http://www.sjredevelopment.org/winch...t021110web.pdf I'm still hopeful that the Valley Fair expansion project will be brought back to life someday. My guess is that they will wait, time it to conincide with the completion of the 880/280 interchange project. |

I live on Santana Row and attended two meetings with the developer and the city last month. There will be around 1500 sq feet of retail/restaurant/bar space on the east side of the building - http://blog.zumllc.com/?p=1655. I too would have rather seen the entire 1st floor being utilized towards those uses like 300 Santana Row was for Yard House and a couple other smaller tenants.
Regarding the ugly building that is surround by Santana Row - here's the story behind that property: http://www.bizjournals.com/sanjose/s....html?page=all http://trainorfairbrook.com/articles...o-16m-judgment There is a lot of development going on at Santana Row right now and they are aggressively planning the few remaining lots to be built over the next few years. In addition to these developments from FRIT there are townhomes being built by KB Homes on the former site of AT&T which directly borders the backside of SR. http://www.kbhome.com/new-homes-bay-area/vicino.

Thank you for for the background info on that small building SR wraps around, that's pretty interesting.
Regarding the Century theaters, I did a little more digging and it turns out the Winchester Mystery House owns all that property and the theaters are just leasing the land. I guess that explains why they haven't improved the property. Apparently the lease expires this year so there is some speculation something will happen soon. I found a thread on a cinema message board that had some interesting tidbits on the history of the Century domes: Century 21-22-23 (San Jose, CA) lease ending in 2012??? http://www.film-tech.com/cgi-bin/ubb/f5/t002492/p1.html I remember skimming that report on the Winchester Improvement Corridor when it came out a couple of years ago. While there are potential plans in there about what to build on the Century properties it seems kind of wishful, because that area falls out of the scope of the project. Here's a direct quote from near the beginning of the report: "The Winchester Mystery House, Santana Row, Westfield Valley Fair Mall, and Century Theaters are major regional attractions located on Winchester Boulevard, north of I-280. These destinations are outside the Redevelopment Project Area." |

I don't want to get hopes up after last time when the San Fernando parking lot was fenced off and they were just re-doing the lot but... The Market and 1st street property is fenced off, meaning that it looks like construction of San Jose's tallest tower will begin soon!!!

There definitely is not a tower going up on Market & 1st. I just drove by and they are just beautifying the sliver of parkland that has always been there. Sorry.

Found some renderings at www.n1campus.com. Check it out.
At least one tower is proposed to be 8 stories tall. [QUOTE="SanJosian"]According to the San Jose Business Journal "Lowe Enterprises has unveiled plans to build up to nine four-to eight-story commercial buildings encompassing up to 1.8 million square feet of Class A office space at North First Street and Component Drive." On a separate article there is news that there are lots of inquires from different companies on the site. This is adjacent to the recent post one Ellis Partners plan to build a massive Class A office campus on Orchard Parkway called 101 Tech. Couldn't find any renderings yet but I'm excited in all the activity happening in this area. I hope the lot across Orchard gets developed next. That stretch of 101 is so ugly.

Wow, the gallery is stunning. This could be the nicest office complex in North San Jose.

Anyone have an update on the San Carlos/Meridian mixed use development. It seems that they put up the demolition fence and called it a day.

Berryessa BART station
I drove by the flea market the other day, and they have begun work on the BART station. The site is HUGE and directly next to the flea market. They have already torn down the buildings on the site and have started excavating. Does anybody happen to have the renders for the station?

Can also look at this PDF: http://www.vta.org/bart/images/Multi...sign_build.pdf Also, I had no idea that the Milpitas station is going to be underground.

The VTA has put up image galleries of the BART construction here: http://www.vta.org/bart/construction...imagegalleries I believe much of the Milpitas part of the BART line will be "trenched", not a true subway but close enough. It appears that the Milpitas station is going to be busier with more boardings then Berryessa due to a direct connection with light rail and a closer proximity to the job centers in the north part of the county. That's just a guess on my part however. I'm actually more curious about what will happen to the existing Great Mall Transit Center. Right now it's a fairly busy area, with light rail, 11 bus lines, and a park-and-ride lot. It's a pretty nice plaza, with plenty of covered bus terminals. I assume all this activity will be moved down next to the Milpitas BART station what that opens, since it's probably less then a ½ mile down the road. Once that happens, the transit center won't be needed anymore and could be used for other purposes (most likely an expansion to the mall). |
