Arihant Unitech's North Town

This looks like a well planned layout with close to 70% open space and 30 % utility area. They have released a total of 37 towers and 110 villas out of which 20 towers and 110 villas sold out amoung the business community in chennai.

Currently sale for 12 towers are going on with 5 towers yet to be released for sale. So the entire area's demography will change once this project comes into existence.

they also have 20 acre of commercial property next to the residential property making it even more unique.

22 towers sold out already...

And only 16 other remaining for booking... I guess all 38 towers are U/C..

Another 24 towers are in future plans...

Total 62 towers!!... OMR/GST yae intha oru project vechae North Chennai over take pannidum pola..

Each tower has 17 floors and 4 houses per floor.. i.e. one tower can have 68 apartments..

68*62 = 4216 apartments * 4 = 16000 odd population excluding the villas.

One can build a MSB only if he utlises less than 30% of the ground. If the height goes up, the ground utilisation comes down even to 20% for >70 m height.

So almost 70% will be open / landscaping in MSB area.

For G+1 Buildings or row type, up to 50-60% is allowed.

@ Arul :

Indeed this is a massive project almost like a separate town. The RE value now is quite high but they bought it at a very low price due to Vyasarpadi image, North Chennai image etc.

North Indian Communities who are getting stifled in Parry's Corner area are buying here in droves. It may be a Hindi Speaking Township.

Probably named it as North town for a reason.

All Hindi, Gujarathi & Rajesthani speaking communities to settledown there.
