They tried a Connaught place with the building? Lol. This is a disaster in making. Do not understand why these people could not be inspired by the heritage railway structures in Mumbai constructed by the Brishit. Considering the fact that Delhi has the Parliament and other structures like the Red Fort and Taj Mahal and other such structures in the vicinity, maybe they could have taken inspiration from these buildings as well.

Credit is due only in the combo effect of CP inspired design with modular modern wings.

1 point: they must do glass cladding of the staircases on the wings of the bldg.,.
Pedestrian bridges could have been in-house with escalator's, whynot?

Its because the politicians are old and they don't know what Modern is.
There is a swanky state of a art station here in Melbourne.
Delhi deserves 10000 times better than what it has.

Melbourne station has changed a lot and its not normal at all.It comes at 5 best stations in world.
I will probably take a photo next week and post it.

A railway ministry communiqué said several leading brands, retail, hotel chains and developers have expressed their interest in “multi-functional complexes” being developed by the Railway Land Development Authority (RLDA). Prominent among them are Pantaloons, Cafe Coffee Day, The Loot, Woodland, Apodis Hospitality, Krishnan Palace Residency and WH Smith (Travel News Services).

The DRM said, “RLDA generates non-tariff revenue from railway land. The Anand Vihar project will be executed through Indian Railway Stations Development Corporation Ltd., a joint venture created by IRCON — a company set up under the Ministry of Railways for execution of railway projects and RLDA.”

Many real estate consultants such as Knight Frank, IL&FS, PWC, E&Y and JLLM are advising RLDA in planning and marketing the MFC/commercial sites. Inaugurated in 2009, the Anand Vihar Railway Terminal caters to all east-bound trains from Delhi. Long-distance trains from Delhi used to ply from three stations — Delhi Junction (Old Delhi), New Delhi and Hazrat Nizamuddin. These stations could not handle the rush.

“Also, trains from all these stations had to cross Yamuna all the three stations are located on the other side of the river,” said an official.

IR never heard of tinted glass ?

Re: toilets, foreigners' memories of India remain etched with the stench of IR toilets. They travel by IR even more then Indians. IR must be privatised, it's really disgusting and wretched for India's Global image. IR leaves foreign travelers remembering India for shit, piss, dirt and vomit. Sad .

Transport corridors: High-rises proposed

Master Plan 2021 is proposed to be amended for allowing development of influence zones spread over 500 metres on either side of the Metro corridors and all transport corridors. Easing of coverage and height restrictions that will allow Delhi Metro Rail Corporation to build properties with enhanced floor area ratio (FAR) has also been proposed. The influence zone is aimed at carving out a mix of residential, commercial and public utilities along an MRTS corridor.

The ground reality in Delhi, however, is that on either side of most of the existing Metro corridors, there are densely populated areas. Hence, any fresh development here would require extensive redevelopment and land-use changes. This holds true for all transport corridors.

The proposed amendment is part of the urban development ministry's plans to create a separate chapter on transit-oriented development in the master plan mid-term review. This essentially means a mix of residential and commercial development, including construction of high-rises along the transport infrastructure. The Unified Traffic and Transportation Infrastructure (Planning and Engineering) Centre (UTTIPEC) will oversee these projects.

As of now, the master plan excludes certain areas and categories of development from the norms that allow enhancement of FAR. Lutyens' Bungalow Zone, Chanakyapuri, DIZ area, Matasundri Lane, Civil Lines Bungalow area and monument-regulated zones are on this list. Enhancement of FAR in property developed by DMRC was also not allowed but the proposed amendment will facilitate this.

"This basically means that Metro projects like residential complexes and malls may be allowed to go higher. Delhi Metro has mall projects near stations like Inderlok, Kashmere Gate and Akshardham as well as a residential building project near the Akshardham Metro station. If the FAR norms are eased, then the corporation can add floors and plan for high-rises in fresh developments,'' said an official.

UD minister Kamal Nath has been stressing on development alongside transport corridors as a priority in the master plan review. In keeping with his vision for intensive development along the transport corridors, a committee has been made to conduct a feasibility study.

The minister also said that monorail was the answer to Delhi's traffic problems. Three pilot projects have been identified for development alongside Metro and other transport corridors, including Karkardooma Metro station and two along Metro lines of MG Road and Rohtak Road.
Delhi Master Plan 2021: City's skyline may go the Shanghai way

Property rates in Delhi, especially in the south and central parts, today are comparable to those in cities like New York and London.

Delhi currently has an FAR of 1.2 (and 3.5 for plots under 100 sq metres) for residential and 1-1.5 for commercial compared to 13 in Shanghai and 15 in New York and Manhattan. Noida too has a higher FAR of 3, Gurgaon allows comparatively more at 1.75 and Hyderabad has allowed unlimited FAR if certain conditions like providing adequate parking are met.As the city has grown to a population of 17 million, these unsustainable prices and lack of vertical development have pushed home buyers towards new urban conglomerations around the city like Noida, Gurgoan, Ghaziabad, Faridabad and beyond. Today, the average property prices in Delhi are at least two to three times that in Gurgaon and Noida.

The tallest building today in Delhi is the Municipal Corporation of Delhi's Civic Centre with 28 floors. In comparison, Supertech is building an 80-storey building in Noida. In Manhattan, the famous Empire State Building, which was completed in 1931, has 102 floors. FAR is the ratio of the total floor area of a building to the plot area and the concept behind it is utilisation of land in the most optimal manner.

Today, many people travel to Delhi for work as the overall population density has been spread over a larger area. "Delhi has failed to give housing to the common man due to limitations on FAR and density norms. It also aided in the creation of slums. If FAR is freed, land cost for development will come down, bringing down property prices," says Navin Raheja, president of the National Real Estate Development Council and a developer with projects in both Delhi and Gurgaon.

So far, what has stopped the Delhi government from allowing higher FAR is the possible strain on infrastructure, like roads, water, power, sewerage that will follow such densification, but that worry still remains.

The city's infrastructure is creaking. Infrastructure like power, water and roads are already stretched to the hilt due to decades of poor planning. Many areas in Delhi still face frequent power cuts and shortage of water, both potable and otherwise. Massive traffic snarls are common in most parts of the city that face shortage of road space because of an increase in the population of motor vehicles.

Urban development experts warn that if norms are changed and taller buildings are allowed without making a concrete plan to improve infrastructure across the city, it could lead to a worse situation. "We need to get our infrastructure development plan in order before embarking on verticalisation. The government could charge for giving higher FAR and that money should be properly utilised to strengthen infrastructure," says Gaurav Jain, a town planner and managing director of Samyak Properties & Infrastructure. Internationally, most such decisions are taken after a thorough study of the infrastructure in a city, which includes the impact of increasing FAR on traffic, water and power availability and sewerage, says Magazine.

Architect Ashok Lall, who works in the field of sustainable urban development feels simply allowing tall buildings everywhere will lead to an unsustainable situation in the city. "Once you go beyond six floors, the energy required to take water, sewerage and people up and down goes up 20%," he says. According to Lall, the optimal, energy-efficient FAR is around 1.2, which is currently allowed in the city.

Any updates on the ISBT Kashmiri Gate? Its been a few years since the renovation work started.

I went there an year ago and it was a mess. Would have scared the shit out of any foreigner, especially around the night time when I went...
