Avida Towers: Bringing new concept of condo living

AVIDA Land, a fully-owned subsidiary of Ayala Land Inc., is earmarking around P800 million to P1 billion for its first-ever high-rise condominium project in Davao City for middle-class families.

Avila Land head of VisMin Project and Strategic Management Group Pol Tanco, during the launch of its first tower on Saturday at the Royal Mandaya Hotel, said their condominium development project is composed of two towers and will be built along C.M. Recto St.

The project, called Avida Towers Davao, will bring a new concept of condo living among the people of Davao City, just like in Metro Manila.

The first tower will have 23 floors and will house a total of 431 residential units. The second tower, meanwhile, will be a much taller infrastructure with a total of 28 floors and 621 units.

Tanco said both state-of-the art towers will feature three unit classifications such as studio type units with 22 to 25 square meters (sqms), one-bedroom units with 37 to 42 sqms, and two-bedroom units with 58 sqms.

He added that the first tower will have four levels set aside for the parking space with a capacity of 170 parking units.

Condominium units sold in Avida Land catering to mostly middle-class market is an affordable counterpart of the Ayala Land's high-end Alveo Condomium situated near Abreeza Mall along JP Laurel Avenue, said Tanco.

The target market of Avida Towers includes those residing in adjacent provinces and cities of the Davao City.

In a briefer, studio-type units are priced from P1.69 million to P1.93 million, one-bedroom units are sold from P2.83 million to P3.65 million, and two-bedroom units are at P5 million.

Tanco said the Avida Towers will also house commercial strips, with seven detailed units for the first tower, where convenience stores and other service-oriented businesses will occupy the ground floor area that is within the most accessible reach of the residents.

Aside from the commercial strip, the condominium will also feature adult pools, children's play area, outdoor playground and exercise equipment, a meditation area, and multi-purpose hall.

Reginald Alabe, project and strategic manager of Avida Land, said the groundbreaking is slated during the first quarter of next year and must reach around 70 to 80 percent of the total units reserved before the launching of the sequel tower.

"Normally, we launch our second tower depending on the take up of the present tower. So, if the numbers that will shown up in the next couple of days are good, we’re expecting to launch our second tower in the next couple of months," Alabe said.

The target completion date for the first tower will be in 2015, since the period of construction will last about three years.

Tanco added that the condominium will be erected in a perfect strategic location that is mostly accessible to the businesses in the downtown area of Davao.

He said Avida Land is looking for areas in Davao City, General Santos and Butuan City where they will build another residential project.


"But we are concentrating in Cagayan de Oro and Davao Cities," Tanco said.

Avida Towers is already the second development project of Avida Land in Mindanao, with Centrio Tower in CDO being the first.

Now that is NOT MUMHO

This is a very nice project to look forward to aside from SM and Starmall. After Cagayan and Davao, it's AVIDA Butuan and AVIDA GenSan

yup....that's usually the process....the big guns are already here....Gotianun's Filinvest is here....so is Villar's Vista Land....then A. Brown.....then recently Gokongwei's Robinson's Land (the biggest investment JG Summit Holdings has put on Mindanao)....soon SM Prime...

big companies uses benchmarks.... like Ayala Land's AVIDA will ask....RLC and Filinvest made it to Butuan??....THEN it must be good also for us to BE IN Butuan too..That's one of the Laws Of Attraction

I remember the movie Star Trek : First Contact

The alien VULCAN decided to investigate Earth ONLY upon learning from their long range sensors that Earth has finally developed a technology of time warp travel. It was told that Masawa / Mazua got its name from the ancient Butuanon : MASANAG (meaning brightly lit)

it was their exploration and landing in Mazua, that help put Butuan in the ancient maps of the early western explorers.. They were attracted to that brightly lit fire in the coast

the beacons for incoming investments has been lit in Butuan

Avida Towers and RLC's GO Hotel will be beautiful additions to Butuan's skyline. Hope SM will follow suit with their Radisson brand.
