Ozonegroup Announces Rs 3,000 cr Integrated Township Project in Bangalore

The project, Ozone Urbana, would be spread across 150 acres, and “there is a potential to grow this to 167 acres,” said K S Sudarshan, chief operations officer, Ozonegroup, at the launch. The overall project cost would be around Rs 3,000 crore, said S Vasudevan, chairman and managing director, Ozonegroup, which includes land acquisition and infrastructure development costs of Rs 1,000 crore.

“We acquired the land over 3-4 years,” he added. The project would be funded through equity and investor funds. “We have also tied up with banks for project funding,” he said.
Urban Infrastructure Opportunities Fund, promoted by Anand Jain, in which Reliance Industries is the largest shareholder, has invested over Rs 1,000 crore in the Ozonegroup both at SPV level and entity level. At the entity level, the fund has 50 per cent stake in the company. The company also partners with HDFC Venture Fund.

I checked out the project since my friend was interested in a plot. They are kinda pricey at 2,500+Rs/Sq Foot. What irritated us the most was that they needed maintenance fee from 1 month of purchase irrespective of if you build anything now or not. The maintenance fee increases with the size of the plot. One can understand maintenance fee for an apartment or even if the project was complete but asking for the fee at this stage when they don't even have answers on which mall or which hospital is going to come up is ridiculous.

I don't believe majority of them will build anything there since the project needs atleast a good5-7 years before everything starts. Paying money till then is not a good investment idea for a plot!

Anybody here pick a plot? Are you guys paying maintenance fee?

Other than that the project looks impressive on paper at least. A lot of things still need to fall into place.

My friend is 50/50 on investing here. A 30-40 would come to 30 Lakh plus other fees. Is this good investment?

SEZ is the key to this project success more than mall as century is building a mall less than half a km from this project .If it employes 50K as they say in IT/BPO or any sector then there will be demand .else it's just a game of speculation

Even after repeated emails, they still have not provided any completion dates. Will they finish SEZ, Schools, Hospitals etc before apartments
