shop... Check out Gunter Grass family house in Wrzeszcz - similar situation.

1) Lübeck isn't the economic centre in this part of Germany, that's Hamburg.
Average salary in Gdansk is around 700 EUR (net) monthly. Does this sound like an economic centre? 2) The number of preserved and reconstructed buildings in Lübeck is much higher (supply and demand). Agreed. 3) Germany doesn't have a housing bubble (yet). Agreed. Probably, we will see housing crisis in Poland sooner (for example houses in small Elblag are also more expensive than in Lübeck). 4) Wealth is (still) more evenly spread and not focused on a few big cities.
