I invested in JP which is financed by a local bank.
The bank has paid 50% of the sale price and I have paid the remaining.
The bank is claiming “ADDITIONAL RENTAL” as per shariah compliance towards the money paid to the developer which works out to be more than 30% (of the total sum paid). I don’t know if this claim is valid. I seek your advice.

The house is ok, there are a few things that need doing, but given that we have waitied 4years , we were very happy to move in and take care of those things over time. The roads within phase 1 and phase 2 are all good, we havent ventured beyond phase 2, whiere there is still construction going on. Pauling the contractors have been round a couple of times, we have found them to be very helpful. There are no gate passes at the moment, the security were not informed that we had taken possesion, but we have had people coming in and out, and i think now they have grasped that we are living here. I think once more people have moved in I think that it will be a great community, and hopefully Nakheel will start the landscaping.

Any idea if the water connections to the pool is functional. What about telecommunication - DU connections ? Have you heard from them?

Mansouqa...Nakheel is still staying firm on its statement that we should expect handover of Package 3 in October 2012....I have heard that the subcontractor - Al-Huda will be replaced soon..

Just waiting for the final inspection followed by handover.
Yes people have moved in to their own villas, villas are overall very high standerd,
Few rentals have taken place from what I know on the 4 beds but I think the main activity will take place at the end of Ramadhan,
That's when you will see demand for rentals.
Works on parks and community centre to start immediately after summer holidays

I have been to couple of villas at package 6 and most of the villas are ready, work in progress at rest of them.
It seems development focus is more at package-6 at the moment.
any idea about handhour sequence/time line for remaining packages? package 4a and 4b is shapping up fairly quaicky.
