Property expo attracts Kozhikode folks in hordes

KOZHIKODE: The three-day Calicut Property Show which began at the Marine Grounds on Friday has been drawing huge crowds, with the city residents taking a keen interest in the numerous realty projects. As many as 14 leading developers and builders are showcasing their latest projects at the event.

The show organized for the 14th year by the Confederation of Real Estate Developers Association of India (CREDAI) is featuring around 1,000 units spread across the districts of Kozhikode, Malappuram, Kannur and Kochi including apartments, villas, townships and commercial spaces. CREDAI Kozhikode chapter president M A Mehaboob said that the current edition of Calicut Property Show, which was the biggest home expo in Malabar, had been very encouraging. Financial institutions like HDFC Home Loans, Axis Bank and ICICI Home Loans are participating in the show, which also has miniature replicas of several projects.

UAE- KEF Company opens HQ in DIFC

The KEF Company, the latest venture of UAE-based industrialist Faizal E. Kottikollon, opened its corporate head office at the Dubai International Financial Center, or DIFC.

P.K. Ahmed and Ahamed Hajee, two leading Indian businessmen, cut the ceremonial ribbon to mark the soft launch of the head office recently.

Kottikollon, the founder and chief executive officer of KEF Holdings, the UAE-based valve manufacturer, in which US flow control giant Tyco International took a major stake in 2011, said this new venture would seek to provide the best-in-class technology and resources at an affordable cost that would directly benefit the common man.

He said the new company would primarily focus on eight separate verticals that include infrastructure, healthcare, hospitality, education, investments, agriculture, metals and sports. The new DIFC office will also serve as the headquarters of the Shabana & Faizal Foundation, an initiative spearheaded by Shabana Faizal with a focus on educational and community welfare activities in the UAE and India.

Some of the new projects being undertaken by the company include the launch of advanced precast concrete technology in Kochi, a world-class 500-bed tertiary care hospital in Kozhikode, and boutique hotels in Mangalore, Karnataka and Kozhikode.

The hospital is being built as a joint venture with the PeeKay Group, a leading business group in Kozhikode and Dr Faizal Ali, a renowned cardiologist in Kozhikode. The hospital will focus on cardiac sciences, neurosciences and orthopedics, along with a world-class rehabilitation programme, and will aim to be a centre of excellence in its specialties and will emerge as the best hospital in South India.

The precast building plant is envisaged as a high-tech, quality-controlled facility that promises to be game-changing initiative for Kerala's infrastructure sector by ensuring enhanced quality and expediting on-time project execution.

The Shabana & Faizal Foundation is actively involved in various programmes, mainly educational, throughout India and the UAE.

The foundation actively funds and supports activities designed to improve and better the lives of the under-privileged. Recently, an endowment of Dh5 million was made by the foundation to the American University of Sharjah.

All investment is going into Hotel and Hospital only. Why this group cannot setup same kind of valve manufacturing facility in Kerala too?

Kerala is known for service sector not for Manufacturing ANYWAY , This something is better than nothing. And I personally think Calicut needs more and more hotel rooms to be par with other main cities of Kerala.

Retail giants see Kozhikode as gateway to north Kerala

KOZHIKODE: The city is fast turning out to be the launch pad for a clutch of global retail giants who are making a beeline to grab a share of city's growing retail pie.

Marks and Spencer, one of UK's leading retailers in the premium clothing and home products range, will open an anchor store at the upcoming HiLITE City Mall by the end of 2013. Dutch retail major Spar International has already signed up to open a 60,000 sq ft hypermarket, their first shop in the state.

Lifestyle, a prominent retail brand in the Middle East, has also signed up to enter the retail sector of the city. They will be opening a 50000 sq ft department store. Among the other international retails that will touch down on the city are Cinepolis, a Mexican movie chain which will open a 8- screen multiplex
.

The international brands see huge retail potential in the city which is likely to emerge as the retail hub for north Kerala. "The international retailers have zeroed in on Kozhikode as it has a good NRI population who has developed a familiarity with the stores and the brands during their stint overseas. Further there is a considerable employment generation taking place in the city which was ranked as the top employment provider among tier-III cities in the country by Assocham recently," R G Menon, general manage, sales, at Hi Lite Builders said.

The city currently has two malls, the RP Mall and the Focus Mall. Gokulum Galleria, a convention centre and mall project promoted by the Gokulam group is also coming up in the city.

Kozhikode realty sector soars on expat wealth, local demand

Signs of economic slowdown seems to have totally evaded the city's realty sector. In fact, in reality, it is the other way round. Fuelled by a flagging rupee, expatriates are busy snapping up properties in this tier III city. Industry sources say apart from the overseas lifeline thrown in by the expats, a robust local home market driven by the growing number of professionals have made the realty sector here one of the most promising and stable one in the state.

The pace of expat investments in the city can be gauged from the fact that around 60% of the total realty offering in both residential and commercial segments are bought by them. According to M A Mehaboob, president of the Confederation of Real Estate Developers Association of India (CREDAI), Kozhikode chapter, there is a growing trend among Gulf expats to the send their families back home as soon as their children complete their schooling. "With the availability of well-set educational institutes, health care and general quality of life, the city is fast becoming a preferred place for the expat families who are not comfortable living in villages," he said.

However, what has helped the property scene flourish in the city is the balance between supply and demand of real estate properties. Unlike other major cities in the country, even with such a good demand, the city currently has less than 1,000 units up for sale. "This healthy demand-supply ration has definitely helped the market. In fact, there will be a shortage of new units if new projects don't come up on time," said Mehaboob. New projects are much needed because the city is bracing up for a wave of job-induced inward migration likely to happen with the opening of two IT parks.

With more and more professionals in the city embracing the concept of apartment living, the local buying of realty spaces too is going up. "It has picked up in the residential sector as working couples consider flats as a major option for asset creation," said Dr K M Ashik, managing partner of Pentagon Builders.

The price band of apartments in the city currently remains between Rs 2,800 to Rs 4,000 per sq ft. There has been at least a 30% rise in prices over the last two years due to new building regulations and the new government norms on floor area ratio. Also the increase in labour charges and material costs too has contributed to the price surge.
