Industrial Segro has exchanged conditional contracts to sell its holdings at Heywood Distribution Park in Rochdale and Trafford Park in Manchester as part of a portfolio of four non-core regional estates.

The four are in the process of being sold for £204.5m to a fund advised by Harbert Management Corporation (Europe) LLC.

The other two multi-let industrial estates are Kings Norton Business Centre and Meteor Park in Birmingham.

Segro's two regional offices in Manchester and Birmingham will close as a result of the disposals.

The four estates comprise approximately 4.7m sq ft of lettable space. Segro acquired 2.5m sq ft at Trafford Park as part of its takeover of Brixton in June 2009. Segro paid £150m to buy the 3.2m sq ft Heywood from Moorfield Group in 2005. There have been piecemeal disposals of premises and land at both Greater Manchester estates in the meantime.

Segro said that at 31 March 2012 the portfolio had a vacancy rate of 20.5% and a weighted average unexpired lease term of 4.3 years to earliest break. The sale price represents a net initial yield of 6.7%, or 7.4% with the benefit of lease incentive top-ups. The sale proceeds, net of lease incentive top-ups, are approximately 2.9% below the 31 December 2011 book value.

Completion is contingent upon finalisation of the purchaser's bank funding arrangements, which have been credit committee approved by the purchaser's lenders.

Phil Redding, Segro's chief investment officer, said: "In the year to date, assuming the completion of this transaction, we have announced non-core asset disposals of £377m, with further disposals expected during the remainder of the year. This latest announcement is another important step forward in the process of re-shaping our portfolio to focus on core markets."

Shares in Segro were unchanged at 217p.

Developer-investor Langtree has paid £1.6m to buy a 27,350 sq ft industrial unit in Trafford Park from an unnamed private property company, at a net initial yield of around 9%.

The asset was marketed at a guide price of £1.7m by WHR Property Consultants. Travis Perkins subsidiary CCF, formerly Commercial Ceiling Factors, occupies the unit on a 20-year lease from June 2001 at a passing rent of £148,500 a year.

The self-contained industrial unit is situated close to the Guinness Circle Roundabout on Trafford Park.

Richard Ainscough, managing director of Langtree Commercial Property, said: "We are delighted to have acquired unit B Guinness Circle in a deal reflecting a yield approaching 9%.

"Langtree CP is an active investor in properties like this and we're keen to acquire more. We have a number of other possible acquisitions under consideration and I expect we'll be doing more deals in the coming months. It's certainly good to be on the continued acquisition trail."

Jack Caplin, who owns and runs the business alongside partner Mike Josephson, said: “This move is the natural next step for us and to go from two rented sites 18 miles apart to owning a permanent base allows us to increase our storage capacity and provide and even wider range of goods.

"We started the business from scratch, so to see this achievement is very rewarding for Michael and myself."

Tim Hine, relationship director for NatWest Commercial banking said: “Jack and Mike are an ambitious team and saw this as a great opportunity to grow an already successful business."

Does anyone know whay there is so much site investigation going on on the last patch of vacant land on the old Westinhouse site, between the Kelloggs, L'Oreal, Biffa and ABF warehouses? There's an app on the site for another distribution shed, but in the last few months they've been drilling a lot of 6inch bore hols and taking away the muck in bags. Holes have also gone in on the roundabout at the south end of Europa Way and in the carriageway of thet road itself. This week they're putting 2 holes in a wee patch of land between Fraser Place and the drop to the canal towpath, by the footpath that goes down the side of Kelloggs.

I note that accross the canal from here is the Euroterminal and easy access to existing rail lines into town. The vacant site is also big enough for a tunnel portal, so is this where the HS2 tunnel will pop up, it's only about 4 miles to Barton Bridge, from where open land leads all the way out of the city.

OK, I'll follow up my own post with some developments. In August a piliong rig arrived on the site and started piling well away from the area that would be built on under the existing PP. I've realised that it is more or less over the line of the main sewer from Manchester crentre to the Davyhulme sewage works.

Balfour Beatty are on site and an excavator has remove d abig pile of muck from within the piled area. So it would seem to be a new connection to the sewer, but I can't find any reference to it on United Utilities website, where they proudly trumpet various other sewerage improvements.

So probably not HS2.

Trafford Park secures new planning status
10th April 2013


TRAFFORD Park has been designated a business neighbourhood planning area which will give companies based there a greater say in its future development.

It will enable the Trafford Park Shadow Management Board, which includes businesses such as Cargill, Manchester United, and Guardian Print Media, to have some control over the development plan process.

It can now submit an application to the council to be a neighbourhood forum, which would enable it to develop a neighbourhood plan or neighbourhood development order.

Mike Pocock, planning partner in the Manchester office of law firm Pinsent Masons, said: “This is fantastic news for Trafford Park and is a critical step towards allowing businesses at Trafford Park to have greater control over the development of the park.

"It is now up to the applicants to formalise a neigbourhood forum which will in turn allow it to create a neighbourhood plan or neighbourhood development order. These steps will allow planning decisions to be largely shaped by the wishes of the businesses at the park.

“However, while this is a positive step for the prosperity of the park, there is still a requirement for statutory consultees to be involved in planning decisions meaning that an element of frustration and delay could remain, so the designation is not a panacea.”
