In Chennai, we do not have the market for big independent houses (high end Villas). Smaller Villas/Row houses are highly sought after. Most folks buying in this segment are cost concious and would not mind high density housing. Most of these Villas are in suburbs and extended suburbs.

As far as Chennai goes, High end apts> mid grade apts>Villas> low end apts.

While rest of the India, Villas>Apts

However, there are couple of projects in ECR with 3-4K sqft plots. This is exception as CRZ building codes and FSI limits have put restriction on developers. Becasue of bigger plots prices are much higher too.

ETA Star’s layout on the ECR

ETA STAR will launch “Frontier ECR,” a premium gated community of developed residential plots this week end.
According to a press release, on Saturday one of the few plotted developments on the ECR with ready-to-use infrastructure will hit the market.

Casa Grande to launch five projects in current fiscal

Casa Grande Pvt Ltd a premium real estate has acquired over 12 lakh sq.ft of land in Chennai and Kodaikanal for development.

According to a press release, the Chennai project is distributed across Thoraipakkam, Karapakkam and Arumbakkam. The company plans to launch five projects in the current year. The year has been a good one for Casa Grande with four residential projects delivered and Casa Grande Futura, a 225 Villa project in Sriperumbudur was launched and 80 per cent sold out.
During the first quarter ending June 30, the company’s revenue was Rs 75.83 crore which was 40 per cent higher than the corresponding quarter last year. Net profit was Rs 4.33 crore, more than double than in the comparable quarter. Over 1.80 lakh Sq.ft of area sold and generated sales of Rs 60.03 crores

Casa Grande Private Ltd is a Chennai based real estate enterprise started in 2004 with 1.5 million sq.ft of development and sales. The company also sells plotted development spaces.

Projects in the pipeline are to the tune of around Rs 600 - 700 crores in the luxury apartments and villas category.

Pragnya Fund invests in VGN's Chennai housing project

The project named as VGN Hazel to come near Poonamallee

Pragnya Fund, a global private equity fund and investor, has partnered with VGN to develop a Rs 160 crore housing project in Chennai. The project named as VGN Hazel to come near Poonamallee, one of the Chennai suburbs.

T Srinagesh, CEO, Pragnya Fund said that the fund will own 74% of the project and this will be the second project for the fund in Chennai. The first being with L&T.

The project will spread across 5.67 acres, VGN Hazel will be an affordable residential development in the fast developing neighbourhoods of Avadi. Starting from 570 sq. ft to 1,647 sq. ft, the project will consist of 1-BHK, 2-BHK and 3-BHK apartments. VGN Hazel will have a total of 781 units across six blocks, each block comprising of a basement, stilt and 14 floors. Prices would start from Rs 22 lakh for 1-BHK apartments, Rs 36 lakh for 2-BHK apartments and Rs 49 lakh for 3-BHK apartments making it most affordable for the people in the industrial area.

VGN Hazel will be ready for occupancy by 2015.
