Especially when you consider the furore that already built and proposed modern architecture is causing on the Liverpool waterfront.

A shame that we don't look like we're getting a restaurant or food market (maybe seasonally ?) but to be fair this is something of an uncompromising statement on luxury beauty for Liverpool rather than a sub-scale Harvey Nicks like Birmingham or Leeds or Dublin.

This might just kill the Met Quarter stone dead if they aren't careful.

There are planning notice signs on the unit previously occupied by M&S Simply Food on Chapel Lane, Formby village indicating that Morrisons are applying for an off-sales licence there. This unit is probably the right size for one of the new Morrisons M-Local smaller format stores and I guess will be the metropolitan area's first. The building has been empty for several years since M&S relocated to a larger space elsewhere in the village.

Far, far too profitable I'm afraid. Best we can hope for is a slight refurbishment under the new owners.

In other news, this place is now open next to camp n furness.

I know, far too profitable indeed. What a travesty that old network of streets that linked the (proper) squares are gone forever. So it's like having a huge, permanent wart on your face and only make-up to deal with it.

Based on applications that have appeared on the Planning Explorer, it looks like Tesco will be opening in the ground floor unit in the new development over the road from the hospital on Prescot Street.

That's nothing. There's another one planned on Victoria St in the Tinlings building redevelopment. I mentioned it elsewhere but it makes sense to put a Tesco underneath students who are generally so lazy they'll pay a premium for something they could get cheaper if they walked 200 yards.

The Tesco strategy as regards the local has been to usurp the newsagent. We are used to seeing newsagents on virtually every street without batting an eyelid, but Tesco are making a grab for the whole of that market. Give it ten years and they could be on virtually every road in the city. Certainly in town.

Two minor pieces of news via the Planning Explorer -

- An application for permission to demolish the Gateacre Shopping Centre has been submitted, in preparation for the previously approved re-development anchored by Aldi.
- Next at the New Mersey Retail Park have submitted an application to open a cafe.

Sainsbury's on Rice Lane in Walton have applied for permission to extend their store, following the demolition of two retail units. Therefore it looks like Next Clearance and instore/Poundstretcher, the current tenants of the retail units in question, will be closing.
