What kind of FSI problems?

This design was recently uploaded on HOK's website and according to a PDF, it was showcased at some conference earlier this year. That's where I first came across the project but I can't seem to find the link to it anymore. Based on these 2 recent developments, I'd like to believe this is the current proposal. As with any project, you can expect small design changes here and there but the overall design scheme should remain intact.

Okay...as long as there aren't any problems....

I can't seem to find the damn article anymore....I read about some issues on the development of the seawood station....But couldn't remember what it was...or was it that one was against commercial exploitation?!!..In that case, the design would have to be changed if whoever was opposing it has the right of way.

Two years after Mukhesh Ambani bought into Prithvi Raj Singh Oberoi’s EIH Ltd, the two have decided to take their relation forward with plans to jointly develop a property in Navi Mumbai.

Reliance owns 15 acres of land in Navi Mumbai which the partners are now looking to develop as a mixed-use property. This may include a 160 to 180-room hotel and luxury apartments as well, EIH Ltd chairman PRS Oberoi said on Tuesday.

In 2010, Mukesh Ambani had picked up a strategic 14.8% stake in EIH via Reliance Industries Investment and Holding Pvt Ltd to keep rival ITC Ltd from launching a possible takeover attempt. Since then Ambani gradually raised his stake, which currently stands at 18.5%, whereas ITC’s stake is a tad below 15%.
For the first time since 2010, their attempt at going into joint business is taking shape, although details of the Navi Mumbai project are still being worked out, Oberoi told reporters after the EIH annual general meeting.

Nita Ambani attended this shareholder meeting as a director andMukesh Ambani’s close advisor Manoj Modi’s was inducted into EIH’s board.

EIH is looking at places like Ahmedabad and Pune while Trident Hyderabad is slated to open in December-January. Overseas, it is actively scouting for opportunity in China though nothing has been finalised yet, vice chairman SS Mukherjee said. Oberoi Dubai, which is under construction, will be commissioned early next year.

EIH has also decided to go slow on new projects, “anticipating bad days.” Going slow on capital expenditure would mean more cash for other things like repaying debt. “We may become debt-free next year,” Mukherjee said. EIH Ltd’s long-term debt fell sharply from Rs300 crore to Rs110 crore during 2011-2012.

“We have increased our holdings and will continue to do so gradually. One needs a lot of money for that and we are endeavouring to raise it as far as possible,” Oberoi said.

Navi Mumbai to get Chinese theme park

The Chinese garden in Nerul will have structures and artifacts based on Chinese architecture. An open space near the water tank in sector 19-A, which measures over 12,000 square meters, has been chosen to develop the Chinese garden. “We are going to develop nine theme based gardens in our existing gardens and open spaces that measure over 1 lakh square metres in the next two years. The garden based on Chinese architecture is one of them and we are in the planning stages. We want to develop a garden that has never been seen by residents of Navi Mumbai. So we have thought of a Chinese themed garden, in which artifacts, small structures, walls and statues of Chinese architecture will be constructed,” said a NMMC official, on condition of anonymity.

In addition, the Chinese garden will have exquisite landscaping, an amphitheater, skating rink, sundial, fountains, amusement centre and different type of toys of Chinese architecture. NMMC is expected to incur Rs. 4.5 crore for the development of the garden. “We will also put information boards, which will display information of particular Chinese structure or artifact,” said the official.

It is thought if the proposal were accepted, the development would take about 24 months to build. When contacted, Sanjay Desai, executive engineer of NMMC, said, “The planning work of the Chinese garden is in its final stages, and it will be tabled before the general body of NMMC in the next few days. Construction will start once the proposal gets approved in the general body meeting of the corporation.”
