I saw boards of Shanta Sriram constructions beside Oasis Centre mall. Any idea whats gonna come over there

That should be another Mall/Multiplex being built by them going by the name 'Blue Moon' prolly inspired by the Blue Moon hotel which used to stand there long long ago.

This mall should open after 6 months when the Hitech City-JNTU Overbridge shoul be over. Did you check out the overbridge as well?

Retail spaces: oversupply forces rentals to drop

An oversupply of retail spaces in the established high streets has ended up forcing the rentals to drop across the micro-markets of the city.

According to the latest report of Cushman & Wakefield, the retail real estate market in major cities recorded a deferment of more than 30 per cent of retail mall space against the projected supply for the first half of the year.

Here in the city, the report pointed out that the retailers of domestic brands were showing interest to spread their operations in new and emerging residential micro markets such as Chandanagar and Madinaguda.

This was due to the availability of adequate supply and that too at reasonable rentals.

In most of the prominent high streets such as Banjara Hills, Jubilee Hills, Ameerpet and A.S.Rao Nagar, the fall in rental has been attributed to what the report suggested as significant amount of new construction becoming available.

And with fresh mall space supply expected only early next year and existing malls having a vacancy of less than 2 per cent, mall rentals were expected to see a spike as leases in some of these malls come up for renewal in the next few months.

Jaideep Wahi, Director, Retail Services, Cushman & Wakefield say that given the current uncertain economic conditions, the retail markets were showing a largely stable scenario.

“Whilst high streets still remain in favour with retailers, depending on local market dynamics, demand for malls spaces is stable with retailers emphasizing on the ‘quality’ of the spaces being offered,” he says.

The overall report of major cities document Bangalore as witnessing the highest mall supply of 1.50 million sft in H2 2012 with NCR recording highest mall supply deferment of over 80 per cent.

According to Cushman & Wakefield, the fresh mall supply for H1 2012 stood at 2.27 million sft and approximately 1 million sft of expected mall supply was deferred to second half of the year or next year.

The overall vacancy rate for major cities as of H1 2012 stood at 19.6n per cent marginally higher than the previous quarter.

The rental values across most mall destinations within these cities remained largely stable, except for certain micro markets in Bangalore, NCR, Kolkata and Mumbai where mall rentals have seen a growth over the previous quarter in the range of 2 per cent to 13 per cent.

During the same period, some prominent high streets across major cities recorded higher increase in rental values as against malls, reflecting the bent of interest amongst retailers for high street properties, the report says.

Thank you Kailash, again great pics.
I feel great about these developments happening, but at the same time I feel sad when i see encroachments and small time vendors, autowallas etc creating traffic jams and leaving no place for normal public. Public transport is nil for these malls. I can see inorbit Mall near Durgam Cheruvu going in that direction. I am not againt these small people as they are also poor with no other option and are unemployed. So they make easy money by selling stuff around these areas where lot of people come.

Government should create a balance so that poor get organized and at the same time decorum of such malls is maintained.

AISFM opens its doors to pupils




The first batch of students have joined the film school’s new degree programme.

The first batch of Annapurna International School of Film and Media (AISFM)’s degree programmes, which the film school recently introduced, got underway yesterday morning. AISFM, in association with Jawaharlal Nehru Architectural and Fine Arts University (JNAFAU), is offering Bachelors and Masters degree in directing, editing, cinematography, scriptwriting, producing and various other aspects of film and media. Nagarjuna and Kurt Inderbitzin graced the orientation programme.

Speaking on the occasion, Nagarjuna said, “It’s my pleasure to welcome you all to AISFM. It’s a historic moment for us. There’s a need for trained professionals in film and TV industry. I am proud to say that the buzz about students who have graduated from short term courses last year has been quite positive. You guys will be the first batch in India who will hold a degree in film and media.”

Kurt Inderbitzin, the CEO of the film school, said, “Making a film is one of the toughest jobs in the world. We are not going to teach you how to use the tools that you might use during production or post production stage. Our impetus will be more on the ideas that go into making a film. I urge students to bond with each other as much as possible because this is going to help you for the rest of your lives.”

So far, 30 students have joined the degree programme out of which 15 have enrolled in various Bachelors Degree Programmes. More students are expected to join the batch at a later point of time.

FDC mini theatre goes digital

HYDERABAD: The 40-seater mini film theatre of the A P Film, Television and Theatre Development Corporation ( APFTVTDC) on its premises at Masab Tank has gone digital. On Friday, a digital projection facility provided by Prasad Extreme Digital Cinema Network was installed at the theatre.

The digital projection new facility is a good news for film producers as they need not book a digital theatre to show their movies to the censors. The Central Board of Film Certification (CBFC) watches the movies submitted for certification in the mini theatre, located on the same floor as its office.

The theatre, however, had only the conventional projection system through which films used to be screened with prints. If a producer got a digital film for censorship, he would invariably had to book a separate theatre where the CBFC members would go and watch the film.

Producers have to pay Rs 4,000 as charges for using the theatre for projecting their film for the censors through the convention system. It is learnt that

The price for projection of a digital film has now been fixed at Rs 6,000. Producers have been informed of the facility and the rate of projection by FDC per film. It's also available for special screenings.

Haj House to get new neighbour

Zaheeruddin Sufi, Wakf Board and GVM sub-committee member said, "Although we intend to give the entire property on lease to one multi-national company, we are also exploring options of having a multi-tenanted occupancy. We are very particular about leasing it out only to companies of repute. Once the ground floor is done we will advertise in newspapers and the second phase will be taken up only after clients approach us. Divisions on the floor area will be made according to the clients' requirement. We will be leasing out the property at prevailing market rates." Wakf Board officials said they had already been approached by some firms, including an airline, for office space.

Wakf Board chairman Syed Ghulam Afzal Biyabani said there were hardly any new buildings in the area which offer state of the art construction and a floor area of more than 10,000 square feet. "We have awarded the contract to KPC Projects. The slab of the first cellar has been laid and the first phase will be completed in about six to eight months."

Out of the Rs 15 crore allotted, Rs 10.24 crore have been released towards the construction of a cold shell structure.

Officials pointed out that the land measuring 3,809 square yards adjacent to Haj House was bought during S A Huda's (now DGP, law and order) stint in the Wakf Board as special officer. Around Rs 22 crore was shelled out from the compensation money received from various wakf properties in Visakhapatnam such as the Hazrat Ishaq Madani Dargah, Koh-e-Imam-e-Zamin, properties in Krishna, Medak and Nizamabad districts. They added that revenue generated from the mall would go for the welfare of minorities and also to the wakf properties whose funds were utilised for purchasing the land.

While many from the Wakf Board are confident of the mall's success, some board members are sceptical. A board member said, "Politicians including ministers have already started meddling by recommending contractors. The mall might meet the same fate as the wakf commercial complex in Vijayawada (which has been reduced to a cluster of small shopping units) if this continues."

Sorry for the awfully late reply, the work on the overbridge is progressing at a brisk pace, they are in the progress of covering the tracks at the moment, and finished sections have been carpeted so it should finish in a couple of months from now. Will bring in a much needed relief to the traffic situation in that area and faster travelling times to Hitec City.
