Far West Site Sale Could Spur Major project

The owners of a large development site across the street from the Jacob K. Javits Center have hired CBRE Group Vice Chairman Darcy Stacom to explore a possible sale, Crain’s reported.

The L-shaped lot is owned by the Imperatore family and fronts 11th Avenue and spans the entire block between West 36th and West 37th streets. Crain’s said a development of 800,000- to 1 million square feet could be built on the site.

“We have engaged a broker but it is not on the market now,” Edward Imperatore, whose family has had its hands in real estate, shipping and the NY Waterway ferry, told Crain’s.

The site is expected to draw a lot of interest, Crain’s said, because of the eventual arrival of the 7 Train, the Hudson Yards project and a planned park that would run between 10th and 11th avenues and 33rd through 42nd streets. Baccarat Tower Panned By Architecture Critic

The latest rendering, however, mitigates that severity with what looks to be a clear glass curtain wall. But the sides and summit of the structure appear to have been surrounded by a severe black jacket that recalls, with differences, this firm’s work, over 30 years ago, at 9 West 57th Street and at the Grace Building on West 42nd Street. Even the division of the building into a base, a shaft and a summit recalls an earlier era. Near the top of the structure, one of the side-walls has been perforated with an opening in an attempt to make the building seem a little less boring, but it is unlikely to help.

In the past decade, any number of architects — from Jean Nouvel at 40 Mercer Street to Shigeru Ban at the Metal Shutter Houses to Kohn Pedersen Fox at the office tower 505 Fifth Avenue — have rediscovered the joys of Modernism, even as they have had the grace and the imagination to soften and energize the Modernist idiom. SOM, as well, despite their brief flirtation with historicism in the late 1990s at 383 Madison Avenue, has now returned with a vengeance to the Modernist fold.

But if Nouvel, Ban and KPF are practicing a kind of neo-Modernism, an improved and more elegant Modernism, the architects at SOM, with some notable exceptions like 7 World Trade Center, are still designing as though it were the 1970s.

200 E. 79th Reveals Itself

Everyone's been fairly tight-lipped about the design of the apartment high-rise going up at 200 East 79th Street, except for some limited vague adjectives like "contemporary" and "classic" used at the building's bare bones marketing site. Andrew Fine snapped some recent pics of the exterior, however, that shows the pre-cast stone facade going into place. More revealing is the placement of a miniature model of the building above some of the sidewalk shed scaffolding. Interesting that the developers would build a five foot tall model for display on the street, but not release any renderings of the building's design online.

These are some renders from the listed architects website, and they list it at 38 stories. Soooo much better than that render desertpunk posted, but still filler at best. Thanks to lofter1 on WNY for finding them.

I thought the site that he showed was indeed that site, and the site diagonally across the street is Glenwood's site. Or do I have those completely backwards?

This site is on the east side of 8th and is owned jointly by Boston Properties and Related. They planned to develop an office tower here, but I would not be surprised if they developed a hotel instead.

The RIU hotel site is a little north of here and is on the west side of 8th.

"A Curbed Tipster sent in these photos showing that ground has finally broken on Tower 3 at Northside Piers, just five months after that was scheduled to happen following a dormant state of several years. Last year, we wrote about the planned 40 story, 510-unit rental building that will be built by Douglaston Development in partnership with RD Management and L&M Development Partners. Toll Brothers, who are still catching lingering heat on the build quality of the existing Northside Piers buildings, will not be involved in Tower 3. Douglaston has decided to name the FXFowle Architects-designed building the sub-bronze medal 1 North 4th Place, which we really hope is only a working title for the tower..."

I was walking on the Highline yesterday and noticed a new project I'd never heard of before on 24th Street. Looks like a 10 story condo will rise on this plot. The design looks pretty boring though.

New Hotel Tower Proposed for Historic Nomad District

"There's a new hotel in the works for Fifth Avenue above Madison Square, according to Mad Park News, if permission is granted for a 23-story tower to piggyback on the McKim Mead, & White bank at the corner of Fifth and 28th Street within the landmarked Madison Square North Historic District. The extant bank building would be kept primarily as is, but a 23-story tower with no progressive setbacks would be placed back from the avenue along 28th Street, with an initial setback of 15 feet from the street face. There is some criticism about the proposed design—outlined at Cityland——but building owners Quartz Associates LLC have employed Platt Byard Dovell and White to design the project. The firm has some experience working with landmarks and architecturally significant buildings, including the New York Historical Society home on Central Park West."
