Is it LEED? Isn't about 15' per floor normal for LEED? If so it would come in at 345', then those towers and arched roof on the top and 357' wouldn't be far off, but yeah it does seem awkwardly tall.

Sam Gibbons in Tampa is 375' with 17 floors so while rare it's still within the realm of possibilities.

well, Dynetech is around 360' range at 30 stories, but the first 9 stories are short ceiling garage levels and only 6 or so levels are office, and only the top two penthouse/multifunction levels are taller than the remaining 12+ residential levels with shorter ceilings. Add in the crest and you get the height.

With as little as 13' per floor plate, it reaches 300'. add in the first two levels which will be much taller than the rest, and a crest...yeah, I agree, it will be 350'+

It does say 347'. But I have the gnawing suspicion that that is based on sea level. Orlando is 106' above sea level on average. If based on that, I would imagine a building height of around 240-250 which is more consistent with 23-story residential.

Bear in mind that simms3 redux in Atlanta says no way theirs is 347'.

not to change the subject, but, not sure if anyone has been paying attention, but the Fed is renovating the old Fed Cthse and here's what they are doing:

1. renovating old Fed Cthse
2. building a new elevator shaft on SW wall along with enclosure connecting the old bldg to the new Fed Cthse which is nearby; looks like its a new entry pavilion;
3. building out the plaza/park just west of the old bldg and north of the new bldg. there's a pretty big sculpture there right now.

they are just chugging right along...

I looked on the .pdf and it looks like the length of the bldg is perhaps 181' if I read the posted blueprint right; and when looking at the side elevation, I think you are spot on regarding the height.

I see that the NW and NE corners of Alafaya@University is springing to life.

SW is still the ugliest corner though. My wife said that they're looking at an extensive gas cleanup.

I went to the groundbreaking ceremony for Aloft this am; spoke to a gentleman from GDC; looks like they will be breaking ground on their project in Uptown around September. By that time, a majority of the exterior of Steelhouse should be complete, which would be only two blocks away.

Driving up Magnolia at Colonial, Steelhouse is very visible and fills a HUGE visual gap when looking west. Driving east on I-4, same effect. For a project that's not glamorous or not well liked by many because of its lack of height, it does a rather large visual effect on the neighborhood.

No movement of the Cambria Suites, however...

Quick question on I-4: as I understand it, the just passed transportation bill lifted the ban on I-4 toll lanes ... but didn't actually appropriate any money ?

Thanks for the detective work. GDC has been holding onto that Uptown property for years, seemingly while other projects have broken ground around them.

Not sure where this would go, but the Estates at Millenia 297 unit project next to Bloomies and Ikea is the first phase of a two phase 700 unit residential project. The developer's website said the project should be completed by mid-2013, which leads me to believe that phase two might go up pretty soon, although I can't find anything stating when they will break ground on phase two.

According to Yahoo News Orlando is the "Emptiest City In America" for its nation-high 22% rental vacancy rate. What I don't get is, with all this overhang, why there is talk of skyrocketing rental rates.

I think its 18.8% now. In the Top 10, you also have Tampa, Atlanta, Houston, Vegas (among others). Its not clear if they're talking about metro vs city; in the Tampa example, they show a pict of the St. Pete skyline. And, they don't distinguish between submarkets either.

Drove through downtown today and, other than the PAC, it seemed q-u-i-e-t.
