Ahmedabad – The realty hotspot for investors

hmmm but due to our great media many are unaware of GIFT and if they know they think it can't happen in India. They think government is just planning and they will never execute. Every time before talking about GIFT I have to brief them about GIFT project and its current updates. Thanks to our great media.

:UP infrastructure woes: Noida industrialists to shift to Gujarat
NOIDA: Industrialists in Noida, who had warned Uttar Pradesh's Samajwadi Party government that they would move out if infrastructure was not improved, have now approached the Gujarat government for land to set up their industries in the state.

The Noida Entrepreneurs' Association has written to the Narendra Modi government asking it to provide them plots in Mehsana district so that they could begin industrial operations within two years.

The association says it has taken this step because infrastructure facilities continue to be bad in Uttar Pradesh with no sign of improvement. "Even the big names... like Tata and Maruti have shifted base to Gujarat because the government has built an excellent environment in the state for industrial development," said NEA president Vipin Malhan.

Industrialists in Noida have complained several times in the past about the "lackadaisical attitude" of successive UP governments in meeting basic requirements for the industrial sector to flourish. Primary among their demands have been supply of power round the clock to ensure optimum productivity. "Far from it, government is now mulling hiking power tariffs for industries," said Malhan.

While erratic power supply has cut into the profits of industries in UP, Gujarat has attracted them with lower power tariffs. NEA has requested the Gujarat government to make available to them industrial plots ranging between 1,000 and 5,000 sqm in the Mehsana district at government-approved rates. "If land is provided to us, we will work towards completing all formalities within the next two years to make industries operational immediately thereafter," he added.

According to latest JLL Report, “Approximately 3.5 million square feet of commercial space has come up in Ahmedabad over the last four years. Another 1.1 million square feet is currently under construction and another 2.5 million square feet will come up in next 2-3 years.” This clearly shows huge demand-supply of commercial properties in the city.

The quality and services of the existing office spaces have risen remarkably in recent times too. “The city is seeing demand from both the domestic as well international players owing to availability of space, affordable values and favourable realty market. Service sectors such as banks, insurances, medical and other hospitality is also expanding in exponential terms propelling the commercial sector”, sums up Shah.

Apart from this, the city’s infrastructure is continuously upgrading being under Jawaharlal Nehru National Urban Renewal Mission (JNNURM) and resulting in opening-up of new corridors of growth. Areas around S.G Highway, Sansad and Vadodara-Mumbai highway are few of the emerging commercial corridors poised to become secondary business districts of Ahmedabad. With all this the city’s commercial realty sector is set to grow further and positive returns are anticipated.

Here is some good news for owners of private open plots. The state urban development department (UDD) has hinted that the ban on construction in over 1,100 open plots covering 72 lakh square meters, which fell in green belt area, will be lifted. An official intimation in this respect will be made to the Ahmedabad Municipal Corporation (AMC) in the coming few days, according to state urban development department sources. Many see this as an election move.

However, a noncommittal Ahmedabad municipal commissioner Guruprasad Mohapatra said, “I am yet to receive an official intimation on lifting of the ban on green belt plots from the urban development department. That’s all I can say.” The development plan of 2002 had in all put 1,400 private plots under the ‘green zone’ which restricted owners from construct anything on the plot. A large portion of these plots lay in the new west zone, claim officials.

Real estate developers in the city are eagerly waiting for a notification as it will open a huge land bank for residential development. “For gardens and open space, the minimum amount of land was to be 800 square meters as per prevailing laws. But all these private plots were 600 sq mt, 250 sq mt and 300 sq mt in area. This was because many of these green belt plots saw private construction and people were coming forward to pay impact fees for occupying a portion of these plots,” said a senior AMC official.

It was in 2009 that a requisition was sent to the urban development department to de-reserve 1,400 plots, out of which the UDD is said to have approved the applications from owners of 1,100 plots. “There is a lot of pressure on the city in terms of urban housing. With satellite towns fast developing into industrial hubs, such as Sanand, this policy will help solving the problem of affordable housing,” added the official.

Sports not on priority list of Ahmedabad schools

Delving into what children do at schools in Ahmedabad, it has surfaced that they are allotted only two or three periods in a week for sports. Schools focus on sciences and languages, and sports clearly misses its spot among young students.

This clearly reflects in their disinterest towards any physical activity and burgeoning bellies. The diminishing interest in sports is directly proportional to increasingly exhaustive courses schools have to follow.

"Sports features prominently in time-table of primary students, which gradually decrease to almost being ignored as they grow older," said a sports teacher with a city-based school.

Diwan Ballubhai School has three sports periods for Std IX students, which decreases to just two for Std XI and XII. CN Vidyalaya too seems to have buckled sports among its students with only two PT periods in a week. The trend is similar in DPS, Bopal (two sports periods per week) with exception that students who participate in competitions are given one hour of practice daily.

Meanwhile, Best High School in Maninagar claims to promote physical activities in its premises. "We encourage sports in our schools," said a faculty with the school. Howewer, Best too was found to have two sports periods in a week!

CBSE schools, however, have more periods allotted for sports as physical education is an optional subject for Std XI-XII. Students who haven't opted for the subject get two periods for games.
