Despite new competition, old retail centres retain customer interest

Pic: Boothee ![]() By Noe Noe Aung Volume 31, No. 605 December 12 - 18, 2011 WITH the explosion of new shopping centres in Yangon such as Junction Centre Maw Tin Towers and Taw Win Centre launched in the past two years, an exodus of businesses from old centres might be expected. However, the managers of older malls such as Yankin and Dagon centres say customer demand is as strong as ever and there are still waiting lists to get retail space. “Everything is settled here and if we had any room to expand we could easily find 50 shop owners to rent the space,” said U Kyaw Win Than, the manager of Yankin Centre. “We have 200 to 300 applications pending for shop rentals,” he added. Yankin Centre was built about 11 years ago and houses more than 50 shops and a City Mart supermarket branch, as well as several restaurants. “It’s is a good time to run a retail shop,” U Kyaw Win Than said. He added that even though more competitors have arrived on the scene in the past 24 months, it has not resulted in economic hardship for the companies involved. A spokesperson for Shwe Taung Development Company said the company’s oldest shopping centre was still operating well. “When we opened Junction Centre Junction 8 in 1999 there were more than 70 shops and a supermarket. Shops at the centre are still in high demand,” he added. “We recognise that our centre is a little old now and make sure to regularly change the interior and exterior decorations to keep it interesting,” he added. Shwe Taung Development has a portfolio of shopping centres, all of which are under the “Junction” brand. These include Junction 8 in Mayangone township, Junction Maw Tin in Lanmadaw township, Junction Zawana in Thingangyun township and Junction Centre Nay Pyi Taw in the capital. The company is also planning to open a new shopping centre, Junction Square, on Pyay Road in Kamaryut township. U Kyaw Myo Naing, the marketing manager for Dagon International Company, said Dagon Centre remains sought after by retailers because it’s well connected to the public transport network. He added that the centre has a reputation for being a fashion hotspot and houses a number of exclusive clothing and footwear outlets. “Since we opened Dagon Centre in 2003 at the Myaynigone junction in Sanchaung township we have tried to open up more space to fit more shops because demand was so strong. “Eventually we decided to build a whole new building – Dagon Centre 2,” he said. “I don’t think customers really care whether a shopping centre is new or old. They care about location, good service and one-stop shopping,” he added. However, spokespersons for several centres also said publicity, promotions, entertainment programs and seasonal sales were also important in attracting customers. A spokesperson for MK Fashion, which has branches in shopping centres across several major cities, said it has been a strong year for the company. “I think business has been good throughout 2011,” said Daw Ni Ni Myint, the general manager of MK fashion in Yankin township, which is also the company’s head office. “I think that when a new shopping centre opens it hurts sales at the older venues for a while because everybody wants to go and have a look. “But most shop owners know that the market settles down after a while,” she said. However, bad maintenance and poor management deter both shop owners and customers, she added. “Customers know what they want and if they move to other shopping centres or malls then the shop owners will follow.”

Dagon Center II open for business: manager

U Kyaw Myo Naung, the company’s marketing manager, said an opening ceremony will be held soon to formally open the site, which is at the corner of Pyay and Bargayar roads. U Kyaw Myo Naing said that the centre contains six floors of retail space that will house more than 60 shops, most of which will be clothing outlets or beauty centres. There will also be a 350-seat cinema on the sixth floor. He said the centre was pre-opened in November. U Kyaw Myo Naing added that the original Dagon Centre will undergo an overhaul and redecoration in early 2012 after the opening of Dagon Centre II.

New retail outlet coming on March 16

Pic: Boothee ![]() By Htar Htar Khin Volume 31, No. 617 March 5 - 11, 2012 YANGON will add another huge retail outlet to its expanding collection of shopping centres on March 16 when Junction Square opens, a company spokesperson said last week. The four-storey centre, which is between Pyay and Kyuntaw roads in Kamaryut township, occupies a 9-acre plot and includes more than 300,000 square feet of retail space, the spokesperson said. Junction Square will be the fifth Junction-branded retail centre, he added. “We have to open shopping centres at a quality level that satisfies all potential clients. We aim for this development to meet international standards and reflect the changing face of Yangon,” said Ko Ye Naing, marketing manager of Shwe Taung Development’s Junction Centre division. The centre was planned and designed in cooperation with Thai and domestic architecture firms, he said. Junction Square will house more than 300 shop houses on the ground floor, while the remaining levels will cater to shops selling clothing, cosmetic, jewellery, fabric, IT products, furniture, housewares, electronics, toys and more. It will also include an edutainment centre and a health and wellness centre on the third floor, he added. The development will also house international education facilities, computer centres, bank branches and three mini theatres, one of which will show 3D movies. The compound includes parking for at least 200 vehicles.

FMI, Yoma to open dept store

Pic: Yadanar FIRST Myanmar Investment Co announced an agreement to form a joint-venture partnership with Parkson Retail Asia Ltd and Yoma Strategic to open a Parkson shopping mall in Yangon, in a move that is sure to shake up the existing retail market. The shopping mall is set to be open by March 31 next year at FMI Centre on Bogyoke Aung San Road in Pabedan township, according to a Yoma Strategic press release dated August 14 issued by chief executive officer Andrew Rickards. The store is likely to cover about 43,000 square feet on the first four floors of FMI Centre. “The board of Yoma Strategic believes that the proposed joint venture company with Parkson Myanmar and FMI will present an opportunity to gain exposure to the retail sector in Myanmar,” the release says. “This is at a time when consumer spending in Myanmar is expected to rise in tandem with increased economic activity.” Mr Rickards said the opening of the store represented a “great opportunity” for Yoma Strategic. “Consumer spending is on the rise in Myanmar given the increasing level of economic activity and the increased level of confidence for the future,” he said. “This partnership with one of Asia’s leading department store operators is a great opportunity for Yoma Strategic to gain exposure to the retail sector in Myanmar. The Parkson brand is well recognised in Southeast Asia and having them as our partner will ensure that our departmental stores in Myanmar are run professionally,” he said. “We look forward to working together with them towards an exciting future,” Mr Rickards added. Parkson Retail Asia Ltd is a Southeast Asia-based departmental store operator with a network of 54 stores in Malaysia, Vietnam and Indonesia. The press release says Parkson Myanmar will hold 70pc of the joint venture while Yoma Strategic and FMI will hold 20pc and 10pc respectively. Junction Center Nay Pyi Taw
The first Shopping Centre of its kind in Myanmar that includes an advanced Cinema Hall where shoppers may recreate and take some rest when they are out for shopping. This Junction Nay Pyi Taw started to open in 2009. It is located on Raza Thingaha main Road, in front of Hotel Zone, Nay Pyi Taw, having a total area of (62,250) sq.ft. Where (20) shops started running including Ocean Super Centre and an advance Cinema Hall. A three story building was constructed in 2011 as an extension to the existing Centre which now stands on total area of (121,200) sq.ft holding (75) shops supplanting the grandeur of the Centre.

It is located Ground Floor and First Floor of Zawana Tower having total area of (28,537) sq.ft comprising (35) shops including Supermarket. It started to open in 2007 . A second step in setting up Junction Centres and gained success in opening the Market as the neighboring Centre of Thuwunna and Thin Gan Gyunn Townships
