Truely remarkable for Parramatta.

I like to diaganal aspect to the resi tower and the office tower looks great.

It will be a marker for people miles around.

Does Parramatta have the same height restrictions as Sydney CBD?

I wonder which will start first, this resi or 330 Church which the podium is schedule to start late 2013?

Parramatta CBD has, for the most part, shorter heights permitted than the Sydney CBD.

Correct me if I'm wrong Parramen but the tallest height permitted outside the Parramatta Square precinct is 120m?

I can't wait to see some HQ renders of our 220m monster - thanks for the video and screenshots Fabs and Cul

There should be more councils doing the entire development approval process, then tendering to developers. Lower risk and let councils deal with nimby-ism. North Sydney council should do the same.

That is correct. However, the height limit where both the resi and commercial towers are proposed is 200m. Rood height of the commercial tower will eclipse that by quite a bit. Parra council seems to be of the belief that the height limits should be used as a guide, rather than strictly enforced. They also seem to understand the benefit of incorporating high rise resi in a commercial area to ensure the CBD doesn't feel like a business park after dark.

I thought/think that the office tower looks like that because it hasn't gone out for detailed design. It appears to be more of a concept than an actual render of the expected product, otherwise you'd think it would have been announces yesterday too

^yes its a sort of conceptual masterplan envelope. but the architect said it will be a much larger tower then the resi as shown in above render. It will have a large subground loevel which contects to parra station.

Whoa, an underground connection to the station? That could be quite an expensive addition and wouldn't exactly add to the street level activity. Then again it would help segregate the 'recreational' users of Parramatta Square from the office workers.

I'm excited to see what plans council also has for entertainment and cultural venues - a cinema? A theatre? Perhaps, with a bit of forward planning and State encouragement, a second venue for AGNSW?

Originally I didn't like the idea of a second gallery by AGNSW in Parramatta however this is shaping up as such an exciting project and council is showing such vision that they should be encouraged in their pursuit of renewal. Either Parramatta Square or the Riverbank concept area could be good locations for a new second gallery (to go with those mooted in the city). All depends on budgets, timeframes and direction from the gallery itself and of course the State Government

who imposed those height limits for Parramatta, council itself or state gov?

If it's council, I would say they use them as a rought guide.

If someone wanted to build a supertall could it be done?

Councils set height limits as part of their Local Environment Plans as required by state government.
If someone wanted to build a supertall, they'd need more than Parramatta's council to agree to it, but also approval from the Civil Aviation Safety Authority, who don't allow buildings above 300m. Anyway it's probably a moot point, I doubt there is an economic demand in Parramatta for a supertall building yet, though there certainly is in Sydney.

Also in that render, why do there appear to be 3 buildings, are we getting two office towers? Or is it to be a Rialto inspired design?

Maybe it was worth going through all the other crap and delaying the project 6 or so years.

They design has ready matured and progressed from the original, I think this has been spured on by the significant development that Chatswood has seen in that same 6 years and this is a direct response to cement Parramatta as Sydney's second CBD.

Look on it as providing 'a visually exciting play of forms', 'an aesthetically stimulating intersection of elements', etc. Actually, I don't think it matters as the Water Board is strong enough to hold its own even if it is stumpy in comparison to the tower.
Contrast works as well as harmony.

parra has a max height of 200m. council masterplan which was redone a few years ago impletmented this height. you can go above tis height with arch features or special fsr bonuss.
