I live in Silicon Oasis. I moved here last September.
From the model in the HQ building, it will be amazing when it's finished.But at the moment, very little construction is happening. Some new light industrial units are under construction at the moment, but the buildings are small. Another new building is being added close to Semmer Villas, between Semmer Villas and the HQ. There was also a much welcome tree-planting drive about 2 months ago.
Apart from that, no construction, and some high-rise buildings are languishing, incomplete, since 2009 it seems

Hi everybody, I am a single guy just under 30. I 've been living in JLT since I came to Dubai 1.5 years ago. But now JLT is too crowded and the rent has gone up a lot. I personally prefer a quiet area (that was the reason I chose JLT in the first place!). Also I will get a car so I don't mind to live further away just for the sake of a quiet nice area.

Silicon oasis may match my needs. I have several questions:

(1) which buildings are among the best in quality in DSO? Coral, Jade, Sapphire, are they good?

(2) Instead of renting, I am thinking if it makes a better sense, from a long term perspective, to buy an apartment by bank finance. I heard that there will be a metro green line extended to that area 5 years later. If it is going to happen that way, I bet that the property price there will go up a lot. What do you guys think?


Thanks and please give me some advice, just from a living perspective or as an investment.

Any advice is very welcome, thanks.

You need to do your homework.Go there and take a look round.Ask some people wheres a good place to live.
There are a number of really nice buildings.Jade etc looks a little bland to me.
Somewhere like Palace Towers has facilities/shops etc and so does The Springs.

The metro will help when it gets built.Also just as importantly Mohammed Bin Rashid City is being built right next door.This is a huge development and will be amazing if they make it like described.
In the future there will be alot more going on in that part of Dubai with also some elements of Dubailand being built.
Alot of people will be attracted to the south of Dubai to get away from the city and because of all the facilities,attractions etc that will be in that area so for long term investments its a good bet.

Silicon Oasis itself is a thriving community with includes most of the Emirates pilots.
It is a place to live and work with many companies operating from there plus schools/universities which will increase when the worlds economies improve.
I don;t think at the moment theres anywhere else in Dubai that has this kind of community which is growing all the time.

Thanks a lot for your detailed reply. Unfortunately I just knew that most of the projects in DSO are leasehold, not freehold. I won't buy leasehold properties. But as you said, I have belief in the long-term future of DSO.

Just heard from a security guard in silicon residence that construction of 180 villas is starting immediately right beside silicon residence A and B. Preliminary excavations have already begun. Cool! I can post photos.

Dubai: Dubai Silicon Oasis Authority (DSOA) yesterday reported that the technology park registered Dh165.4 million net profit in 2012, 26 per cent higher than 2011. This is apparently an extension to Cedre Villas of 160 new villas.

'In July 2012, construction on the third phase of the Dh32 million Light Industrial Units project was launched. A collaboration between SAP MENA, a subsidiary of SAP AG (NYSE: SAP) and DSOA , the venture is designed to serve the entire Middle East and North Africa (MENA) region through training and certifying SAP consultants, driving partner and customer co-innovation, and enhancing the localised SAP portfolio of solutions. DSOA recently signed an agreement with SAP to host an Dh1.65 billion training and development institute within the technology park.


Among achievements attained in the healthcare and services sector, Symbiosis Medical Centre has opened doors at the hi-tech park offering holistic healthcare services to residents of the community.


As part of its community offerings, DSOA opened doors to its second mosque on the first day of the Holy Month of Ramadan. Built over an area of 3,626 square meters, the mosque accommodates 833 worshippers. The first mosque with a capacity of 300 worshippers was handed over in June 2010. Work on designing a third mosque is underway in coordination with the Islamic Affairs and Charitable Activities Department in Dubai.


Commenting on the allocation of the Dh748 million to fund investment projects during 2013, Dr. Mohammed Al Zarooni, Vice Chairman and CEO of DSOA, said: "The project includes an Dh80 million infrastructure development that include s "Storm Water Project" that was rolled-out in January 2013 in collaboration with Dubai Municipality and is scheduled for delivery in Q3 2013.


"The second project includes building new 160 luxury villas within Cedre Villas project at a cost of Dh285 million. The new units will include three bedrooms villas and will be available in the modern architectural model. The new project will be added to the existing 1,047 Cedre Villas Project, thus bringing the total number of villas to 1207 Villas. Cedre Villas offers residents a community centre encompassing an exclusive a shopping complex, health and leisure facilities, as well as swimming pools, schools and academies, clinic, play areas and other features."


The Cedre Villas project is part of a comprehensive metropolitan community at DSO that combines office towers, research and development (R'&'D) and industrial zones, educational institutions, luxury apartments, villas, hotels, healthcare facilities and a wide range of lifestyle options to create a dynamic commercial and social environment.


Funds will additionally be directed towards the construction, in June, of a "Techno Hub", a commercial building featuring offices and retail outlets at a cost of Dh90 million. The building will provide a flexible working environment that serves different business needs by providing office space, meeting rooms, a business centre, training centres as well as restaurants, coffee shops and a minimart. Additionally; DSOA has allocated Dh65 million for investments in projects that serve technology companies operating from within the technology park.


Dubai Silicon Oasis is also studying the possibility of building a second "Technopark" offering multi-functional spaces for commercial, retail and recreational facilities. In addition to supporting the operation of the facilities through the provision of round the clock services, the project design will endorse sustainability standards such as the inclusion of a car free area. The two buildings will be connected by a skywalk to allow free and hassle free access to users.


Other new projects include the completion of two residential towers at Dh184 million towards end-2013, bringing the total investment in the two towers to Dh395 millions. Furthermore, one level of each building block is with self contain club houses, swimming pools, and recreational facilities in addition to a landscaped area with garden, and pedestrian walkways.


Each building consists of 25 stories, three of which are dedicated for car parking. A total of 296 apartments are divided over one and two bedroom apartments for the first 19 levels and include three bedroom apartments for the last top five levels.


"These towers assure residents the easiest access to an array of retail, leisure, quality and entertainment activities that characterise the DSO lifestyle. Additionally, people living and working in DSO can always benefit from the strategic location of the technology park at the intersection of Al Ain and Sheikh Mohammad bin Zayed roads," Dr. Zarooni concluded'

Dubai Silicon Oasis Authority (DSOA) and Emirates airline today signed an agreement whereby Emirates will invest in developing five residential towers spanning an area of 21,500 sq. meters within Dubai Silicon Oasis (DSO), the integrated free zone technology park, as accommodation for its cabin crew.

Under the agreement, Emirates will build the five towers across five assigned plots of land, adding residential capacity to the existing 570 Semmer Villas at DSO for airline captains leased since 2005. The towers will each comprise 25 floors and 669 three-bedroom apartments, plus an additional six four-bedroom apartments adding a total of one million sq feet of residential area.

The new project will also feature three floors for parking and three retail units over an area of 11,737 sq. feet in each of the towers.
