We wtorek oficjalnie zaczyna się budowa osiedla mieszkaniowego na skraju katowickiej Doliny Trzech Stawów. Początek ma być uroczysty. Pomóc wmurować kamień węgielny obiecali m.in. architekt osiedla Tomasz Konior i prezydent Katowic Piotr Uszok.

OKAM Capital, inwestor osiedla, reklamuje je jako najlepiej zlokalizowany zespół mieszkaniowy w województwie śląskim. Nic w tym dziwnego, bo budynki powstaną tuż nad brzegiem jednego ze zbiorników katowickiej Doliny Trzech Stawów. Również z tego powodu inwestycja bywa oceniana jako kontrowersyjna, szczególnie przez mieszkańców części osiedla Paderewskiego. Do tej pory nic ich od doliny nie oddzielało. Teraz po drodze nad staw będą mieli kolejne bloki.

Deweloper odpiera zarzuty, zapewniając, że osiedle nie zaszkodzi naturze, a mieszkańcom "Paderewy" może nawet uprzyjemnić życie. Obok nowych budynków powstanie dostępne dla wszystkich zaplecze rekreacyjno-sportowe.

We wtorek teren inwestycji będzie mógł zwiedzić każdy, bo przy okazji wmurowania kamienia węgielnego OKAM organizuje dzień otwarty. Na dzieci będą tego dnia czekały przy stawie trampoliny i dmuchany zamek, a na dorosłych zwyżka, dzięki której będzie można spojrzeć na okolicę z wysokości.

Spec Bau Polska goes ahead with the construction of “Mały Staw”. All four buildings of this residential scheme being built at 40 Pułaskiego St. were recently topped out.

Already three buildings have windows fitted. Workers also started to put an external glass of staircases and raise an outside scaffolding for thermal insulation’s works of the first building’s elevation. At the same time, works are being conducted in the interior of the facilities.

“Mały Staw” consists of four five-storey buildings with a total number of 128 apartments (two, three or four rooms), set on the shared, rectangular socle. The metric area ranges from 56 to 85 sq. meters. Each of the apartments have a loggia or a terrace.

The estate is being erected on behalf of the Katowice Housing Association (”Katowicka Spółdzielnia Mieszkaniowa”), a management company of nearly twenty housing estates and residential buildings in Katowice.

“Wille Parkowa” is an apartment project to be located in the junction of Piękna and Parkowa streets near the “Kościuszki” park. The contract’s scope covers a construction work on five multi-family villas, which consist of 32 apartments (including 2 penthouses), a common underground car park and a landscaping improvement.

The developer has started a promotional campaign and the apartments sale in June. “10% of the offer is already sold. According to the contract with Tulcon, it is planned to kick-off the works in the fourth quarter this year and to deliver the estate within 13 months” – said Tomasz Godziek, marketing and PR director at GC Investment.

The project of the residential complex was prepared by Tomasz Konior. The design of “Wille Parkowa” refers to the modernist architecture. The buildings’ elevation will be covered by a clinker brick. All the apartments have higher standards due to the materials and solutions: panoramic wooden windows, electrical wiring, telecommunication and video intercom, loggias or terraces will be finished with exotic wood decks. The buildings are to be equipped with lifts.

The underground car park will have 56 parking spaces. The total usable area of the apartments amounts to 3 008 sq. meters. As the number of housing units is small, the developer plans to deliver all the buildings in one stage. The exact worth of the contract with the prime contractor is PLN 12 850 000 excluding VAT.

Tulcon is known for realization of such residential projects as Warsaw’s “Przy Trakcie”, “Franciszkańska 14” and “Czerniakowska 131”. In Katowice, the company was responsible for the first stage of Atrium Geo. The firm provides services in the residential construction, public construction, industrial and commercial construction sectors since 1999.

The investor of the undertaking has been operating on the commercial real estate market since 1993. The company based in Katowice specializes in acquisition of properties, comprehensive preparation and implementation of investment projects. As the developer, it is known for construction projects of a golf course and a single family houses estate in Bytom, Poland. In March 2011, GC Investment debuted on the New Connect market – an alternative trading system operated by the Warsaw Stock Exchange.

Widziałem roztawione rusztowania na jednym z bloków na 1000leciu. Nie wiem co to za ulica ale w rogu Ksiedza Piotra Ściegiennego i Chorzowskiej na bloku 4piętrowym oraz bloku przy AWFie (Mikołowska) ten z trójkątnym dachem.

Murapol S.A. delivered the third stage of the “Mała Skandynawia” housing scheme, which was the last stage of the project. The developer plans another residential estate in Katowice.

Within the all three stages of the development, 144 apartments were delivered in three buildings of three or four storeys. The housing units cover an area from 28 to 132 sq. meters and feature balconies, terraces or gardens on ground floors. The estate is located at 190 Armii Krajowej St. at the border of Piotrowice and Kostuchna districts.

However, the developer does not end activities in the City. On 28th of June 2012, Murapol signed preliminary agreement with Forest Hill Sp. z o.o. concerning the sale of a part of investment area located on Bażantów Street.

Murapol is buying 2,81 hectares of land located in the north-eastern part of the property from Forest Hill. The promised conditional agreement for the sale of the property, if all the additional conditions are fulfilled, will be concluded by 14th of December 2012.

The transaction value amounts to net PLN 8 million.

The Spatial Development Plan concerning this property, adopted in May 2011, enables construction of living space up to 50 000 sq. meters, that means about 750 apartments for about 2 500 people. In addition, there is construction of some commercial space foreseen.

Murapol has received from Forest Hill an approval to use the property in order to apply for a building permit. Commencement of the construction work can take place once a contract transferring the ownership of property to Murapol S.A. is concluded.

Szczerze mówiąc jeszcze dobrych kilka lat temu nie pomyślałbym, że tak blisko stawów będą stawiać jakiekolwiek budynki.
