After the new twin tower plan that was announced earlier this year here's another project that was already announced a couple of months ago but hadn't been picked up by my usual sources. Maybe because there's not much info on this project other then that there is a plan for a 37 floors high residential tower right behind Sapporo Station. But the building site is completely cleared it could start straight away, but the article that mentioned this tower did not mention a starting date.

札幌テイセンボウル北側敷地にタワー型マンション－大和ハウスが計画

大和ハウス工業が、札幌市東区北7条東1丁目にあるサッポロテイセンボウルの北側敷地に、地上37階建てのタワー型マンションを建設することが明らかになった。戸数や規模、着工の時期は決まっておらず、これから具体的に検討する方針だ。

　駐車場として使われていた北側敷地は約3300m²。建ぺい率80％、容積率600％の商業地域で高度地区指定はない。大成建設が所有していたが、このほど大和ハウス工業が取得した。敷地に隣接するサッポロテイセンボウルは引き続き営業する。
　計画によると、マンションの階数は37階でほぼ確定しているものの、規模や間取り、戸数といった詳細は未定。施工する企業も決まっていない。
　北側敷地の周辺には、ＪＲ駅北口の北8条西1丁目地区や、北6条東2丁目から東4丁目までの3街区にまたがる札幌総合卸センターといった、間もなく再開発が動きだそうとするエリアが多い。大和ハウス工業札幌支店の担当者は「利便性と将来性を見込んで北側敷地の取得を決めた」と話している。

I feel that right now in Japan, middle-sized cities (like Hiroshima, Hakata, Shizuoka, Niigata, Sendai or Sapporo...) show more vitality than Tokyo which was the reference until now.
I think this tendency will continue throughout the decade. It's good. I'm eager to see the widespread Tokyo skyline be more unified, but secondary cities (smaller than Tokyo, Osaka, Nagoya and Yokohama) seem to have more potential for development right now.

More vitality than Tokyo? At the moment not even than Osaka. Still, nowadays real estate in these mid-sized cities is healthier than in other big cities like Yokohama and relatively than the other powerhouse Nagoya.

We will see more developments in these cities as time goes. I'm glad that Hiroshima is finally getting some attention with these big proposals and maybe we can expect even more in the near future.

As much as I would have liked to see a 220m tower I'm still glad that the height wasn't reduced to a height under the 200m. I guess the economy is the main reason, slowing down the demand for new offices.

The latest news about this project is that the formation of the redevelopment association has been approved.

It looks like the design hasn't completely changed since the height was cut from 220m, just a cut of about 20m.






The smaller tower that is also new is not part of the redevelopment. It looks like it will be a redevelopment of the existing building, there's no need to be part of the association to this for the owners of the site. I will look into it to see if I can find any info on this tower.

Here's a new redevelopment in Shinagawa next to Musashi-Koyama station on the Tokyu Meguro Line. It's just the start of the redevelopment, nothing is final about it. The current aim to built a 140m high residential tower and low rise department store. There's no design jet, that will be chosen next month. Approval is scheduled for 2014, with the redevelopment association coming into business in 2015. The construction should start in 2016 with a completion in 2020. So it's still far of, but as we know these redevelopments can take a long time it's good that these plans come out right now. Otherwise there wouldn't be any new projects later in this decade.

　小山3丁目第1地区市街地再開発準備組合（東京都品川区、清水仁理事長）は、同再開発事業の事業協力者を三菱地所レジデンス・新日鉄都市開発・大林組JVに決めた。近く契約する。今後、順調にいけば9月にも設計者を選定し、2014年度の都市計画決定、15年度での本組合設立を予定している。16年度に権利変換計画の認可を受けて着工、20年度の竣工を目指す。
　総合事業コーディネーターとしてユニバーサルコミュニケーションズが参画。事務局はELC　JAPANが担当している。
　同再開発は、品川区の武蔵小山駅南側の武蔵小山商店街パルム沿いに位置する小山3−21の一部と3−24、25の約1.3haを施行区域とする。老朽店舗が密集するエリアで、再開発により安全性の向上と機能強化による商店街の活性化が期待されている。地権者は53者で、うち75％が準備組合に参加している。
　現時点での計画による再開発施設の規模は、最高高さ約140m、延べ約9万8000㎡を想定。低層部に店舗、中高層部には住宅を設ける計画だ。地域の防災拠点として、免震構造や自家発電装置の採用も検討している。
　同駅周辺では、07年に武蔵小山中心街のまちづくり協議会（土屋芳人会長）が発足し、駅周辺約50haのまちづくりを検討している。
　このうち、武蔵小山商店街パルムでは、小山3丁目第1地区に隣接して小山3丁目地区まちづくり推進協議会（家富雄一会長）や荏原3−8地区まちづくり協議会（今泉徳太郎、木村正典両幹事）が活動しており、将来的には同商店街全体の再開発につなげたい考えだ。

I like the design of the new akasaka tower. Man, if they just didn't cut off 18 meters and left it as it is, because the current height will make it look too fat.

thank you , but i think a project like otemachi 1-6 will be topped out this year , it goes very fast , loops line 3 too i think , there should be finished in early 2013 ...

The time between topping out and the completion can be quite long for Japanese projects. This also goes for the Otemachi 1-6 plan that will be completed in 2014 even though it's almost topped out.

Hey Skanny, it's great to see that you're excited with discovering the depth of Japan SSC's Project&Construction, but please be gentle to try to find by yourself the answer to your (numerous) questions, before asking it in the forum.

Also, Skanny, sometimes it's hard to get what you say in English. It would be so handy to put some effort into writing a proper sentence, that will eventually make your contributions look better, and the Japanese forums more polished .

Sorry for another post which doesn't concern any project.

But after coming around here once in a while I think the japanese construction subforum is one of the best organised at SSC.

It should be very simple for viewers to get along with the projects here.

Shibuya is getting a world class skyline.

Here's some news that some of you might not like.

The height of the highest tower has been reduced from 250m to 230m

Both the 250m and the 230m are a special case in the aviation height restrictions. The 250m might not have been possible after all.
