Mall based retail business and T. Nagar retail are two different animals. There is market share for both business and both are required.

My post is about Chennai’s unique T Nagar.

The Fact is, just about every Tamilian (Including, NRIs, OCIs, Srilankan, Malaysian etc) plus quiet a few from AP & Bangalore etc goes to T.Nagar at some stage. Mainly for ethnic wears, Jewelleries, accessories and home appliance etc. Mainly for Marriages, Festivities and occasions.

Which ever country I go, I get asked about our famous Nalli, Pothys,Sarvana,GRT,Allukas,Kumaran etc by many fellow South Indian and Ethnic Tamils.

We all know the extent of people traffic & Business volume in T.Nagar.

What flabbergasts me is the Inaction of the Government planer’s (If there are any) to regulate and foster the niche retail business of Chennai.

Any half bake could see:

1. The exponential population growth of the city.

2. The continued and growing demand for T Nagar type of retail (Ie: Ethnic clothes, Jewelleries & Accessories).

3. T Nagar is busting in its seams, is not up to the standards to cater needs of the people safely (Stampede, Accidents etc)

and come up with a simple solution to Regulate, Foster and promote this retail trade.

The simplest solution could be to:

A. Identify 300 Acers block each in the Western, Northern and Southern suburbs of Chennai and create a planned “Designated Open Retail Zones”

B. Create layouts with commercial plots (each over 12,000 sq ft)

C. 60ft and 80 ft Pedestrian streets (no driving on streets)

D. Designated multistorey paid Parking, Fire & Police Station, Food alleyways Medical Centre, Bus Stops, Public Toilets ets.

E. Auction those commercial plots** with conditions to commence construction with in 2 years, single business trading per plots only, No residence etc.

**50% quota can be reserved for business trading in T Nagar.

By doing the above we will end up with 2 or 3 more T Nagars (Albeit smaller) that is manageable for the authorities, Secure for the retail stores, Safe and comfortable shopping experience for the people.

Don’t tell me that there is No Land Parcels available; TNHB has just kicked off 300 acers land for Thirumalisai, Many hundreds of acres recently alienated at Nookipalyam (Semmanceri) Junnurum hosing project right next to defunct Financial city, 300 acres of Salt Dept land for University. Cholavaram lands etc, So government has land banks just have to look for it.

Such “Designated Open Retail Zones” may take up to 10 yrs post project commencement to pick up full heat, but certainly it will as the population keeps exploding.

Above is a simple solution and probably most commonly suggested, my surprise is why doesn’t the government want to fix T Nagar Issue? Is it because the business cartel does not want it fixed or simply the Gov doesn’t give a S..t.

T Nagar is running over capacity (accidents such as stampede, fire, Bus running over etc)

We cannot have this unorganised adhoc developments, Anna Nagar is slowly becoming another T Nagar, Purasaiwalkam is a nightmare.

When it comes to Town planning and zoning “any thing goes” for Chennai, a house in a quite street suddenly become a Part Pharmacy, Part Tea shop and doctors Clinic or a Restaurant or a Tasmac.

Kannan Sir, pull some strings.
Unga Babus kathula potuvudunga.
We need Designated Open Reail Zones. We need more T Nagars but better.

I had written earlier how T Ngar was looked down by NSC Bose Road Traders and those who could not get space in Parrys settled down in T Nagar.

T Nagar Vaasthu maari poi ippo Tsunami madhiri panam kottudham.

Shifting nu sonnale, Cheruppu adi vizhudham.

They may open branches in other places but will never shift.

I am not taking about shift or relocating.

You see how GRT Saravan are now branching out to Annanagar, Purasai etc.

Instead of them going on their own to various places and making another T nagar out of Annanagar, Purasi and Velacheri They should be given an organised place to branch out (So that we do not repeat the same mistakes)

RETAIN T NAGAR but give them another organised place to branch out.

3 SHOPPING ZONES + T NAGAR MEANS THE CROWD WILL BE SPLIT AND PEOPLE DONT HAVE TO TRAVEL FAR.

1 T NAGAR NOT ENOUGH FOR CHENNAI.

I know it is unfair to ask them to relocate.

Just like Koyambedu bus Terminal is branching out to Velacheri terminal (second Terminal) for Southern Districts.

Things will only change if

1. People develop better taste
2. People lose interest in gold and silk
3. People expect and get higher quality of living rather than being pushed around like cattle in crowded Ranganathan st.

I don't see much hope for areas like Mylapore, Adyar, tiruvanmiyur and Velachery. They will turn into T Nagar by 2020.

But the response has been very lukewarm.

1. People develop better taste - Not Accepted .T Nagar also provides the same global brands elsewhere available in the city and the best jewellery in South India, may be india.
2. People lose interest in gold and silk - Not for atleast a decade
3. People expect and get higher quality of living rather than being pushed around like cattle in crowded Ranganathan st. - TNagar moslty has the crowd from all the parts of Tamil Nadu which is more than the locals .Local Chennaite nowadays reluctant to go to Tnagar for Garments .But for Jewels, this is the first place of choice.

Latest news is that Sutherland building Velachery is up for a bargain. After the fire accident a month back Sutherland has shifted all their back offices to DLF park in Manpakkam. Heard serious negotiations are going on with Saravana stores. Any one in this line of business can confirm this. CDS who owns Sutherland building has a long drawn battle with highways dept (Supreme Court) in parting it's frontage for Velachery Road expansion.

What happened to the Grand Mall, Velachery?
They seem to have more or less stopped work altogether? Wasn't the start date earlier claimed to be 15th of July on this very thread?

Appreciate any info anyone might have.

that's the only theatre after rohini where u can get tickets for any movie on first day it self... cha it's renovated now..

Areas south of Adyar need more multiplexes...then i can get tickets in Sathyam..otherwise all junta come over to Sathyam or Escape and it is near impossible to get tickets for weekends
