pesanan untuk penyokong pembangkang terutamanya DAP, cita2 DAP untuk menawan johor merupakan mimpi di siang hari..
johor bahru merupakan bandar raya majoriti melayu / bumiputera, tidak pelik kalau bangsa tu sangat menyimpan perasaan dengki dan dendam kesumat terhadap johor bahru.. tempat mereka bukan di johor tapi di KL atau penang.. kebanyakan mereka telah exodus ke singapore, KL dan penang..

A 12 storey hotel will be built beside KSL City...
This is a brave move by Austin Century... Will it effect KSL City Resort? Judge it yourself

The only sad mall in JB is that Skudai Parade, but thanks to Econsave being the anchor tenant, the G Floor of the mall is still vibrant. Some people said, once KSL Mall had opened, the nearby Holiday Plaza will die but it is still living , quite healthy I must say. On weekend, the carpark is almost 90% occupied and the Parkson is crowded with people . Even the once empty Danga City Mall is breathing comfortably due to the extensive works by the management to bring in some good anchor tenants in there ( UO & MEtrojaya).

So I think these smaller to-be-built-malls will have no problem surviving in JB.

Far-flung malls will have a problem surviving in the future. With all the high-rise construction focusing in and close to JB city, the bulk of population will choose somewhere closer to shop. An improvement in public transportation will make city malls even easier to access.

Developers take advantage of the urban sprawl + relatively poor public transportation in JB by building more hypermarkets/malls in the taman area. We have lots of example of that kind of developement such as Taman Universiti ( Jusco, U Mall + Giant), Bukit Indah ( Jusco, Giant, Tesco), Tampoi ( Giant, kipmart, Angsana). Most of it are surviving well because people just go there to buy barang2 dapur + cinema + eating .

As for the far-flung malls, we have two examples here, JPO and Danga Street Malls. DSM is dead because it had nothing while JPO is doing well because it offers something nice to the visitors + since Malaysia is a country that is full of festivals, JPO is riding on that to survive. The JPO staffs told me that only in April where they noticed a drop in the number of customers as we dont have any big festivals on that month. They also told me that the sales that they made during during Chinese new year and Ramahan are more than enough to cope with the loss that they made in April. so imo, everything's not as straight and direct as in the textbook. There are lots of variables taht are effecting all these things.

As for me, I have no problem with JB's urban sprawl but if JB is heading heavily towards the compact city type of developement, I will welcome it warmly

KSL allocates RM200mil to increase Klang Valley landbank

KLANG: Johor-based developer KSL Holdings Bhd is in the process of increasing its current 500-acre landbank in the Klang Valley.

Khoo Soon Lee Realty Sdn Bhd, a unit of KSL, to embark on its maiden Klang Valley project, Canary Garden, at Bandar Bestari, Klang.

Project director Patrick Khoo Keng Ghiap, who oversees the project, told StarBiz the company had allocated RM100mil to RM200mil to increase its landbank in the Klang Valley in one year.

Khoo is the son of KSL managing director Michael Khoo.
